Easing a stuck door DIY

  • Secure doors are a requirement under the Residential Tenancies Act 1986 (RTA). If your property has a sticking door that can't close or open properly, or needs a bit of a boot to do so, it's an urgent matter to fix it.
    I'll show you the gentle repair I did to this door to ease it from sticking when it swelled from a house wash down. Note, long term it needs more than I've done here, this is a quick fix to deal with the immediate problem.
    Step one: Check where it sticks
    Step two: figure out why - hinges, movement, swelling, other?
    Step three: Take appropriate action, and be conservative to not create draughts or funny shaped doors
    Step 4: Check your work
    Step 5: Follow up and do preventative work to avoid a repeat of the issue.
    I'm a hands-on property manager. While maintenance work isn't my forte, I've done plenty of it on my own portfolio and know what needs to be done to make properties more comfortable and a pleasure to live in. I carry a basic toolkit to inspections to deal with those things that will benefit from a quick and harmless fix being done now, and I save the tricky stuff for the professionals. I know my limits and won't step outside my skillset.
