    I GOT TO ADMIT! You are the real deal. I hear and watch a bunch of videos from people who say they started with nothing and made it to the top yada yada . But then you listen to their content and you never walk away with a full picture. You don’t feel that passion i feel from you when they teach. I can tell by the way you teach that you really did come from nothing. You know what it’s like 1st hand how to struggle and make a dollar and succeed in Real Estate . As i’m typing this I realize that you remind me of someone that I met when I was homeless in California. I don’t remember which town I was in back them but i met this guy who took me with him to collect cans and bottles from garbage bins. We used to get 5 cents for each can or bottle. That guy took me to his house or we met outside somewhere and he gave me a bean burrito he made that i thought was the best bean burrito I ever ate. Maybe it had something to do with the kind of hunger i had. I’m so much older now then I was back then but I never forgot that burrito i got for helping with collecting cans and bottles. Some african American lady found my family and I in the streets and took us into her home. Very long story but I just thought of that and it would be funny if you were that burrito person, but going back to what i was saying. I know sincerity when I see it at thats you. You really try to make your audience do the right thing and I had to give you recognition. Great job, Thanks!! I’m trying to get into flipping but I don’t have cash and not much time to get the money i need , but with your help I will try to get my 1st deal and i’m absolutely certain that after i do my 1st deal, I will make millions. I think people that have come from where we have , see things differently. If theirs an angle to get the deal done , we will figure it out .Street Smarts combined with business deals is better then any education you can get. Look at any Entrepreneur that came from nothing and some coach showed him the way. They advanced fast. Very difficult to stop a person with street smarts. Anyways , Thanks again and ✌🏽

      @@stillsolid5785 They're actually quite affordable for a beginner investor. I would qualify for $44k financing. Currently, In Pretoria I can get a 2Bed, 1Bath in a decent neighborhood for about $40k if it's in a complex & around $47k for a stand-alone 3Bed, 1Bath. But complexes have levies & houses don't - so I need to think about this one.

    My actionable next step is to continue saving money to buy a quadplex to have positive cashflow when I house hack. Then I can begin "paying" myself rent to increase my savings dramatically to be able to afford my 2nd property and keep going from there. :) Sadly, I get paid so little I cannot save much at all and I'm living more froogal than most anybody I know lol.

    Just gettn' back to Investing after 20yrs. 1st I got a Realtor. 2nd got a Mortgage Broker (for my buyers). 3rd Drove around my 20 blocks near my home. Found 4 Homes for sale by Realtors...and of course took all my own photos and inspected the Exterior of these homes. On my way.. thanks for the online tools at Bigger Pockets ! Next.. I do public records and taxes.. Does Bigger Pockets have resources for PRIVATE FUNDING SOURCES ?

    I am interested in investing in my first rental house/multi family house and I would love some tips on what to actually look for and how to go about actually making the move and purchasing the property. I am a active duty U.S. Marine so I do not have a whole lot of down time but don't want to just not start my future plans because I am busy now and would like to get started and start making passive income.     As a Realtor I constantly get calls from people wanting to flip homes. Unfortunately most do not have cash and I am not sure what is the best way to finance a flip. My first thought is a hard money lender, however the cost of the loan is very high.

      William Perea Most banks offer at least 2 different loans for investors to buy & fix homes. Banks know this side of business.

    I came across your books on Amazon. Looking to start real estate investing. Been to a seminar only to be shot down in the end for an upfront monies for a weekend retreat that I so wanted to go but had absolutely no $$.. not giving up though.     Great vid, quick question if you send a report (profit margins) to bank or partner do you run the risk of them acquiring the property themselves and cutting you out completely

      well banks are not in the business to own property they make money on the loans. as far as the investor yea that can be a problem but most flippers work with people that just want to make money loaning the money

    Hello ; thinking of getting into real estate rental game , looking at a 3br 1bath 976sq ft small house . Owner bought to live have done work to the house but things happened to where have to sell . They have tenant renting the houses now , asking less then 20,000 the tenant paying 500. a month. Would be a good first investment

    I’m a disabled combat veteran and I’m interested in doing rental investments. Using your “BRRR” strategy, Joe does a newbie with not much to begin with, can pay an interest only BRRR loan on his first property.
    Example, on another video of yours, you said that let’s say a $100k BRRR loan goes with a 12% rate, that’s $12k a month no? How do you pay that if the property only nets you $3-500 monthly?

    real estate seems to be on the rise similar to 2007-08 and I'm expecting another crash...should I dive in or wait?

      Tough to say! Some will say wait. Other's will say if your property cash flows enough to drop your rent a little bit and you don't mind holding the property until the market recovers, then why not buy?       I decline to advise but I bought my "buy and flip" in 2008 with the idea to flip, instead held and rented out for 8 years, sold in an upmarket and made 120k profit. It's not a get rich quick and it was not easy. This rewards those who work hard, are patient, and stick with it.

    I definitely don't know everything and I'm learning so much right now. Normally, I'm a perfectionist and I like to have all my ducks in order. However, I know that some of the best decisions I have ever made are yolo moments. I was going to wait 6-9 months to have all my ducks in order. But, yeah- I'm just going to start right now. Next week I'll be talking to a mortgage officer. Hopefully within the next 2 months I'll be able to have a home.
