I caught the video and was curious to see what $400,000 would get you and secondly no one that knows real estate would ever pay that price with and HOA . I came , I saw , I’m out 😂
That new & 1800+sf size condo would probably be more expensive in CO. But then in many places people want to live, home prices remain over-valued/inflated. Not to mention the persistently high mortgage interest rate, the MAIN obstacle causing most to avoid buying now. -- BR
$308 for HOA’s = $110k in 30 years. Grand total will = $505k, if you go with a basic build. Not to mention the property taxes, interest and potential annual HOA increases. These Townhomes/Oversized Apartments would be an absolute financial nightmare. Lastly, this property will likely end up becoming a rental property for big time investors 10 years from now.
Why does everything in Vegas or Henderson have to be with a hoa ? Don’t ever buy in any hoa they especially in. Vegas control your property you own nothing it’s just like living in an apartment with rules ! Don’t do it you may be sorry!
This home reminds me of where I live now. The backyard is literally right off the 5 freeway (California). I'm going to share this and see what my kids think.

Ok take it from me. I don't live in Vegas but I vacation there once a month. I know Vegas/Henderson very well. I have been all over the valley from the Aliante in North Las Vegas to Summerlin in the northwest to the Durango in the SW, the Cannery on the eastside and the M Resort to the south and all the way to Laughlin. This location is THE BEST in all of Vegas/Henderson. The traffic is not nearly as bad, it's upscale, quite safe, and St Rose Pkwy has pretty much everything you need like In N Out Burger and Starbucks. And the M Resort is great to be so close. Believe me, you'll like this area A LOT. I really don't think you can do better than this for the area and price.

There are some 55+ condos where kids cannot live (they can visit) so the pools would be mostly kid free, but grandchildren are allowed. This pool complex area does have the two separate pools which is nice.
