OMG one of the best I have seen and totally meets my needs salamat! I love the huge covered balcony on the 2nd floor! Ito lang ang babaguhin ko: 1. Tatanggalin ko na ang bar counter. Pampasikip lang yan. With that out pwede na mas mahabang dining table. 2. Tanggalin ko na porch. But at least hindi siya kumakain ng living room space with this design. 3. This one many will not agree: I will sacrifice the high ceiling of the living room for a toilet and small storage room on the second floor. Kailangan kase ng CR para mag wiwi kung mag-iinman, di na kailangang bumaba. And the storage room will come in handy for the folding table/s and stackable chairs you will have when people will be on the covered balcony for meals and drinks. 4. For me no need for the exterior stairs to be covered. Kase kung umuulan hindi ka naman dadaan diyan, sa spiral staircase na lang sa loob. The back stairs for me can be a simple metal ladder na halos emergency exit kung sakalinig magka sunog or whatever habang nagba-barbecue kayo at nakaharang ang main door. I would make that main door a wide sliding door to the loft, which can even be a TV room/den. But it is a masterpiece and I think fits my idea for a small rest house in a cool climate. :) Kasya ba ito sa 10 by 15 meter lot? with 2m easement and 3m frontage?
Another idea: I can flip the balcony. Make the balcony on the right side instead of the left. That means when I put in my 2nd floor toilet it will be on top of the first floor toilet.
Gawing store room na lang stairs at the back para sa mga extra gamit at under the stair sa loob ng bahay gawing pantry at pwede rin po sa tabi tv may mini altar at yong open cieling sa living room gawin isa pang room at may common toilet and bath at may wall lahat ng room sa taas for privacy lalo na pag guest gustong pumunta sa balcony.

@@GawangArkitekto thanks for ur reply sir, actually sir nagustuhan ko talaga ung design na to kaya nagpagawa ako ng bahay from this design, just statted 3 weeks ago... di ko lng talaga na copy ung sa back side kc na mislook ng carpenter na may service area and stairs sa likod, naka bakod kc ung lote namin and halos nasagad na ang wall sa may back part ... thank you sir!

I need 2 story house with three bedroom, two master bedroom- one master bedroom on the first floor, two full bath and one bathroom with shower only two car garage on the first floor and a porch . also washroom inside the house and dirty kitchen, pantry in the kitchen at least 1,600 to 1,700 feet with split aircon, with water heater.

BASTANTE LOCURA AL RESPECTO DE LA DISTRIBUCIÓN DE LA CASA. DE PLANO NO ME GUSTO NADA. QUE.TAL EL QUESQUE ARQUITECTO. QUE NO TIENE SENTIDO COMÚN AL RESPECTO DE LA UBICACIÓN DE LA CASA. Y LUEGO ESPACIOS MUY DESPERDICIADOS. NO . YA NI SIQUIERA LAS QUE DIBUJAN EN EL KÍNDER.
Es solo un diseño básico o simple de una casa económica perfectamente hecha para personas de ingresos bajos y medios aquí en Filipinas. Obviamente, no puedes esperar algo lujoso o grandioso en él. Pero gracias por tus palabras. Dios bendiga.

I also think steel railings on the balcony would be better than a solid cement wall.
