    Awesome content as always Jerry! I've been engaging with your videos a lot recently and they have been helping me push to flip my first house in Pheonix just like you!
    I'm in a position right now where I'm bidding a flip right in downtown phx with great GCs and a motivated seller.     Brilliant video, yet again! QQ: let's assume that you take this deal and decide to wholesale it. What specifically do you lay out to the prospective investors who will buy from you. Do you just summarize all the work? Do you show all the various steps of your determining ARV? Do you share what you consider as reasonable rehab costs? Essentially, how much homework are you willing to share as opposed to having them apply their own business rules? Thanks as always,

    Should I reach out to Contractors nearby in the area I find a wholesale deal to flip? If so should I ask them how much $ for just this particular deal? Or ask for a regular medium to high price in that particular area???

    Hey Jerry, great content as always!! Why do you calculate the % of profit on the sale price? I normally calculate as the ROI or of I use landers % of total costs.

      Because you start with the price you can sell it for after fixed up and back out the numbers from there

      Usually there's a lender to pay for the rehab money plus carrying cost. Using his own cash, he avoids part of the expense, the carrying cost

    2 takeaways - 1. I didn’t know that more box on the Zillow search allowed you to filter last 6 months. My sold searches always yielded Solds wayyyy too far back making it a pain to sift through them to get my true Comps.
    2. “I sent my contractors over there”. Wait do you already have contractors in that Detroit area? What if I don’t for a long distance area? Am I just cold calling contractors local to that market? Asking them to meet with the selling realtor? What’s the method to get your rehab number if you don’t already have contractors you work with on the ground?

    Why would you charge $1000 for each person to find properties for you. When it's not even guaranteed that your team will even accept the finds. Doesn't make sense for someone to pay to work for you. Should be the other way around

    been flipping for about 7 years now and im blown away at that 65k bid...everything is inflated right now including materials and labor costs and i just put a 1350 sqft home on the market in Washington State...house was about that condition and just to finish the basement was about 15k and the entire rest of the house ran about 85k...i budgeted 115k to be safe, especially because you never know what surprises may come up..how did you get 65k?

      Well you haven't started flipping it but I think you're gonna be at 90k at least by the time your project's finished especially if you're adding a 3rd bath and you have to re route plumbing...too bad the house isnt running PEX would've been cheaper to route PEX instead of copper or abs...plus that basement is going to be scary if you have any major water damage 😅
