We update our heating systems on most properties to ductless heat pumps, HVAC pretty common that they may need upgrading (on what we buy) it’s also a very expensive replacement so worth considering age, if it’s medium age (5-7) I’d probably leave it for whole but PLAN to upgrade around year 10 and budget for repairs in the near future. Again depends what you are buying but certainly worth making sure it’s a decent and efficient system, our tenant clients will love you for it. And it keeps their costs down which helps them pay rent to you! :)

Just reading comments now the costs I price out are for Labour and materials... the thing to be sure of is how much it is for you in your area (and add a little bit to be safe) once you’ve done a few there are some that become pretty consistent. We have a spreadsheet that really dials in more exact costs and this just allows us to compare apples to apples when buying houses.
And to further clarify when we talk about labour o my for the plumber that is because we allow for materials in the kitchen and bathroom ‘costs’ so his labour is on top of those materials

Is the heating part in the video the HVAC? Or does it not include air conditioning (and ventilation)? Is HVAC a common renovation cost?
