I have stayed 3x at p plus Rooms are really run down,built cheaply and showing their age.also water in shower never gets hot. Pool is not clean and generally green due to a chemical imbalance Gym is excellent but dirty It’s worth it if you can get it sub 500 a night but not suitable for a long stay,it would be depressing.

I stayed at P-Plus for a month back in February. As others pointed out it is cheaper to book online then walk-up. It was about 500 / night back then. PROs… Great location and there are two exits out. One puts you right at “Rock Factory” on Baukhao and the other at “Excite Club” on Chaloem. Pool was good. The Gym is very good. Staff friendly and helpful. Lots of places to eat and do laundry nearby. Places of note for an easy walk are “Kings Club”, “The Triangle Bar”, “TT Currency Exchange”, “Cheap Charlie’s”, “The Back Yard”, “Bronx Pizza”. Possible CONs… “Sky Music” is very near and they have live open air bands with the speakers aimed at the Hotel. If you like to go to bed, early be mindful of the noise. Elevator bell is on the noisy side and could be annoying if your room is near it. Wi-Fi is good speed wise but did cut me off once or twice thus I need to log back in. There was a slight smell in the bathroom on a few days; I think the Hotel could have drainage issues? The shower drain did need to cleaned / unclogged twice during my visit. For me, I just went to Big-C and got some air freshener. The cleaning of the shower drain was addressed as soon as I reported it. Safe is small but secure. Walls are on the thin side if someone in the other room is having a party or ringing the doorbell to get in. Small balcony, nothing more than a place to stand. ==== = = = = = = = I WOULD stay at P-Plus again if the price point is around 500 to 600 and I could get a room near the middle of the floor away from the Elevator and open hall windows.
What a knock out working the reception desk at the last hotel! And a very nice attitude, much better than the previous hotel where she just told you to go have a look yourself. For 400 baht per night, very good value, but despite the less friendly disposition of the receptionist at the 2nd hotel, for 500 a night, that would be my preference, if only due to the tucked away location and away from much of the nighttime bar noise. A short walk to restaurants and my mates bar, Red Bull, on Lengkee.

Stayed at P Plus just before lockdown 19/20 , noisiest place I’ve ever stayed, almost impossible to get a nights sleep , no blackout curtains plus heavy metal and other music absolutely blaring till 3am . Breakfast dreadful , I checked out a week earlier than what I’d paid for. Pity because it’s got a good gym , nice pool and terrific position.
I stayed 1 night at the P Plus hotel in March. It's a really good room there. I book again 1 night already for this coming November. Really good location, near Soi Bukhao area
All good value, depending what you are looking for. All a great location. I have used the Mercure on Buakhow 15 a couple of times and managed 1200THB p/n on a longer stay and leveraging the lack of Chinese in Feb 2020. That's a nice place, but they are not answering. Maybe you could pay them a visit? The biggest barrier for short and near term visits is the air fare. I have 3 weeks spare in Oct, but the air fare spoils it.
You would think the lady at JP could be a little interested after 2 years no customers you couldn't pay me to stay there why did you thank her for what help what help ?

Great video as always Daz...But!...i have to be honest.... I've stayed at the P Plus Hotel and when i stay their i paid $22 usd per day. The rooms are out dated, the cleaning service is not good at all. I even had to ask the cleaning lady if she can mop the floor and when it came to sweeping the room, believe me it was like they never swept at all. I had asked for a King Size Bed and what i got was 2 Twins put together and a 1 inch bed cover over the 2 twins, i usually woke up in between, felt like i was in a ditch...one day i got wet in the rain and i caught a small cold and they thought i had Covid!...I've gotten both my shots and both the booster shots, believe me i didn't have Covid and they told the cleaning lady not to clean my room anymore. About the only great thing they have is the Fitness Gym, all the machines you can think of in the gym awesome. Never ate at the Restaurant so can't say much about it. Not even going to mention what happened with the A/C unit...but i will Never stay their again...now this is my Opinion of my stay...others may think differently....

