    I suppose one could say I'm biased because I've drunk the cool-aid and have been on one of their courses, That said I'm a true believer in that before one can criticise something one should make the effort to find out about it, I've been in the construction industry 32 years and attended quite a few training events in regard to building my own portfolio and I would say that these guys are given more content and final details that few other course do, can't remember now but I do think they give 100% money-back guarantee so with that kind of guarantee you can't really see what one has to lose, apart from maybe your financial security in the future and a little time. Warning, nothing will happen if you do not take action.

    Great video gents! Thanks a lot. Those SIP panels are not very usual construction method here in Slovakia, but looks very good to cheaper rental build! We managed a construction of apartments development on the top of the roof of older building, it was made by frametech technology, very lightweight stuff, felt like lego to build.
    P.S. That first building of yours must be somewhere around 2mil+ now I guess, good job!

      Here in Slovakia, if house is in well known flood zone, you cant get it insured to that type of risk.

      We repaid our investors when we remortgaged the complete development. Total spend £870k and the 75% LTV mortgage was £890k

    i mean... not really no time or knowledge, you had some time and plenty of knowledge ...and you borrowed a ton of money, which is not that easy. you used your knowledge as a salesperson presumably to get those loans.

      Thanks for the judgement... I have exactly the same amount of time as everyone else. I was in a full time job so I had to work evenings and weekends which some people are not prepared to do. Yes I borrowed a lot of money but being a salesperson had nothing to do with it. I struggled to find the money, we both did. If you know our story, you will know it was hard to start with. "I have exactly the same amount of time as everyone else", I mean that's just a silly statement to make isn't? people have different amounts of time available to them, that much is self evident without further investigation. "being a salesperson had nothing to do with it" is something I struggle to believe, but hey, that's my hang-up. But side-stepping the issue of the clear experience your colleague had in construction and getting on a sales pitch about a "discovery day", well, I'm happy for your success, but you're creeping me out a little. A title like "How to Become a Property Developer with No Money, Time or Knowledge" I'd say is dangling a carrot for the sake of clicks. I appreciate that ""How to Become a Property Developer with Less Money, Time or Knowledge Than You Might Imagine" doesn't have quite the same ring to it, but that would be closer to the truth.

      ​@@tartanhandbag Thanks for the feedback... The clear experience my colleague had in construction... Let's look at that first. He started the company in 2007 with his first job fixing a lawn mower... The biggest job he did was build his own house in 2013... The next job after that was building 8 houses. That was a big jump and one we didn't have any experience in doing. Anyone starting can get a more experienced contractor in than we had available at the start. The time statement is not silly, 24 hours in a day, how people choose to use that is up to them. I had a 9-5 job I had to do so my time was limited... Other people have more time which is great. You are certainly hung up about the sales being the part that got the money... I'll send you a copy of my book so you can read our story (this is not for sales or anything else, it's just upsetting that people judge before they know). They judge based on pre-conceived ideas of other peoples training. The discovery day was a free ticket, not for you to 'jump on our courses'... Again it was simply so I can tell you face to face our story rather than sit behind a keyboard and create what you think happened. The offer to join us is still open if you wish.

Although my business partner did, the message is I didn't. The way we teach is to explain how you can joint venture with people with experience to gain the experience to do developments. I hope that is clearer? I will email the book now.

    Right - firstly, I'm almost certain that you both wouldn't have got that level of funding with both of your personal accounts and income being £0. Therefore, you used your own money to complete this deal.
    Secondly, you used your time in this deal viewing the site, going to the auction, liaising with funders, e.c.t..
    Thirdly, you absolutely used previous experience, as this person literally said he owns a construction company!! He wouldn't of been able to build a decent building company without any experience.
    I'm not a hater of the property business, I'm a hater of 'wanna-be mark homer's', putting up low quality and misleading content, not with the intention of gaining credibility and exposure to investor partners, but with the intention of convincing the uninformed to buy into your training business.

      Thank you for the comment and I am more than happy to answer your concerns. I get that people 'think' we are misleading people but we're not. We are honest and transparent with our numbers. Let me explain your points.
      1. I (Lloyd) was earning £1,500 a month selling lights and had no money in the bank. I had £40k equity in my house and that's it. We borrowed all of the money from friends and family to start with as we did not have our own funds. Andi had £16k to put the 10% deposit down at auction from his business account but we paid that back with private investment from friends and family. So we did not use our own funds.
      2. I was working full time selling LED lights so I had no time. (I had weekends and evenings so, yes maybe I viewed the site for 10 minutes on a Saturday but that's all I had). I had to start while juggling a full time job. Andi was on the tools, working for himself so again he couldn't spare much time, probably more than me but you've got to look at it from my perspective as I had no Money or Time at this point.
      3. The words construction company are probably making you think it was a big company. Andi (building company owner) started in 2007 and built up to building his own house in 2012/13. We started this in 2014 and at that point, Neither of us had ANY experience in building a development of 8 houses. We didn't have the experience of building 2. The building company went from kitchen refurbs, small extensions to building 1 house. Me (Lloyd) had no experience of building at all so I had, No Money, No, Time or experience... Again, this is where I leveraged a lot from Andi at this point but even then, as you can see, he was that experienced himself.
      We have a very good reputation as a training company now and we want to get away from people judging us to other companies. We teach in an honest and open fashion... For example... Developments are touch and challenging, they WILL test you physically and mentally. We do not recommend taking on developments unless you are prepared to work at it and face the challenges. If you do the rewards are there... but NOT overnight... Maybe in 18 months - 2 years time... (What other training company will put that to people who haven't paid a thing)
      I do appreciate the feedback and hopefully you can see that we tell people how it is... I would be happy to send you my book which explains the first 4 years of our development journey. In the book I tell you the mistakes we made but the way to get around them.
