Was just going to make the same comment. A young family with a “handy” mom and/or dad could easily combine the living room with the front bedroom creating a living/dining open concept. That should be structurally ok because the carrying wall runs in the middle of the house. You could then build a master bedroom in the basement either by reassigning the current finished space (adding partitions) or converting the garage into a spacious above ground master. Either way you have “good bones” in this listing along with an affordable mortgage. The rest is a function of location, schools, crime rate, demographics.
