It's horrible!! My city's biggest concern at the moment is housing and so many people are leaving so it makes me so glad to see that it's more reasonable in Tokyo! Great video as always!
I live Aurora, CO, US. It's ~$900 for a crappy apartment. The good ones can start at $1200 for a studio. Absolutely ridiculous. I hate the Denver area. It's too much like California now.
I have to say the second place definitely has my heart. The first apartment was a place I could see myself living in but, the fact that I would constantly be bothered by the noise of the building in construction and that all the sunlight will be blocked because of it is a big turn off.
The comparison between the second and third is mostly location. It's a bit bigger and luxurious but not enough to account for the massive price difference.
In the US the housing market is not great, lots of opportunity for banks and people who already have property to just buy more and more property. And pretty much everything built after the 90s is in an HOA, which exist pretty much to overwrite the bill of rights, local, state, and federal laws for a monthly fee between $50-1,000s of dollars per month. It’s wild here.
As a midwesterner, I concur with your statement. I refuse to live in a mandatory HOA. I lucked out that my new (really it’s old; built in the 60s) neighborhood has an optional, affordable HOA (less than $100/month currently), and it’s actually a flexible HOA (we can decorate however we want to, can plant whatever we want, change the house layout however we want to, paint the outside, etc). They even put on events for the neighborhood and are family oriented. My parents’ HOA is a total 180 though and is way more expensive (built in 2001 roughly). They don’t even hold events for the neighborhood other than a garage sale weekend. They also have an HOA board that walks around surveying the places and will also try to purposely find something wrong with the place if it’s not uniform-in the slightest-to the rest and you must have permission to do anything in the dumb place other than holiday decorations on the outside. It’s a NIGHTMARE. Definitely a money grab for whoever owns it.
"I'm too poor to know how to open these" hit me in the heart. The second place was definitely more in my comfort zone but 3 was also beautiful. Thank you for this fun video!
I'm from California so it is typical for monthly rent to be anywhere between $2k-$5k. Usually it is right in the middle or leaning more towards $4k. For this reason it is typical for kids to live at home for extended periods of time or move back in after college simply because it is not cost effective to leave. Lots of people live at home until they are 30 or when they get married.
I thought the second one was perfect. I would definitely move there. Since I am from the countryside I appreciate the garden. I live in a small university town in Northern Germany. It's pretty much countryside and if you buy a standard house here it it's about half a million Euros. Property prices are insane in Germany right now. We're renting a 155 square meters town house right now for about 1400 euros a month and it's completely new, so that's a great deal. But unless prices drop we won't ever be able to buy a home. Which is sad, because Germany used to be a place where everyone could buy a house back in the nineties. But since we don't plan on having kids it's okay to just rent.
I've always loved these kinds of videos so it was so fun watching you do one! I like how you broke down the layout and prices with so much detail!! The first one was such a bargain...
I love the fact that you going into every closet to show size became a regular thing in this video. Like Mikan for scale TM lol. Very fun video concept, so interesting to see what some living options in Tokyo are like. If the bedroom layout for the middle apartment wasn't so small I think I would pick that one. Having a garden when you're in an apartment space is just such a huge value to me. I currently don't have any outdoor space or even a balcony so that little plot looks like a massive garden in comparison.
I get it, investing is a long-term game, so focus on the long run perhaps. 2023 has just been crazy for investors, inflation have me stressed out and worried about the future. I've been in the red for a while now and already losing control. Talking about opportunities, how can I profit 6figs with barely $400k? my goal is buying first house.
I can’t focus on the long run when I should be retiring in 3years, you see I’ve got good companies in my portfolio and a good amount invested, but my profit is standstill.
I've been in touch with a financial analyst ever since I started my business. Knowing today's culture The challenge is knowing when to purchase or sell when investing in trending stocks, which is pretty simple. On my portfolio, which has grown over $900k in a little over a year, my adviser chooses entry and exit orders.

Hi I just found your videos. I find you very honest and straight talking lady. We love Japan, we are from Australia and I am an older lady (62). Japan is such a great place to visit. Clean, safe and not too far from Australia. Keep up the good work and best wishes.
