Is it allowed to drive a golf cart around Bluewater bay and is there a community pool availability for everyone to use

Great questions Angela and Marty. There are areas of Blue water Bay that do allow golf carts, but it's not in every area of bluewater, so there are designated areas. And as far as a community pool, there are several inside of bluewater, but none of them are from the association, So they do require a membership in order to use

NIceville was a 'no-go' for us as far as purchasing a home in the area. We were seeing homes smaller than what we moved from in Huntsville, AL (Madison area) for around $500K which is ridiculous for a 1600 sqft home. We looked in FWB, Navarre, Freeport, Gulf Breez, and Crestview. We ended up settling on Crestview given we're getting more house for the money we're spending. Unless you're celebrety rich (lol) you'll end up making comprises. I stayed in Bluewater Bay while transitioning here for my job and the area is really nice, but the price point for homes there wasn't attractive to us.

Great videos guys. Would you say that FWB is more affordable than Niceville? I’m a civilian DoD healthcare provider that may be moving there. But what’s hinging my decision is the housing market. I’m concerned about homes selling in early 2020 for low 300’s are still being asked from low to high 500s. You said in this video maybe just a 1-2% reduction is normal. Is that really where things stand given that homes are sitting around for 40-60 days and in many cases higher? If that’s the truth, I may need to pass on the job until the market resettles appropriately.

Hey tylerloder, yes FWB is definitely more affordable than Niceville - the primary reason being the home prices are quite a bit higher in Niceville. The same home that would be 250k in FWB is 350k in Niceville (just as a rough idea, obviously those aren't exact numbers). I haven't seen an adjustment that high, from low 300s to high 500s but I think I understand what you mean and yes a few % off in most cases is normal right now, of course there are some homes getting a bigger price reduction than that during the negotiations but it's not the "norm". With homes sitting on for longer now does have an effect but it's still not a big enough effect to drastically shift pricing downward, the demand is just too high. I don't think that's going away either, once interest rates begin to drop again as most credit housing economists are stating is the trend we are seeing, it will get more competitive as more buyers who have been sitting waiting for rates to drop start to open up their home search again. I hope that helps, if you'd like we can send you lists of homes in each city to compare pricing and see if it's something you think is well worth it or not. I apologize if this isn't fun news or if it changes your plans.

Same question for Freeport? We are soon to be young retirees, and considering the Panhandle as a good place to land.

@@arvolina hey! As far as Freeport, it is going to be better price than both of the other two for what you're getting. So a little bit more bang for your buck but for the most part on Freeport. The other portions that I mentioned in the reply above about the market is going to be the same across the board in our market. In Freeport it will be a little bit easier for negotiations because the buyer demand is not as high out there in comparison to FWB and especially Niceville.
