Lol! I could never do this... you were laying out all this great info and all I could think about was the "flood plane" text.

Put in an offer on a home in Hollywood Lakes and I know we're in a flood area. Thanks for all the information, it really helps as a first time home owner. (Fingers crossed hope we get it)

What if your home is old and you know you have termites from the past. How can you work on your home before the Spring?

Hi Beth! It depends on the extent of termite damage. It would be a good idea to have a contractor or a termite specialist come in and inspect the extent of the damage. Some of the wood might need to be replaced. In any case, the final step on treating the wood (whether it's existing or new) would be to spray everything with Timbor before closing up the house again.

Is Tim or done when the wood framing is up an done ???

Yes, exactly. Although you should do it once your penetrations are done for plumbing, electrical and mechanical, because that is an area of exposed wood that will need to be protected.

I see alot of homes built with cylinder blocks first floor, I understand in the FEMA zones near the beach it is required but more inland do you still need to build that way? Im from the pacific north west and all our houses are built with a standard foundation and wood framing first floor. I personally think it looks better and easier to build / less expensive and easier too remodel. I see your guys house is like that on the first floor?

Hi, thanks for your reply! Here in Florida, we have a terrible problem with termites. Even though we treat the soil with a pesticide before building, it is still advised to use masonry at least on the first floor. It would not violate building code to build the entire structure with wood, but it is not advisable in this area. Up north, it is too cold for termites.

Hi Jason, can you give us a bit more information? What kind of work are you being told you can't do? That will help us be better able to answer your question.

For wood frame houses in Tampa: Do you find it necessary to spend 15-20K to repair all of the foundation? I know some people like the charm of uneven floors.

Hi Shawn, we would have to investigate the situation in order to better answer this question. We would usually advise properly repairing the foundation, for both safety and quality. You can still create a rustic feel in your finishes, but we always recommend investing in good, strong bones for your home.

First time seeing your channel, it was very informative. I own land in Cape Coral FL, any idea what a 1700-2000 sq ft, 3 bed 2 bath home would cost new. I know there are many variables qith what products go on the house, just looking for a ball park figure, will be retiring in a few years. Next but not least do you work in this area? Thank You in advance, will subscribe to your channel.

Hi Donna, thanks so much for your feedback! You're right, there are so many variables on cost per square foot to build - we would need a little more information before we could properly answer you and steer you in the right direction. Why don't you give our office a call at 727-596-9006 so we can help.
