Now with the division of buyers broker representation and selling broker representation being much more transparant, is there any reason an individual who doesn't want a buyer's representation to fill this out as an individual and present to the selling broker to make an offer? Heck, I should even be able to ask for $$ concessions to cover my attorney review fees (aka - pay my attorney instead of a Realtor)???
The wild part is that you think you have two identical offers. When have you EVER had one offer that is subto and another thats conventional with basically identical terms?

Don't you need to list Appliances where you said to leave blank? Line 17 on your version.
Great question, but it's really not necessary. You just have to pay attention to the appliances that are listed on the offer that comes through. Appliances on the listing agreement are not necessary as long as the home is advertised accurately on the MLS. Hopefully that helps.

If the buyer is using financing, the balance should be: purchase price - EMD - financing amount.

Nice one Frank! I have a couple of related videos on how to extract FSBO leads from Zillow using Python (also free). It helps to get all the data in one place including owner phone number into a spreadsheet. This makes it easy to upload the data at once to a CRM. Would love to walk you through it!

hello, if there are repairs then how do you include it in the contract? Do you modify the contract to include repair rider?
Every state is going to be a little different with this. Here in FL, home repairs are typically not part of the contract. The purchase agreement says that a repair request must be sent via a written notice. I have done plenty of deals where the repair negotiations are done all through email. Just be sure to keep it out of text messages. When a repair request is sent over, it's not even required for the sellers to sign it. That probably best practice, but I my sellers don't usually sign it. A repair request is really just an informal document, not part of the contractual agreement. I think about it like this: If a repair request turns into a contract addendum, what happens when one of those items is worded poorly and then puts the seller in a sticky spot because of a technicality?

As a broker, I would have called the other broker to report the agent. Just a weird conversation with your broker, as if it was a loss on your end. If that didn’t go anywhere, I would have reported them to DBPR/FREC. Changing of inspections or appraisals is fraud.

In Florida you can. It's usually up to the discretion of the homeowner. If the seller is fine with it, it should be okay
