  • Dating from the 19th century and once owned by Emanuele Filiberto, the Duke of Savoy, this is as good as it gets. Live ‘La Dolce Vita’, the sweet Italian life, and earn a living at the same time.
The current owner restored the property with blood, sweat and tears never intending to sell but life dealt him a cruel blow and now, with sadness, he has to let it go. The place is probably the best we have seen. I can say that we love it. Too many of these types of businesses are just that, a business, so built to a price to make as much profit as possible. On entering the gate you know this was restored with love and meticulous care.
The house was last bought in 2001 and renovations were completed in 2008. The pool was added in 2019.

    About Richard Edwards
I‘m originally from London, UK with some Italian blood. North Italy, Piedmont (Piemonte), is home and has been for 23 years.
I started working in Italian property consultancy just after moving here to Italy. I saw that foreign buyers needed assistance - good, honest help when buying a home through local agents in the region as they can often struggle to understand the needs of people buying from abroad.
Over the years I’ve successfully assisted hundreds of people, from all over the world realise a dream. I know the Piedmont region inside out, always working within the law and constantly networking. I cover all the main wine areas of Langhe, Alta Langa, Monferrato and the Roero in this northern part of Italy.
Over the last 20 years, I’ve helped countless people buy beautiful homes in towns such as Alba, Barolo, Monforte, Cortemilia, Monchiero, Cuneo, Asti, Mango, La Morra, Sinio, Nizza Monferrato, Canelli, Santo Stefano, Canale and many other places such as the lakes. If you are looking to relocate or buy a vacation home in Italy I can assist you all the way. I’ve assisted all kinds of people from doctors to Hollywood celebrities and I’m waiting to meet you!

This showed up in my feed since I've been watching a lot of Italy property videos. This seems like a fantastic deal just for the property + up to 200k EUR in revenue (not profit, I presume). I'd def update the TVs, clean up the "shed", do something with the cellar. But that seems minor. Hopefully they have local folks for landscaping maint + other things like maybe housekeeping. The other upside to me is that it's near Asti/Turin/etc. Others I've seen are S of Rome/Lazio/etc. So likely warmer and I'd think a bit less touristy.
I've seen a few of these B&B videos for sale and get curious about why they're selling.

Firstly, thank you for the passion you put into your work. We, my wife and I, are really enjoying your work. I took a detailed interest in this property and noticed that there is a large barn door in the courtyard, directly facing the main arched entrance, that you did not mention. I am curious where that door goes. From the drone footage there seems to be some sort of canal, alleyway, in which there are large white coloured vessels or tanks.

California realtor again.... you had asked for video ideas... I have another... It would be interesting to see real estate videos where we could learn about "what you get in XXX for XXX" village/comune/city around the Pedimonte area. something, high - medium and low ranges.
Great property, by the way... Thanks!!

I just wonder who owns the White building that is attached to the courtyard. Yes, I see that that building has no windows to look through to the private courtyard and appears to live in the other direction, but one hopes Don Corleone does not live there or some kinda catch like that.
Really appreciate the tour. Will keep an eye on your properties.

It's a good question! The owner is a very elderly man who lives in Torino. He visits 3-4 times a year. His younger wife hates it so just leaves him. For sure she would sell it in the future. It's well-kept. I've not met him but I don't think he has connections with Sicily! It really is a beautiful place. Thanks bro!!!

@@langheproperty Many thanks for the update. I always kid about don Coreleone, even to my Italian friends here in Australia.
I lived in Verona for almost 2 years in 64/65 when I was a kid and my dad was a military man. I loved it and took the Italian spirit/sentiment with me and would love to retire there some day. But alas, the politics of the world has to settle a bit more.
Having said that our life here in Oz is going down a bit. But why be glum. Your tour and you website were quite informative today of which I thank you again.
      All the very best!

looks like there is no privacy as the other adjoining buildings next to it are not part of this property ? Your neighbors can just walk into your courtyard ?

    • @langheproperty
      @langheproperty  หลายเดือนก่อน +2

There's total privacy. The only building overlooking it is the church tower. The big door in the courtyard leads to a parking area belonging to the house. The owner wanted to tidy before we came but didn't have time. There's total privacy otherwise I wouldn't have said it, I promise. No one can enter the property. Thanks for your input!

Price is right, but horrible taste in decor and cheap furniture. Also, all those narrow spiral staircases could be dangerous, especially for the elderly.

I would change something too but the money that went into restoring this property is much higher than the asking price. The stairs are ok, there's a ground floor room in the B&B and sofa beds in one of the apartments. Thanks for your comments..!