Looks to be a really good deal, but if it's not.....I'm heading to see the lady in Hotel 3 with some flowers and a smile :)

@@ua1514 Thanks. I did check out that hotel as it has a good reputation but they were fully booked for my dates, as was LK President. I'm in Pattaya for 2 months from early December to early February and usually stay in a condo at the back of The Avenue Shopping Mall in Soi 15 but they have been laying pipes in that area for some time now and it's like a dirt track all the way down Soi 15. I've been offered a condo at The Urban where I've stayed before but if the construction work is still going on, the Soi will no doubt remain in a poor state for pedestrians. I'm now considering a condo at Urban Attitude off 3rd Road which looks really nice, although they are smaller than the apartments in which I've stayed in previous years. Best wishes.

Tbf I found it to be ok, the rooms were a bit on the small size, but apart from that I found it quite acceptable, and at £12 a night, with the facilities they have it's a lot better value than a guesthouse! I'm only booked in for the first 7nights, then it's all change, as I usually like to stay at 4-5 places during my stay
Great video and a decent selection of hotels. The P Plus rooms are too small and If this hotel receives coach loads of Chinese tourists as mentioned in one of the comments, then it needs to be avoided. What a lovely receptionist in the small hotel on Soi Buakhao!
thank you for these reviews Daz, it may look like i'm being negative but i'm not, i'm imagining being the "friend" that's arriving next month . the third one was a great place for the price and extremely clean and the lady on the reception had a lovely attitude and smile.....both of which cost nothing but are worth a million!!! the second place..........oh dear, no chance, go look yourself, absolutely no interest in being polite or even looking up from what had her attention (probably facebook!!) on top of all that the pool looked filthy, you could hardly see the bottom! the first place was pleasant enough nice and clean too, but i think a little bit small and i like to sit on the balcony last thing. i used to drink in a small bar a couple of doors down from excite club so watched this place being built
I have never stayed at the Promanee, however I used to drink there in the daytime with a load of ex-pats used to have a big seating area at the entrance and large bottles of beer 60 to 65 baht with a massage parlour next door on the right. I have stayed in Walk-in mansion at the top of soi new plaza on soi bukow, great staff very friendly was 10,000 a month if you had a balcony it was 12,000.
Yes the old walk in mansion was where I always stayed for many years & monthly is always the way to go, they would even split the monthly option into two - two week stays & that's what I used to do. I would book online in the UK & pay on arrival, two weeks stay them I was off to Cambodia for 3 - 4 months then RTN for the second two weeks stay before flying out. Dental treatment was my aim the first stay & buying stuff on the second stay because Pattaya has almost everything from around Thailand etc.
Thanks....a suggestion for the future is to review a two bedroom apartment (with separate ensuites). You can find this at The Golden Crab on Soi 13 off Beach Rd. Perfect for guys travelling together.
Thanks for showing J&P court the price have gone down for room before covid 950 baht and yes yes the staff there could be a bit more friendlier and smile more 😂 but excellent location and very cheap for what u get 👍 and there is a lot bigger room there facing the pool u must of mist. Them easy done as there a lot f rooms there
I stay at J&P every trip, for the price paid its a bargain, Daz didn't mention that there is a lift, as far as I know they are not on Agoda or any agency, they deal cash only and will not accept booking without 1000thb deposit

Most of the cheap rooms are cheap because there in the middle of bars etc. If you like being up until the early hours of the morning they will be ideal.
P Plus is good value with Chinese package tourists absent. Before Covid the parking lot was full of big coach buses. Endless running and stinking, whistling guards, all the noise in front of the pool.
Have you ever reviewed Sutis Court it’s only around 700tbh a night, used to stay there, it has a great jacuzzi and swimming pool is ok, different prices for rooms, perfect location and restaurant, yes the reception girls can be a bit grumpy, but if your polite they will be too! Also there’s a new hotel that’s almost ready called De Bua next to the hospital, it looks a little old school from the outside, I’am sure it will be popular when it opens!

Good reviews. I stayed at Areca Lodge. A bit more $$ at 1500 a nght but that includes a great breakfast. 2 large pools, balconies etc. I only go for a few days so I don't mind spending a bit more. This location is next to the infamous Soi 6, which is full of not expensive action, it is also directly on the circular baht taxi bus route to get down beach road to Walking street. it will be a good location. To be honest you may never get any further than Soi 6, Ha Ha Ha

I always wonderd were that jp court was.I had freinds 8 years ago, dozen of them stayed for 3 months of a time.2 times a year.for at least 3 years running.They loved it there.They all stopped comming thailand.

