I am getting ready to buy a house. I have 3 pre approvals. What I don't understand is when I should compare the different offers because you don't know what the rate will be until you make a offer on a house.
I gave you a link to my points video in another reply, watch that it will help in that area. You need to ask for 3 loan estimates from the 3 lenders, give the lenders an address that you find on Zillow that is in your price range and in the area that you want to live in, so they can estimate the taxes. Hi Shaheedah, I have a question. I just watched your video explaining the escrow account from a few years back. Say you have a shortage, but also wants to start paying extra towards your principal. My question is would you pay the shortage to avoid the increase in payments. Or use the shortage amount and apply it towards the principal and just deal with the increase in your mortgage payment. Because what I’ve noticed from sending in my shortage, my mortgage still goes up. Not as much as if I didn’t send it in, but it still went up. If the builder company decided to change the closing date to a later date, I will be responsible for any cost that accured at the rescheduled later date?
Its negotiable with the builder, but it really depends on what is in your contract regarding delays. Many times the builder will protect themselves by limiting their liability in the contract if the building process is delayed. I can afford a $565.monthly payment comfortably plus have an extra $100. to spare after all bills(utilities, security, warranty)are paid yet lenders will not approve me for a mortgage! I landed a full-time time but have not reach the 2 year mark yet.
Yes, there are exceptions but it really depends on what you were doing prior to your current employment. If you were in school, your school will count as you 2 year work history, so you can buy a house right out of college for example. If you were only working part-time prior then they may have you wait 2 years. But by all means speak with a lender to see for sure. Thanks for watching.

Credit scores allow for rate shopping so it will only impact you once as long as you do it within a set time period. If you have local agent you should be fine, they should be updating you the construction process via video and basically be you during the transaction. I will suggest finding someone knowledgeable on ground to represent your family.
