Here are the pros and cons of KHB Surya nagara phase 1,2 and 3 projects Pros 1) Documents title might be clear to some extend but need to take legal opinion compulsary as some of the owners are having several allotments within same family members 2) Having access to hosur NH and sarjapur road 3) Most of the sellers accept black money 4) Kaveri water may come in >5 to >10 years timeframe 5) Land alloted for park Cons 1) Many of the sellers are behave like gundas who may not have paid KHB maintenance fee which needs to be verified 2) Ensure khatha documents are transferred properly 3) Severe power cut/electricity issues 4) Quality of the construction extremely poor and most of the wall have water seepage 5) Too much of maintenance fee for zero amenities development 6) Zero shops are exist inside the layout and its not allowed either 7) Serious theft issues exist 8) Some of the sellers demand more advance amount by saying i paid lot of bribe for allotment hence they try to cheat you 9) Borewell not allowed 10) Need to pay for water tanker after 3 refill 11) Large layout with several sites are vacant(90%) inspite of completed several years ago 12) Sites are overly priced for the facility that you're getting 13) Handling corrupt KHB officials become tiresome after sometime 14) All the lakes inside the layout are heavily polluted due to nearby hospital waste water pollution 15) Need to pay maintenance fee for both KHB and local panchayat as per sale deed conditions 16) Some of the survey numbers are having litigations and water logging issues hence you need to spend lot of time in scrutiny of the title 17) Very very difficult to purchase a resale of sites without seeing bunch of useless brokers 18) Several sites are having conditional sale deed with owners hence through review of documents are advisable
