    This is an attractive house with the important features. I'd relocate the door of bedroom #1 to place it opposite the bathroom door, and I'd change the wall between the kitchen and living room to either half height or eliminate it altogether. If the utility closet were not needed for HVAC, it could be a pantry closet. These things are just details that don't affect the basic plan.

      I don’t hate this house, but I don’t love it either. There just seems to be so many walls, and while I know you need them, I got the feeling on the fly through that everywhere I turned there was a wall. I completely agree with the changes you suggested, Bob, but I would have the wall in the kitchen eliminated completely. That would make it possible to expand or add onto the kitchen table when you have a crowd over for dinner.
      Is the blank space in the corner of the kitchen large enough for a doorway? If so, that could be the entrance from the garage. I would put a fair-sized pantry into the garage and also move the hvac and on-demand water heater out there as well. That would allow the closet in the laundry room to become a linen closet as there is none anywhere else and the small utility closet closest to the kitchen to become a broom closet, keeping the symmetry of the entrance. The coat closet, while very pretty to look at, is useless to any couple who has parkas, snow pants, rain suits, winter and rain boots, as well as spring/fall coats, so that would be a proper coat closet for me.
      The closet, as drawn on the floorplan, in the guest room looks very narrow, but with the relocation of the door, as per Bob’s suggestion, that closet could become a proper size. One thing about retired people……. we have lots of time to visit each other for significant amounts of time, so having a well thought out closet in the guest room is as important to me as the one in the primary suite.
      I think the outside is so cute. I have always loved a shed dormer - they bring in so much extra light and give rooms some great volume from ceiling heights in the public areas.

      @@vladislavandreev7257 I was actually thinking of the shortest public exposure when going from the bathroom to the bedroom. ;-). An 85 year old man clad only in a towel is not a pleasant sight.
