    there are a million ways to do real estate and here is a perfect example of one. buy up streets, buy up neighborhoods. I see alot of this in texas currently, where a owner sells multiple duplexes and fourplexes on one street. Its a great way to start. I think if you go owner occupied and move every year you could have low downpayment mortgages, but investors and lines of business credit is a faster route to get there. Thanks for sharing.

      There is another big advantage to "Residential" or Home Mortgages: Interest Rates are still historically low, and with a Residential Mortgage, one can get the Rates locked in for 15 - 30 Years. (If possible, it is better to pay off debt sooner). On the other hand, I am finding Commercial Loans might be amortized in 25 years, but they come due in 5 - 10 years. Which requires that the debt be either paid off or refinanced again after 5 or 10 years.

    I bought an 8 plex....3 years later, I took a couple hundred thousand out on a refi, I then bought a 15 unit building. In 4 years I will take money out and buy another and will keep this routine going until I have 60 or more. I'd love to someday own a large 200 unit complex.....what a day that will be!

    I bought an 8 plex 3 years ago, next year I plan to buy a 12 plex or larger! My goal is 40 units.....when I get there, I'll buy another 40. Good Luck folks and have fun!

      T McGe keep it up! I’m 18 and in real state school. Was wholesaling but i’d rather be an agent. I’m saving up capital to buy homes in memphis to rehab and collect rent on. I just got credit and i’m learning about the different financing on loans for real estate. My goal is to own over 100+ units by 30

    I don't understand why people sell units if they are making them money? why not hold it and keep the cash coming in? Can't you just hire a property management company if you don't wanna do the work. I don't get it?

      Because of the economies of scale. If I have one property with 100 units, it is cheaper to manage than 10 properties with 10 units a piece.
      If I have a 100 unit building, I can upgrade the lobby, laundry and party room and all 100 tenants can benefit, If I had ten small properties, I would have to do ten upgrades to get the same effect.
      I'd have ten property tax bills, ten roofs to fix, ten parking spots to fix, ten lawns to cut.
      This i for the others who posted here:
      It may all seem unachievable to some, but it isn't.
      People such as the gentleman so kind to make us all this video need money to get the deals. They will typically approach a lender for the money. The lender gets money from a syndicate where each individual pools their money to meet the borrower's requirements. This is where people with less money can get in on an investment of a better quality.
      Once you reinvest the returns, you may come to a point where you have enough cash for a down payment and you become the borrower and buy a small triplex. The other option is to stay in a group and buy a bigger and more cost efficient property with a Joint Venture. Advantages are you can join multiple JVs and spread out the risk with the same money that you would have to go it alone.
      Also, always buy the best quality asset you can afford. The bigger and better ones pay more.
      Currently we are selling a 10 structure 126 unit property which was a JV. I now have enough money to go 1031 and buy my own property, or we can all stay together and use the capital gains and equity to buy a larger property. I went from the low man on the totem pole to the middle of the pack in 4 years by funding private mortgages for the people like the poster and then putting into JVs.
      If folks are sitting at home comfortably and sleeping peacefully every night, you might be playing it too easy and this is why your investments don't return what you would like.
      There was a time when I put down less than $30K on an investment and I felt sick for half a day. Now? No feelings. If the numbers work, let me in there.

      Todd, what do you think about buying 2-3 single family homes out of state and hiring a prop management? I thought about spending 150k cash in Florida on 3 homes. Thoughts?

