    My husband and I brought our first home back in June 23. I still love watching your videos even tho I’m a home owner now so that I can spread tips to my family members or friends that are looking to buy. It’s so funny how your first tip is buying a grandma house. We did that and it was such a good deal for a good amount of house. The previous owner was a widower who couldn’t afford to upkeep the house anymore with just her income. Yes it needs updates but we love being able to customize and update as we are able to.

    Extremely important point about mortgage being around 25-30 percent, as you mentioned high mortgage will lead to being house poor

    Great video, I watched it twice. Having other fam members move in is definitely something I'm willing to consider. Frankly that is something we should hear about more often bcuz it's cheaper to live 2gether, it's just figuring out a way 4 everyone to have their own space.

    I purchased my current home from an older lady who was retiring. I absolutely agree with buying older in more established neighborhoods. It needed updates but it is a very solid quality built home with character and she was willing to repair anything i asked without all the back and forth.

    I used your calculator from one of your previous videos and according to the calculations it’ll take 4 years for me to break even, but it was nice to show my husband “look at how much we’ll be saving after that, it’s like a 4 year investment!”

    Insurance is very much a rip off and goes up, just like taxes can. Take it from a homebuyer already. There is definitely a lot you should consider. It definitely is at, or more then it costs to rent when you buy. When people use to say it’s cheaper to buy that simply just isn’t true anymore.

    I am getting ready to buy a house. I have 3 pre approvals. What I don't understand is when I should compare the different offers because you don't know what the rate will be until you make a offer on a house.

      I gave you a link to my points video in another reply, watch that it will help in that area. You need to ask for 3 loan estimates from the 3 lenders, give the lenders an address that you find on Zillow that is in your price range and in the area that you want to live in, so they can estimate the taxes. Then compare the 3, you are paying the most attention to rate and fees, everything else will be the same between lenders, like taxes for example since the municipality that you are in decides on the tax rate not the lender.

    I love this channel. Thanks for the download. I enjoyed your video on the DSCR loan as an option. The information on this type of funding gives me hope. However, if I don't go this route and decide upon a conventional loan are there any exceptions to having to be on your job for 2 years? I landed a full-time time but have not reach the 2 year mark yet.

      Yes, there are exceptions but it really depends on what you were doing prior to your current employment. If you were in school, your school will count as you 2 year work history, so you can buy a house right out of college for example. If you were only working part-time prior then they may have you wait 2 years. But by all means speak with a lender to see for sure. Thanks for watching.

    Question: If you are a first time buying a prperty and you waiting for a letter of transfer from your job to the other job close to the property how can you speed up the HR dept with that letter to avoid to be disqualify in the closing date?

    You mentioned something about payment not being more than 25% of take home pay?
    I can afford a $565.monthly payment comfortably plus have an extra $100. to spare after all bills(utilities, security, warranty)are paid yet lenders will not approve me for a mortgage!
    I'm low income but my income is steady & does increase every year!

    Hi Shaheedah, I have a question. I just watched your video explaining the escrow account from a few years back. Say you have a shortage, but also wants to start paying extra towards your principal. My question is would you pay the shortage to avoid the increase in payments. Or use the shortage amount and apply it towards the principal and just deal with the increase in your mortgage payment. Because what I’ve noticed from sending in my shortage, my mortgage still goes up. Not as much as if I didn’t send it in, but it still went up.     I’ll be starting the process virtually in April. We are a military family stationed overseas and my husband will be on deployment. Virtual seems to be our only option if we want to have a home to go immediately upon leaving here. Would you still advise against even for new construction?

      I will suggest finding someone knowledgeable on ground to represent your family.

      If you have local agent you should be fine, they should be updating you the construction process via video and basically be you during the transaction.     If the builder company decided to change the closing date to a later date, I will be responsible for any cost that accured at the rescheduled later date?

      Its negotiable with the builder, but it really depends on what is in your contract regarding delays. Many times the builder will protect themselves by limiting their liability in the contract if the building process is delayed. However, each builder is different and some may be flexible and offer a credit if for example, you have to extend a rate lock and that may cost...they may give a credit for that. @jrican4371 Thank you for watching

    Hi Shaheedah, thank you for this video. When shopping for lenders, can we do this effectively without them doing a hard pull on our credit? I would hate to have each of them pull, and then possibly the chosen lender pull again and drag our scores down.

      Do all within a 30 day period and it only impacts your credit score once. The credit score model allows for rate shopping for cars and mortgages without impacting your credit over and over.

    To your point about getting mortgage pre-approval from 3 different financers... I'm nervous because we're doing the whole process in a matter of months, if i have 3 hard inquiries on my credit so soon before purchasing, won't that hurt my score enough to impact the rates I'm given?

      Credit scores allow for rate shopping so it will only impact you once as long as you do it within a set time period.       Go to your housing authority to see if they have any programs that help with homeownership, if not you should start saving towards your down payment.