This couldn’t have come at a better time. Also I have found that you always slip the sponsors in so smoothly. Kinda random but wwooop! In compared to London, I’ve seen how hard it is to get a home even with a good job. It definitely sounds like it’s easier in Tokyo from the pov of someone who has lived in London their entire life.
BABE WAKE UP MIKAN HAS POSTED!!❤️ the apartment is so cute by the way someday I want to move to Japan as well, your my role model and give me confidence to do so one day!
Excited to watch this video so early! The housing crisis in the Netherlands is an absolute shitshow, I can't imagine being able to buy a house for a very long time
Yess omg it's horrible here. Even finding a student apartment for a normal price is already so hard, I don't even want to begin thinking about buying a house
I usually use natural light in my apartment so sunlight is important for me. I’m from NYC so buying isn’t easy One of the balcony’s is going to directly face the new building for the first apartment 🥲. I also thought the sliding doors were ugly. For the 2nd place I liked the outside area and living space/kitchen. The bathroom was nice. I liked the windows/balcony and view for the 3rd apartment. I thought it’d be bigger but it was nice.
The second place is so far my favorite because I enjoy cooking. So the little extra room in the kitchen is a plus. But I love busy areas too reminds me of growing up in Detroit.
I would take one the the first 2. The first one is lower price. And if you want sunlight, you can always go outside and walk around. The second place seemed much better for the money. Still pretty expensive, but more residential. Quieter, a little less crowded, it looked like.
Woke up to this gem in my recommended. Thank you Mikan your videos always makes my day better. Love from Singapore! (Plus, this is actually really educational and helpful to people potentially looking for a home in Japan)
Ooh thank you for posting this! I literally binged a bunch of your videos and other Japan living experiences/tips haha. I appreciate you! Love from America 🥰🥰
We bought our house 2 years ago with the help of our in-laws where I live in Canada. It was a gift from them house cost 200.000. We pay 610$ per month for mortgage that includes land tax in our price of mortgage, and we pay insurance for the house 149$ per month. I love our house has it is so close to the schools. The elementary school that my daughter goes to is right in front of our house and the middle school for my son is 20 min walk. We were very blessed in finding the house 2 years ago. If I were to buy any of the apartment in Tokyo I would have gone with the second one.
"Houses are for living, not investments" as it should be, I won't go on a rant but I hope Japan won't sucumb to the sickness plaguing a big part of the west.
I’d probably go with number 2! Number 3 is cute but for the price I’m sure you can find better things. I’m from Belgium, my dad recently bought a place as my parents are divorcing, houses aren’t really cheap, especially with all the costs that come with it, though I suppose it’s fair? At least from my perspective. I’m not familiar with the prices in London for example, though I suppose those would be higher! I don’t know for apartments though!
Personally I liked the 2nd and 3rd apartments the most, but the 1st one is closer to the price I paid for my own apartment. In smaller town in sweden, most apartments goes for under 1 mil (unless they're insanely new, have like 4-5 rooms and have very expensive furnitures etc). I bought mine for like 500k and it's in a great location, close to the grocery stores, the bus station and it's in a calm area. Meanwhile, my bestie, who lives in a much bigger town, had problems finding cheaper apartments. Think she got hers for 1 mil or a little over 1 mil. Edit: On secnd thought, she might have managed to snag it for a little below 1 mil, Either way, it's interesting how big of a difference it can be between 2 "smaller" towns on my side of the country.
the second one is my dream home !!!im in england and housing is stupidly expensive here but im hoping one day ill be able to afford something like that !!
the second place is THE DREAM, I would love to live in a place like that. Open space, lots of storage, a 2 walk-in closets(!!), a garden(!!!) That would be absolutely perfect for me, I don't really mind the location since is close to a train station. Honestly, I would live in Chiba or Ibaraki if the place is close to a train station. Super quick to get into Tokyo.
Mikan for scale to evaluate walk in closets was perfect. It's really interesting to see pricewise. I would say it was kinda similiar to some german cities.
I really like the second one, and all things considered its probably the best buy. It has better closets than the 3rd, and essentially the same bathroom just with a little bit less space. But then again I might just be biased towards the garden...but the fact that it IS on the first floor and I have been stalked before kind of kills that.