I believe any hotel above 4 floors has to have elevator. Pretty sure if they have one he will use it just like us..My legs don't do stairs anymore , defo a high up with elevator guy..

Absolutely ! The attitude of the last receptionist made my stomach hurts !!! I wouldn't even stay there for free and have to see her face every day , No way . Now I'm retired from the Customer service industry some people just don't get it and this last place even though it small and if I had to choose between the 2 places, Well it would be this place because the 1st impressions ( Smiling face ) can go a long way !
That's why I fell in love with The old Sabai wing Hotel ! I was there in again in May and very sad to see it's no longer there " man" they had great rates nice rooms and a great breakfast , I forgot to mention great location ...

No kettle no balcony a deal breaker for me . I can bring the tea and coffee , but it’s sometimes difficult it is to find out if hotels have them or not .
A good choice of cheaper hotels. But, how many had electric jugs so guests can have a hot drink at night or early morning?? Are tea bags and or coffee sachets and sugar supplied ?? The continuous question: Guest friendly irrespective of preference of friend for companionship for the night ??
P Plus hotel is in a great location and for the price its superb, its also quiet when it needs to be after 12.

Most of the cheap rooms are cheap because there in the middle of bars etc. If you like being up until the early hours of the morning they will be ideal.

P Plus is good value with Chinese package tourists absent. Before Covid the parking lot was full of big coach buses. Endless running and stinking, whistling guards, all the noise in front of the pool.

Have you ever reviewed Sutis Court it’s only around 700tbh a night, used to stay there, it has a great jacuzzi and swimming pool is ok, different prices for rooms, perfect location and restaurant, yes the reception girls can be a bit grumpy, but if your polite they will be too! Also there’s a new hotel that’s almost ready called De Bua next to the hospital, it looks a little old school from the outside, I’am sure it will be popular when it opens!
I used to stay there in the old part at the back, nice rooms. Yorkshire George used to be part of the furniture , passed away now.

Good reviews. I stayed at Areca Lodge. A bit more $$ at 1500 a nght but that includes a great breakfast. 2 large pools, balconies etc. I only go for a few days so I don't mind spending a bit more. At the end of LK Metro on Soi Diana. BTW do you know where I can buy a map of the city with all the sois? Thanks in advance.
You could try a bookshop, there is one in the Avenue and in Big C Extra

This location is next to the infamous Soi 6, which is full of not expensive action, it is also directly on the circular baht taxi bus route to get down beach road to Walking street. it will be a good location. To be honest you may never get any further than Soi 6, Ha Ha Ha
Daz ,can you do a video literally opposite p plus hotel , it’s called sc villa if it’s open, before covid rooms were 14.000 bht a month including everything, great bed , and shower, would love to know if it’s open

I always wonderd were that jp court was.I had freinds 8 years ago, dozen of them stayed for 3 months of a time.2 times a year.for at least 3 years running.They loved it there.They all stopped comming thailand.

It would be nice to know if the hotel has an elevator, some of us would like not to deal with stairs.
I believe any hotel above 4 floors has to have elevator. Pretty sure if they have one he will use it just like us..My legs don't do stairs anymore , defo a high up with elevator guy..

Absolutely ! The attitude of the last receptionist made my stomach hurts !!! I wouldn't even stay there for free and have to see her face every day , No way . Now I'm retired from the Customer service industry some people just don't get it and this last place even though it small and if I had to choose between the 2 places, Well it would be this place because the 1st impressions ( Smiling face ) can go a long way !
That's why I fell in love with The old Sabai wing Hotel ! I was there in again in May and very sad to see it's no longer there " man" they had great rates nice rooms and a great breakfast , I forgot to mention great location ...
She had a lovely smile. The second girl looked super annoyed the entire time.

No kettle no balcony a deal breaker for me . I can bring the tea and coffee , but it’s sometimes difficult it is to find out if hotels have them or not .

Stayed there, twin room was small and no balcony, better to book rooms with king size bed!
