    SE Texas here and i bought 10k sqft building on 3 ac land here for 116k 150+k a year for rent is nuts! and the 3 phase power will cost you more monthly for something you wont need as the printers are only 1 phase! But keep up the good work! and feel free to reach out if you need more info on the power stuff!

      Im in houston looking to scale my 3d printing and art business, can you go over your journey to getting a space? Savings, earnings thats brought you there? 2024 was my first year printing as a business and i made 20k+

    Those spaces are super spendy. Writing that rent check every month would bring tears to my eyes.
    Maybe another building/warehouse in your current location will open up and you can run two small farms for less dollars?

      Unfortunately to scale and grow you need more space, hire more employees, but three potential is much bigger

    looking at the panels @ 4:07 the panel on right is your 208/120V 3 phase 200A sub panel. It looks like they are running the lights and furnace off of it which means you won't have the full panel for printers. The panel on the left is the main 480V 225A 3phase. The thing on the floor between the panels is a step down transformer to go from 480 to 208/120. You could add another transformer and sub panel to double the capacity at least. I'd recommend switching the lights out to the 480/277 panel. those 277v led panels are cheap now days. I don't know what electrical work is going for up there in NJ these days but minimum it's 40~50k worth of electrical work to add the extra sub panel and put in ceiling drops above the racks.
    Not sure if they are going to give you any buildout allowance.
    * I'm not an electrician but I know how to read panels and make sure electricians follow plans *

      40-50k to put eletrcial and cieling drops? That's fucking insane!! There must be a cheaper route

      ​@@Dancyn3Dprints the bigger your farm gets the more electrical is going to be an issue for you. If you haven't already, make friends with a good electrician in your area.

    Depending on the area, it would cost less over 2 - 4 years with a loan to buy land and build a warehouse. Where I live, it would cost about $50K more to buy the land and build one of 10K sq ft 16ft ceiling minimum. You don’t need a paved parking lot / loading area at first.

    Is there any insulation on the roof or is it literally just that 1 layer of tin like it looks like?
    I would avoid it if it doesnt have roof insulation.

    I believe setting up your own structure should be the goal, long term it will be less costly and you will have the luxury of permanency

    Dang I am jealous seeing those prices. For something much smaller in our region we're looking at about $30,000 a month

    Maybe think outside the box like an old hanger, a closed factory, those are "nice" warehouses. If you're not having the public coming in you may benefit from a more basic structure.

    In south Texas, my friend owned a dealership for motorcycles, he paid $10k a month for a large warehouse that took up a city block. Idk man
    Also if you go bigger, open a store front. Might as well get the customers in the front door and buy onsite for locals etc

    The last space you looked at had the ventilation and all the electrical drops. The others to add electric drops and ventilation will cost a crazy amount. My question is how long term is a e-commerce 3d printer business when your overhead is so much. You will eventually be competing with others that there rent is 1/10th yours or they are doing it out of a pole barn on their own property. They will be able to significantly undercut your prices for the same profit. I would seriously look at your business model especially with the amount of print farms starting how are you going to set yourself apart and stay competitive in the north east.

    hi, and if u buy a land with home, and put a container? during the mining time, use a container with GPU's.... buy how u need and next time buy to expand... my opinion :)

    Buy a large property with land and a warehouse as you mentioned. Don't ever rent.

    I’ll never understand companies staying in expensive regions. Could get that same space for a fraction of the cost elsewhere. Hell my farm fits 100 Bambu on my own property 😂 no additional cost to me. I’ll build another building before renting a building in an overpriced location. I moved out of Brooklyn 3 yrs and and stayed in NJ 1 year and went right back to the Midwest where things aren’t overpriced 😅

    I’d wait a year or so. Commercial real estate is going to crash hard and I can guarantee most of these properties have been sitting for 12+ months. NJ or not, the current commercial real estate market is not sustainable.

    Are You Kidding? That price for a basic warehouse like this? I calculated some $ 175 per Squaremeter. You would not even pay so much for the finest adress of new built office space in Munich, Germany, one of the most expensive cities in Europe. This must be a mistake or You don´t tell the truth. I would pay no more than $1 for something like this per Squarefoot. If this is real in Your area, You should think of going somewhere else. You could by a house very two years just by saving on rent.

    Like, I get that you need more space in some businesses, but when it comes to this kind of business, you can be in key west Florida, or the outskirts of Tennessee, or in the mountains of upstate Pennsylvania and still make and sell the same things with varying differences for shipping costs.... I'm in Delaware, I bought 11 acres of land for less than a years worth of rent on one of those places..... and for a few months rent I could put up a pole building and pay for construction and permits in full.
    I have 3 phase power available and 5 acres of open space and I'm right over the pond in Delaware if you want to talk to me about making a partnership deal. I have 2 businesses and am just getting into 3D printing as a side thing since I have some printers myself.... but watching a video like this is making me think if growth like this is even being considered by someone, maybe I should put more effort into it myself.