I am from Singapore. And i would say for a good location apartment, it may actually cost even more. The only good thing we have in Singapore, however, is subsidised housing apartments. Which - if you google around, the prices are continually rising. A 1.3m, central location, and in one of the central 5 wards of tokyo - i would say it is probably worth it.
I think first apartment is my favorite! Also, I loved this video and would love if you made similar ones in the future! I really want to move to Tokyo in the near future ♡
I like #2. I like the garden and open areas. I don't like the bars but I get it. It's all very interesting!!! I don't know about living in Tokyo... But I see why people would for business. I bet you will buy a place in the future!!! Fun to see and knowing someone to help you in a plus. ❤️💋
I must say Sister Mikan is very smooth with the ad placement, also having all your private info posted is such a scary experience especially for girls and I remember Mikan had a stalker 😢
I live in the us and we are finished here, leaving the US to buy a cheap Akiya in Japan while only taking a very small pay decrease but a massive enormous decrease in monthly expenses. Hoping to increase saving rate and quality of life exponentially.
Question: since you buy the apartment, do they allow you to paint, change floors, and hang things on the walls? I like the 2nd apartment. That little garden area is just * chef's kiss * I NEED my green space or room to make my own green space, like a nice balcony container garden
Wow Tokyo always gets the false stereotype for being expensive but compared to London (or anywhere inside the M25 ) properties in there amazing value for money! Also in low crime Japan/Tokyo you don't get the other UK/London "benefits" such as living in a dump high crime area unless you are prepared to spend ££££, sky high taxes or risk being stabbed...
I feel like i wouldn't buy any of the places, but the last one also looks so bright and like it gets a lot of light, which would be one of the biggest factors for me. But I'd definitely need a bigger dishwasher if I'm cooking there! On another note, I live in Munich Germany and we pay a bit more than double what your rent is, for a relatively nice apartment, 60 sqm. We have to move out in late January and find a new place and that will most probably be a worse, more expensive apartment. I'm dreading it already 😫
I LOVE LOVE the third place (for sure 😜). I like second place but only the social area, bedrooms are like Jails honestly. I the first place was beautiful, I like it too, it’s more single/couple apartment.
god all these locations are amazing. And those prices!!! I’m so envious!!! The average aprtmnt in Ontario is like 1400-2500$ per month, without amenities… 😢
Japan is definitly not as expensive as I thought it would be ! I like the 3rd one because it's a little bit bigger. I'm from Belgium and used to live and move in a lot of wide spaces. Like my kitchen is probably two time the size of a japanese living room and I just can't imagine not having enough space to cook (and zero oven like wtf xD). A new house in Belgium, in the countryside would be rent at the very least 1500€ a month if it's not a big one. A condo in a city would probably be a little less depending which city and how new the place is (and how big the size). The thing is, none of this matter depending on the average salary of the city you are living in. Also, people here were more buyers than renters. The goal was for a long time to build your own house. It tends to change because of the price rises. It's been more and more difficult to buy anything. The most impressive part is the price of the land, especially if you don't want to live in a dense area.
Housing is so wild right now. My partner and I want to buy a house but we live in Arizona so we are waiting for the crisis to pass. I think our rent is a little over 3k a month but we just keep at least 5 roommates so we can live a bit comfortably. Some of our besties are moving to some states north to afford one. I'm a little surprised at the apartment prices in Tokyo. O:
The bedrooms of the second unit and the cramped hallways are not good but everything else I liked a lot. I can't say I envy Japanese housing... American housing seems much more comfortable.
Honestly I could live in any of them. If I could afford it I'd have the one with the views and the social space because I'm not good at making friends so that would help me. I loved the little garden in the ground floor one and the balcony in the other. I'm from London too
I wish it was more common in the west to have the toilet separate from the bath. I honestly don't know who decided that having it all in one room was a good idea :/ I did love the third apt, but because of the height and view mostly. The second won me over too! It seems pretty unanimous at this point :)
I was so surprised about the prices from the first two Apartments. In my Country It's AT LEAST 500€ for flat sharing and I don't even live in the biggest city here
Is there a high crime rate if you live on the 1st floor? Here in the USA when I was renting I prefer 1st floor so I don’t have to carry grocery up the stair. Yes, so disappointing the 3rd location have a garden but no dog allow. I would have cross this location out right away just for that. For the 3rd location, on top of the high price , do they also charge monthly fee for the concierge and gym? Also, this location barely have kitchen storage either. I don’t know why they didn’t extend the kitchen cabinet in the back kitchen. It looked like there was still wall space.