      Ok, just remember this is my opinion based on what I know.
      I always ask "How much do I get for the garage, the front yard and the back yard". The answer is "nothing". So I don't want to pay taxes or upkeep for un-rentable spaces.
      There seems to be some pride in owning multiple homes when the subject comes up, but if I could own a cardboard box that people rent out, for more money, I am not ashamed to own the cardboard box, I just want the money.
      Going back to my original example, I stand by that it would cost less insurance and less maintenance to buy a single multi tenant structure.
      These structures were made to be rented and can be more efficient due to sharing assets. I have seen a 12 plex share a washer and dryer (pay ones of course). That can't be done at three addresses.
      Also, who would you be expecting to rent to? Unfortunately large areas like whole or half houses are rented by families. Unfortunately families have kids and other habits which cause some issues.
      1. They spend their monies on experiences for the kids and kids burn money as they grow up quickly. If one parent loses their job, they probably won't be able to pay you, and you can't toss them out. Single parents? You can draw your own conclusion.
      2. Destruction. A lot of parents, as of late, let their kid do whatever they want, which can damage the property or limit other tenants ability to enjoy their home time. This is not exclusive to duplexes, but a single person doesn't usually need to rent a whole basement or upper floor.
      3. The more free space you provide (garage, basement), the more junk they will bring, Broken cars, broken furniture, kids toys.
      It is not impossible, but difficult to find a family to treat your house as their own.
      Florida? Wow. People have been saying Florida for decades. The rule is when kids are talking about it in the sandbox, don't bother. Insurance will be high because of the hurricane season. You don't have to file a claim to get high insurance, you just get charged it because others have and they want their money back without scaring off clients. So squeeze everybody.
      Management? If you are out of state, you will need local tax/law experts because laws/ tax rules do not always cross state lines. Then you need a trustworthy management and I have heard many horror stories of people who went to Florida and found their house in ruins, a non existent management, and tenants that are far off from the intended target.
      You need to know the demographics of the area. How the area makes their money. The rents in similar structures as well as insurance. Maintenance costs of the type of structure, local taxation and preferably projected economy of the area. New office towers going up/Amazon coming soon etc.
      There seems to be a mass exodus from California where people are selling their overpriced homes and settling in states that cost less to live in. Might I suggest you find out which states they are and which one has natural resources/strong industry to make sure tenants can pay.
      A good indicator is who recovered first from the 2009 economy slump, who has reasonable real estate pricing, who has low operational costs.
      I would rather make more and give it to a better property management and sleep better at night, then trust a guy who gives me a great price, but knows nothing other than to replace a toilet gasket and a light bulb. Better property management companies also have licensed professionals and not someone's brother who is out of work.
      I always say, buy the biggest and best asset you can afford because they have a higher efficiency due to the economies of scale.if you had 4 houses, where would you go next? A twelve plex? If so then why spend the years working up to it if you already know where you want to be? Do it now.
      Partnering in an LLC is another way to get into a better asset. last nights meeting suggests an annualized rate of return for me of 31% in an LLC.
      That's $46500 annually for you after everything is paid with your $150k investment. Everything went better than expected, but not smoothly. Management fixed all the issues and was also managing our goals, not just the asset.
      1031 exchange and take your 380K and do it again, on a larger scale or refi the money out and acquire another asset.

    I have always heard..buy, reno, rent, refinance, repeat. But no one clearly defines the refinance part of the equation. are you talking about a cash out refi to stockpile cash for the next one or just refi-ing to lower the interest rate of a hard money original loan?

      If you are going to repeat the process, you'll most likely want to refi all or most of your cash out so you can put it into the next deal. As long as you keep pulling your money out, you won't run out.

    This video would be more helpful if you could break down how you structured the deal with partners, what percentage was your profit, and did you just keep getting approved for mortgage after mortgage? We all would like to buy building after building on the same block. We get the 'why', but everyone glosses over the 'how'.

    ok!! Let's say all the investments in this street are as you're saying! And you posted this video in July, 2015; and the last unit you bought was a year and a half from the selling date. Let's say you published this video after a year from the actual date you filmed it (the sale date), then somehow the story of 1/4 value of the last purchase becomes surrealistic since this makes the date of the purchase between 2013 and 2014!!! I can not remember any ression by this period! But I might be mistaken, I only got confused!

    It would be nice if you could make a video on what a class A, B, C, D apartment complex properties are and what features go into them? What is Section 42 housing and the difference between Market and section 8 housing? Hotels are rated on a 5 or even a 7 star rating. Depending on the amenities are depends on the star rating. I have been told that a 5 star hotel has to have a minim or 2 restaurants and they have to have a pool & hot tub, 24/7 Valet & Room Service etc. Is there a minim square footage for each type of apartment complex and for example if one apartment complex had 2 or more elevators a Pool/Hot Tub, Fireplace in the living room and master bed in each unite, Back-Up Generator that could operate the entire apartment complex 24/7 on one tank of fuel for at least 7 day's straight vs a place that may have back up power but it may operate one or two lights in the haul and the elevator but not the apartments themselves. Can you explain the differences and maybe walk through different types of apartment complexes and show the condition and the different amenities are and the minims and the numbers on how they are classed?

      No need, you can keep the proceeds on the sale of your private home, up to 500k if you are married. Talk to a CPA about it

    Love this video! I am looking to buy a duplex in the next year, and I'm getting married at the end of this year. Thankfully we both have good money habits - but we do have a fair amount of student loans. I want us to be in a much better financial place than our parents our in, and I know we have to start making good decisions now.
    Idk if you're still checking this video - but did you ever live in one your units or did you own a separate property the entire time you managed them?

Unfortunetly, do to my mother's illness, my brother has power of attorney and do to nursing home cost will just sell it now just to get them off his back. We are sick about it.     Yes very helpful thank you. I did notice just calling around to different local banks they have different guidelines and qualifications for loans. However when it comes to home loans they all seem to stay true to the Fannie Ma guidelines. I will keep searching tho thanks.

    Great Info. I would like to know how bringing in and investor with you on these properties works? Do they have a % of the ownership in the buildings or do you just use their capital and pay them back their capital plus a % at some point?

      Hey Curtis! They have a percent ownership of the building, which gives them a percent of the profits, appreciation, and equity build up through mortgage paydown. We pay out profits quarterly on cash flow. Here is an article and video I did on entity structure on Bigger Pockets not too long ago.     my dad declared bankruptcy years ago and we are now finalizing his will. his 3 kids are looking at over 100K each (according to him). i plan to invest most of it and possibly get into real estate.
    i saw a famous house flipper on facebooka nd then looked into his programs. then i found another guy who is much cheaper. then i found the Bigger Pockets website where people say the website is better than the program. so i'll have to spend time there first i suppose.

