Just my two cents. Start and finish the little backyard cottage first so you have a warm and clean place to stay while you work on the main house. Then you can eat and wash and collapse every night away from the reno without having to leave site. Looks like a sweet site to renovate. Happy New Year!

I'm going to follow this restoration. The end result could be amazing. That concrete wall at the end of the garden is probably there to protect the garden and back of the house during strong storms.

Ahhh a 1960's polystyrene tiled ceiling. The modern version of Asbestos wall linings!!! So is the sink in the kitchen save able? Lucky find with the bath too! That view is to die for.
@@rubberhobo I had a friend who set fire to his house with a chip pan after falling asleep following an after-hours session. The dripping burning tiles fell on him & woke him up. He got out unharmed. The house was a smoke logged mess, though.
@@rubberhobo There are some coast redwoods in Oregon just north of the California border, but the giant redwoods are in Northern California about 100 miles away. We have shore pine and Monterey Cypress in our area. The trees that are seen behind our house in my YT profile pic are Monterey Cypress.
Serious money will need to be spent, but in some ways the state of the building should be easy enough to gut and start over. I would be tempted to make the small rectangular room with the small windows into an office. The corrugated roof area, I'd probably start over entirely and turn in to some sort of garden room.

We bought a fixer upper back in 2007 and the man who sold it to us tried to talk us out of purchasing it! 😂 It was in similar condition to your place! But we saw the potential and now it's our dream home! I'm sure your home, like ours, will take blood sweat and tears to make it your own, but it will be worth it! You bought it!! It's been on the market a while for all I know, I saw that at least 2 years ago and thought: You know, would make for a nice place! But I'm not a UK native and I'm still kind of "trapped" in my PhD work, so I let it slide. good to see it in good hands!
If you can do the work yourself £100k should just about cover it Having done a similar renovation, it will need stripped back to the original stone walls, as these houses don’t have a damp proof course, or any form of insulation, then tanked about two feet up I can give you plenty of advice if required. Best of luck, keep the faith you’ll get there in the end

I'd avoid buying a small log burner... logs are usually cut to a standard size, and simply won't fit in a small wood stove. I'd buy bigger wood stoves, that can accommodate multiple logs of any size. Larger fuel loads 'tick over' better in my experience, with less refuelling required, plus the ability to more easily run the stove overnight. If you can't easily expand the size of your fireplaces, you can even have stoves free-standing in the room, away from the wall, with an angled stove pipe / flue back into the wall.

Great project. Be ready to spend some money. It. Why does it have two small bath/shower rooms? Can you combine them into one big space (shower rooms) and lose the “storage”? Living room could continue out the back then. Also why don’t the two large bedrooms have sea views?
This is something I dream about doing also. The problem is getting the money in place for such a building as you can't get a normal mortgage. Did you buy it outright?
I did buy it outright, yeah. Iv'e been waiting 7 years to get money togther to buy one and dragged my other half to over 20 properties over the years! haha

It's a second home until it's liveable. It will set the timing back, but apparently kids can't live in woodworm infested, none water tight crack houses.
It's okay. Shame it's by the sea, though. I once lived on the coast for 12 years & I hated it - all the fog & you can kiss goodbye to your car because the salt air will rot it in no time at all. Best regards
@@rubberhobo The UK is cold enough at the best of times BUT by far the coldest part is on the coast. I knew some grim, foggy summer days living at the coast when, at the same time, just a mile or so inland was beautiful, warm & sunny. I do hope you enjoy that more than I did. I now live about 35 miles inland from the coast & like it much more. Best regards

You're right on both parts, Steven. The cottage will be taken back to the stone and started again and the lean to part will be demolished and rebuilt.
