This is the kind of flat I like. Very Sturdy, simple, basic, practical - perfect family home. Honestly I love even old style Mosaic flooring which you hardly see these days. It was used only in the 90's. That kind of flooring or marble flooring are actually good for health too as it is all natural stones. Vitrified tiles are literally chemical floors. No wonder cancer and reproductive health issues, arthritis and respiratory issues have gone up in the last 15 years than ever before. and the construction in the last 15 years has gone from bad to worse. all those MyOne technology, fly ash brick construction have leakage and seepage problems, cracks right from the first year. these materials cannot absorb water like old fashioned red brick walls. Im sure even the maintenance bills would be very reasonable here compared to the buildings with so called "Amenties" which people hardly use !! These open gardens are real amenities where you can walk bare feet on the grass and stay connected to the earth.
These dalal's have no conscience and lying is their main business. This society is mimimum 30 years old which can be verifed from the registrars record. It has NO scope of redevelopment because it falls in CRZ and it had consumed all the FSI though it has open area but probabaly it is not lucurative for builder. Alternatively, assuming it has potential for redevelopment then considering the large numbers of units there will be disputes and redevelopment will be difficult. Why would someone buy a flat for END USE which will be subjected to redevelopment. Why would someone invest money to become refugee and tenet soon? Another catch, though i may be wrong, is that this property may be on collectors land which is difficult to sell requiring NOC from the collector which one doesn't get. This property is for vulture investors who are looking for long term investment but this investment too would not make sense because in the bull market the return on stocks far exceed the real estate returns. Here the investor will have to wait for 10 years to exit the investment. Why would someone take such risk considering the lower returns. On top of it this dallal is asking you to make investment in refurbishment which will note be less than rs. 40-50 lacs which takes the price upto rs. 4 crores for an 800 sq ft apartment translating to rs. 50000 per sq ft for a flat with NO modern amenities either with no investment potential ( no redevelopment) or potentail to make you refugee/tenet soon in case it goes for redevelopment. If one has budget of rs. 4crore (rs 50000 psf ) then he can buy a flat in new building rather with this budget one can buy flat in lower parel /worli area. In a nutshell, this property is neither useful for occupation nor investment.