      Avoid the high fee "guru's" if you can! You are better off networking locally and online through Bigger Pockets.

    I know this an old video and I really don't know your channel, but could you make a video on the specifics of FINANCING these things? I have one unit (a real beauty) and would love to expand, but the jackasses at JPM don't trust me to make it a going concern and won't even accept the income from the current unit as my income for additional mortgage purposes until I've had it for THREE YEARS. Exactly where did/do you get the requisite funds to pull something like this off? Edit: yeah, shame on me for not doing my research and going with JPM in the first place.

    What a great story! My question is how does the current market effect this type of investment. With real estate being so expensive in the current market, is it still worth spending the outrageous prices to rent out for investments?     Hey Matt, What steps do I take to make a legal 3 family into 4? The Zoning is currently an R3 Residential and the property taxes are currently at a commercial rate

      Start with talking to the zoning officer in the town. It could be as of right, meaning in to convert now. They can tell you the process to get it rezoned if necessary.

    Years old with no credit ; im just a full time student in Texas. I am interested in creating assets, what do you recommend for me to do? Should i work and save money for a downpayment? Or just keep learning more? Im interested more in duplex/apartments rather than houses.

      Hey Misael - first, you need to get that credit repaired if you want to own real estate yourself without bringing in a partner. Yes you should work and save money and consider doing some Wholesales to raise capital also.     I live in Northern California. Prices for a duplex range from 550k to 900k. Cap rates are ok, about 6%. There are some cheaper units about an hour north of us but not by much. I qualify for appx 400k from FHA. should i buy a one unit home first or go duplex? If i cant purchase a duplex what do i do? I have been told to find a "rich uncle" but dont know how long before i pay him back what i borrowed. Just lost, any suggestions?

      Be careful with "Cap Rates", especially around 5 or 6, because unless you have a good way to grow the income of the property... you will probably not see an escalation in the value. In Commercial Units, it is primarily the income, which is what determines the value - aka Cap Rates. So try to buy properties that you have a road map to increase the rents quickly, so you can also build equity quickly.

      hey Chris - If I had to start over and it was today's market, I would do fix and flips in nice areas and use those proceeds to buy small multis and single families. If I didn't own my own home already I would buy a small multi and move into it. Once I did that for a year I would use that track record to enroll investors in larger multi projects.

    love the back story about this deal! so I want to get into real estate and I intend to buy my first multi family house that has 3-6 units. i will be occupying one of the units. I know nothing about what it's going to take to maintain and manage this building bcuz I have never done anything like it before and I don't know how to do any repairs. I want my tenants to be taken care of when problems arise so I'm considering hiring a property manager, but I want to do it myself bcuz 1) I'd be living there already 2) I want to gain experience and knowledge. Can anyone offer any advice or suggestions? thx matt n derosa group for another great video!

      Hey Emmy - I would stay at 4 units or less because you can obtain better financing (low money down for owner occupants) at that size. Also manage it yourself. You will figure it out as you go. Use www.BiggerPockets.com as a resource if you aren't already! Good luck!

      emmy tones multi units for your first is very risky. You should start with a single unit or even juat rent out a room in your home to get a feel for management. Youd also better know your local landlord / tenant laws. I think multi unit is nit a good idea for an inexperienced investor. Make mistakes on a smaller scale. Start small.

      Paracle7 of course, many people invest in states they don't live in. Your biggest task will be to find a solid local property manager you can rely on. Do that while you live there so you can inspect them locally.

    Which is easier to sell a 4-unit or a 20 unit? There's more investors and more financing options.for a 4-unit vs. 1 20-unit building

      Colorado Loan Pro you are correct the financing is better for 4 units, and they are cheaper so there are more buyers for that property size. the buyers for 20 units are less but you can sell properties of this size for higher per unit in today's market.

    How do you find investors to go in with you ? Also how do you purchase so many without paying one off first? Banks will still give you Loans on different houses even though you have a few out on other mortgages?

      Multifamily loans are considered commercial real estate loans. They are different from residential loans in that they base the loan on the cashflow of the property as long as you can put 20-25% down. If the numbers are good such that you can easily afford the loan, have good credit and can afford the down payment with a little bit of cash reserves, you will get it financed regardless of how many other properties you own. Some lenders do limit the you though if you appear over extended.

    I learned a lot I didn't know about the 1030 to reinvest and not pay tax.
    I'm 22 and just started learning about investing and have a couple questions.
    1- Were these located downtown so you had a very good cash flow?
    2-I know location/envireonment/surroundings can be a huge appreciation factor.. Do you think townhouses in the suburbs set up like this are ideal? I guess any area works just wondering your opinion, thanks :)

      these were actually in the suburbs. Location does matter, but it's not a downtown / suburb thing. what matters is proximity to other things of value to your tenants and prospective buyers. Those things could be jobs, public transportation, waterfront, or entertainment venues.
