    I was excited about Divvy until I saw how it’s additionally 25% of savings pushed on renter to give to Divvy to put aside for them.
    In FL it would come to 3k payment a month for average size home as rents are ridiculously high now.

    • @SOLDbyNat
      @SOLDbyNat  3 ปีที่แล้ว +2

      I understand that. The 25% savings option does make the monthly rent amount higher. For some, they like that they like the forced savings option, so when it's time to buy, the funds are there for them. My sister is in FL and she is having an awful time finding a rental. This market is crazy!

      @@SOLDbyNat I agree with you that it is a push to save snd not spend on some less important stuff.
      Yet the system is made to take almost half if your earnings these days just for the roof over the head! My husband and I are trying now to rent in FL and it’s close to impossible 🥴
      They want the tech salaries according to rent.
      Everyone’s fed up with this never ending pandemic, especially in blue states they made it awful for people, so many are just trying to escape to Florida.

    So the problem i have with divvy is every home i find rent is 1 thousand dollars and over..by the time you add up the monthly payment.plus the money they put aside for you that's added to your rent payment..you'll be paying close to 2000 dollars a month for a home..i cant find any homes in the 1400 dollar a month range unless its a 2 bedroom..

    • @SOLDbyNat
      @SOLDbyNat  3 ปีที่แล้ว +3

      So... very good points. In my opinion, for me to find someone a nice house through a lease-purchase program, they need to be able to pay upper $2000+ per month. One may be approved for less, but finding a decent home that the program will buy in this market is the challenge. The area also plays a factor. To your point, Divvy does add a forced savings so the rent will be higher. It's not for everyone but is a viable lease purchase option.

    • @annawatson9230

    Since Divvy does not have strong communication with their clients, do you feel you guys sorta "protect" them under your broker's rules and practices? I only feel good to go with Divvy if I had a realtor I could trust. Does that make sense? I would have to join forces with some sort of real estate team that knows the legalities of rent to own and how we are protected before I start working with Divvy.

    • @SOLDbyNat

    This video was awesome but made me sad. I really want to move to Georgia but it seems like I won't be even able to get a rent to own. I pay less than 900.00 for a two bedroom 1and a half bath townhome in Michigan. I feel like my dream of moving to Georgia is never gonna come true. There is nothing ever in place for people like me 😭. I just want to move but my faith was just shot. If credit score is that high, you can also opt in for an initial 1% down payment vs. 2%. Overall monthly rent would be slightly higher BC of less money being put down on the front end though. Would also highly recommend looking into traditional financing, with rates as low as they are... Feel free to reach out if you have additional questions.

      Credit Unions are known for lower interest rates but like banks they can be stricter to qualify with. Ex: Requires a higher credit score or has a higher DTI than a mortgage lender. If you're going to check with a credit union, also check with a mortgage lender and compare.

    2nd how much does the cost of the home go up yearly?
    Also you mentioned something that I was concerned about, I noticed with other family members Thats gone through the process years back, with the other lease to own companies, I know a few of them but I’m embarrassed to say that they end up taking advantage of people. The amount that they end up charging for the home is insane when it’s time to purchase. Which goes back to my questions in the beginning.

    Divvy is a predatory company. I got a home from them and didnt buy and then its back the market for way cheaper buy back prices. They wanted 300,000 for the home and now 266,000 thats a big difference lol. They are nuts in that situation. They knew that they were trying to overprice the home i told them about it. They even said buy the home next year why are you wanting to buy now. Who doesnt want to be a homeowner. They take advantage of people but if you do buy from them hurry and buy back before the first year
    Even the first year is grossly overpriced. Home next door is same exact home and it sold for 45,000 cheaper than what divvy wants and same for home on the other side. They must have looked into it and went down now. I told them nobody will buy this home for 50,000 over than others have paid its not worth it for 1343 sq ft.
