    Great point about the down payment & closing costs. Its easy to assume all you need is a certain down payment to start. But when the closing cost is not discussed, one is to get caught off gaurd and it can be frustrating & discouraging. So if a down payment of 3.5% is put down as an FHA loan; then in reality, one would really need between 6%-10% total to initiate with the closing costs added.     #8 is a great tip. Can a home inspector find water leaks with an inspection? If the water is off when viewing the home, should a buyer ask to have the water turned on...to check for leaks. Or can the water dept. or a service person...Do a pressure test from the road to the house to find any major water leaks?

      Thanks Tom! You should always request that all utilities be on for your inspection! That is truly the only way for the inspector to check for leaks and that other systems are running properly. The home inspector will need the water on in order to test the water pressure. They will also be able to check if there could be damage to the water line by having the water service to the home turned on but making sure no faucets are running in the house. If nothing in the home is drawing water, the meter should be still. If all faucets are off and the meter is still spinning, you could have a leak!

      Nicole should have a CD or a youtube combo set...with 10 videos or more put together on everything about home buying ...with a series 1 thru 10. Then we could see all your youtube videos one after another...on the home buying experience. That may be an easy way to have us see your videos one after another...and maybe do a "At home with Nicole" your tips on decorating...so many homes could look so much better with just some new paint and some simple decor tricks, your so good at selling anything! Just a thought. Maybe put a decor tip in-between each video...these would increase the value of the home they buy...maybe have a side guy like on this old house...program...then next your on TV😃

    #8 is real. Right after buying my first home, found out that our neighbor's tree roots had dug into my sewer line. Cost us thousands to resolve.

    Great advice, thank you Nicole. I am a homeowner, recently got my mortgage payment down to $720 but the rent value closer to $1,200-$1,500 a month. Should I rent my home out and find a bigger home? I need more space because, we run our business out of our home and it’s to cramped. Thinking of turning our garage into another room to add value, and moving to the country where it’s quiet and private. We currently have a va loan and don’t make much money. Your advice? If I pay 1 car off, we will have just 1 truck payment left. That’s our total debt. Are there any government assistance programs left for us?

    BUT, how will we know if any of the lines to the street are damaged or on the verge on being damaged underground?

      Once you ask for the utility bills and see high numbers, you start asking questions, like why is the bill so high every month? Now, your red flag is up, time to do some research? if the seller isn't giving you the answers you need.

    Interesting point on the pre-approval letter. I'm getting a house built and the builder wanted my pre-approval letter, but the price of the house isn't established since it's a custom home and prices will vary. I'm hoping lumber prices fall this year, since that has increased dramatically over the past year.

      Yes lumber prices have tripled over the last year! It is always my recommendation even with custom homes that you set a base price in writing with your builder and that any future modifications must be agreed to in writing by all parties! This is a best practice so that you can monitor your price and know you aren't getting ripped off!

CALLING A COMPANY TO CHECK THE FOUNDATION, ETC.
    SOME OF THOSE ESTIMATES COULD BE FREE AND YOU WOULD KNOW IF SOMETHING IS WRONG, RIGHT?

      I think it is important for your Realtor to know how much you are pre-approved for! Also, I would advise you hire a home inspector to look at the house overall and only contact any specific contractors if it is necessary. That is just my opinion

    What happens if you're doing a new build...would it still be possible to get a utility request from the sales center maybe?

      It could be difficult. If they do not provide you with it, contact the utility companies! Usually they can provide you with what is "typical" in the area you are buying!

    Can you please explain better about who and what area we should work with (our current state or future state) that we should be applying with for loans, getting a broker/listing agent, for our new home when we are moving out of state. I'm going to be moving from New York to either West Virginia (south central/south area) or Kentucky.

      Great questions! I would advise that you connect with a buyer's agent in the area you are looking to move to and buy in (so...future state!) That agent can be your go-to resource through the buying process and can connect you with lenders that are common and well respected in the area. Will you have a home to sell in New York?

    I feel like my Loan officer is steering me away from Down Payment assistance. Should I be worried, am I being looked out for? Feel like I could be missing out on free monies I could use to furnish the new house

      That's a really good question! Down payment assistance can come with additional fees sometimes or a higher interest rate. Your lender may just be pointing out that it would not be advantageous for you. Also not all lenders work with different types of down payment assistance. I would ask the lender candidly and if they can not give you a good answer, maybe apply with another lender and weigh your options!

      Your agent probably will not be able to tell you but your lender can help since they will be the ones reviewing your loan file!
