The wild part is that you think you have two identical offers. When have you EVER had one offer that is subto and another thats conventional with basically identical terms?
Subto is absolutely not a scam. The only education you have on it is from the inexperienced “investors” that called you. A real subto buyer can answer all the objections you just mentioned. (What if the buyer stops paying, DTI, etc.) if the buyer can’t answer these, definitely do not work with them. However, there are plenty of investors out there that know what they’re doing and do loads of deals helping sellers and even agents. Sometimes subto is the only option for a seller, the alternative being a short sale or foreclosure-Which don’t exactly look good on someone’s credit.
I think part of what makes it a scam is the need for "scripts" and ways to "overcome objections". Since when did it become a good idea to transfer an asset without the debt that goes with it?
Yes there are "scripts" and apparently these "mentorship" programs provide the templates for scripts and also the contract packages the seller would have to sign.

The real scam is paying 6% for someone to show your house.
