    • @ika32
      @ika32 24 วันที่ผ่านมา +22

      But if you have $8.5 million $3500 probably seems like nothing to you. By my calculations it would take 202 years to pay $8.5 million of $3500 rent a month.

    • @BagoPorkRinds
      @BagoPorkRinds 24 วันที่ผ่านมา +11

      All condos have a monthly HOA fee. Or if you live in an HOA community. So how is this any different? There really isn't a difference. A monthy maintenance fee which an HOA is just that is still an extra fee on top of rent/mortgage and property taxes. So $3500 mo. is small change if you can afford to own a $8.5 million property.

      @@marioh5172I'd actually think it would be the other way around. I get the point you're trying to get across is that someone who earned an amount that high would have more respect for money. but while that might be true I think that since they have made such a significant amount of money, they would probably have a stable and high income to finance monthly expenses much higher than this. Someone who just won or inherited a bunch of money on the other had does not necessarily have an equally high income and is more likely to get into trouble for blowing all of their money on an appartment they can't afford to pay the monthly fee on.

    The person that has $8.5m to spend on that apartment won't even have to think about $3500/m property fees. literal drop in the bucket.

    That real estate rent thing of $3,500 is one thing. How much is it to maintain that place every month? I mean it's got a open roof deck with a swimming pool.

    Alright, if I ever become a billionaire, this is the building i'm getting an apartment in. The view alone is worth it.

    If you can afford this property, the monthly rent is pocket change. If I was a multi-millionaire then it's something I'd consider buying, just as long as the City of Shibuya don't have the right to evict me for reasons.

    You're paying 8.5 mil plus paying 3500 every month for the life of your ownership of that condo?! Never would imagine buying a condo and still needing to pay rent.

      But if he's right about normally this place would cost about double if ownership of the land were included, it's actually a steal. At that rent price, it would take over 200 years to have it add up to the selling price of the condo. And since it's the city of Shibuya you are paying the rent to, it's basically just an additional tax.

      @@rajamicitrenti1374 3500 is rent for the land, what about maintenance fees, building repair fund and other monthly costs pertaining to the building not including utilities and that stuff not going to include cost for usage.

      @TokyoPortfolio that's not bad if 3500 per month is the complete building fee pertaining to the building. I still feel really odd to me after laying down 8.5 million and still needing to pay over 2k per month, but I like those amenities in such a popular, congested place like shibuya. That area is very comparable to midtown Manhattan nyc. Oh, one more factor to be aware of is... your target demographic is foreigners, and to my knowledge, japanese banks don't loan to non residents, non citizens of japan. As a foreigner with no resistance, non citizen (even resistance and / or citizens with a low credit score won't be able to take out a substantial loan) you'll need to have 8.5 million + all on hand or in the bank in order to buy the unit straight out or unless and it's a stretch if you can work out a seller financing structure with the seller.

    Dang that monthly rent is kind of a dealbreaker.. I would've bought it otherwise!