i am moving in with my friend, our place is ground floor and it has two rooms, living room, bathroom and kitchen, along with a very small back garden. my friend filmed the flat and picked my room, the room i picked didn't have any nooks in 0:04 which is a good thing because the other room which will be my friends room has two nooks like the one in the 0:04 clip but twice as wide which i hate nooks i will be moving in from now to the second week of october :]
I'm from NZ and the house prices are dreadful are here. You are looking at an average $550k upwards for a first home and that is compromising on a lot of things. Location is pretty important here so you pay a premium of that. Unfortunately you won't be seeing instragram worthy homes unless you are pay upwards of $1.4m in nz. Even then it is just getting the basic nice to haves. Out of the 3 i like the 2nd apartment though 60sqm is small.
I live in Miami FL in the U.S, (yes I live wonderland ik) so I love watching these types of videos to see how things are different. Where I live is soo different in comparison to other places both look and price wise. The places are all charming in their own way especially since it’s usual for Japan. But, I’d be conflicted cause they have little to no space 😅 like my bedroom is bigger than all the living rooms shown. My family’s current house cost is worth 40% less than the last place shown and is a lot nicer ( I’m not being biased on aesthetic) functionality and quality wise. So I would definitely not buy it. I think the 2nd place was the best ( I loved the little garden area) it had a decent amount of space that I’d need.
Japan in general is still way cheaper to rent/buy in than where I live. You’d need hundreds to thousands per month for rent (at least 1k for somewhere safe) and hundred-thousands to millions to buy 😢
is it just me or appartment 2 is exactly like the appartment in the game parasocial? like the floor plan is almost identical. i just watched a lets play of the game so it's fresh in my memory and it freaked me out ahahah
Watching this from London really puts things into perspective lol Guess we're buying a flat in Tokyo then! 😂 didn't like any of them BUT I do wish our flats had the same structure...I hate it when the toilet &bath are in the same room. X
I am looking at buying a Akiya detached or apartment for less then 5 Million yen ($35,000) to live the rent/mortgage free life forever. Of course I would upgrade to a nicer place as a save up more cash in the future but I would always have a home for as long as I live.
In Canada the washing machine typically comes with the home unless its a apartment that has communal washing machine room in the building i found it shocking you have to bring your own
I might sound a little stupid but why is it less safe living on the first floor? Is it because of a bigger change of getting robbed? And the bars try to prevent that? Or has it something to do with earthquakes?
Wait there, you did an ad read and Teddy wasn't featured at all? How is this allowed??? 😭😭😭 Coming from London UK (lol), all the apartments we're honestly lovely and like half the price that kinda place would be here, haha. I'd have to say the middle was kinda cosy!
What's buying like in your country?? Easier or more difficult than Tokyo?

Def buying an apartment in Ecuador is easier but i wouldn't say cheaper in some situations. It depends.
Buying a house in Canada is impossible 😭
I have to say the second place definitely has my heart. The first apartment was a place I could see myself living in but, the fact that I would constantly be bothered by the noise of the building in construction and that all the sunlight will be blocked because of it is a big turn off.

Having that little garden area definitely would help me not mind the bars on the windows at the 2nd location

@@mikanmandarin Totally get that. Location is huge when it comes to buying or renting.

Your eyebrows are absolutely amazing in this vid!!!! Love the content as always
“I image it’s for existential dread” omg I love you!
whenever I watch your videos with any voiceover, I start missing your ASMR content 🥺
I am from Singapore. And i would say for a good location apartment, it may actually cost even more. The only good thing we have in Singapore, however, is subsidised housing apartments. Which - if you google around, the prices are continually rising.
A 1.3m, central location, and in one of the central 5 wards of tokyo - i would say it is probably worth it.
ok existential dread corner real and necessary
also bro don't get me STARTED on London's rental situation. stinky
I must say Sister Mikan is very smooth with the ad placement, also having all your private info posted is such a scary experience especially for girls and I remember Mikan had a stalker 😢
such an awesome idea for a vid! tyyy
ALSO MIKAN UR SIDE PROFILE IS SOO CUTEEE
I live in the us and we are finished here, leaving the US to buy a cheap Akiya in Japan while only taking a very small pay decrease but a massive enormous decrease in monthly expenses. Hoping to increase saving rate and quality of life exponentially.
Mikan looks stunning as always ❤
I would die for the last one, I love it and location wise it's great.
Question: since you buy the apartment, do they allow you to paint, change floors, and hang things on the walls?
I like the 2nd apartment. That little garden area is just * chef's kiss *
I NEED my green space or room to make my own green space, like a nice balcony container garden
Anyone else from Vancouver shriveling from this concept?
the second place looked the cutest😊
Wow Tokyo always gets the false stereotype for being expensive but compared to London (or anywhere inside the M25 ) properties in there amazing value for money! Also in low crime Japan/Tokyo you don't get the other UK/London "benefits" such as living in a dump high crime area unless you are prepared to spend ££££, sky high taxes or risk being stabbed...
Good point 🥲 Tokyo is definitely much safer than London lol
I feel like i wouldn't buy any of the places, but the last one also looks so bright and like it gets a lot of light, which would be one of the biggest factors for me. But I'd definitely need a bigger dishwasher if I'm cooking there!
On another note, I live in Munich Germany and we pay a bit more than double what your rent is, for a relatively nice apartment, 60 sqm. We have to move out in late January and find a new place and that will most probably be a worse, more expensive apartment. I'm dreading it already 😫
shdjsjdb her hair is so cute in this 🥺
MY FAV TH-camR POSTED
Luv you Vina
ILYYYY
Could we get a tour of your apartment? ❤❤ love your videos !! :)
I LOVE LOVE the third place (for sure 😜). I like second place but only the social area, bedrooms are like Jails honestly. I the first place was beautiful, I like it too, it’s more single/couple apartment.
woo ive never been this early 😮
god all these locations are amazing.
Nice introduction - love to watch more of this kind of videos 😄
Housing is so wild right now. My partner and I want to buy a house but we live in Arizona so we are waiting for the crisis to pass. I think our rent is a little over 3k a month but we just keep at least 5 roommates so we can live a bit comfortably. Some of our besties are moving to some states north to afford one. I'm a little surprised at the apartment prices in Tokyo. O:
You're definitely not 'selling' this place, haha. I appreciate the brutal honesty, though!
I don't love any of them but the second option is nice and comfy looking.
That dress is sooo pretty on you
The dress in your intro is adorable!!
I actually like the second place more than the 3rd one.
I think building your own house in general is common all over the world
mikans videos always like straight seratonin
LOVE YOU VINA
honestly the first one was my favourite 🤭
This type of video was great!!
First place seems huge!
Your friend did a great job filming, but I got so motion sick 😵💫 especially at the third place..
❤ mikan is so adorable omg!!!❤❤❤❤❤❤❤❤❤❤

Whichever flat you buy/rent I wish you the best of fortune x
is it just me or appartment 2 is exactly like the appartment in the game parasocial? like the floor plan is almost identical. i just watched a lets play of the game so it's fresh in my memory and it freaked me out ahahah
Giving hachi vibes 🥹💖💖💖
Best wishes for you .
Good Luck .
0:04 The naughty corner. 😆
😭😭😭😭
I live in Germany and that says it all
I've never seen closets that big before in Japan😮
I really love the view of the third place but its not big enough to warrant that price, I think
I also have an existential dread nook in my room, I covered it up with posters and I pretend it doesn't exist because I find it unnerving 🤣
Not the niche for existential dread purposes 😂😂😂
Wait there, you did an ad read and Teddy wasn't featured at all? How is this allowed??? 😭😭😭
Coming from London UK (lol), all the apartments we're honestly lovely and like half the price that kinda place would be here, haha. I'd have to say the middle was kinda cosy!
I recommend your new home match your budget.
Wait! Japan has interest rates as low as 1%?!! The US is so much higher… the lowest interest rate I found in my area was about 5%.
1st condo offered good value for price. 2nd and 3rd definitely not good value imho
