Its really not that bad on the surface streets. Just the freeway that's backed up during the morning and afternoon when all the people in Temecula are driving through.
Any pathway that is an alternative to the freeway or highway is bad. Fall Brook gets so much traffic from people cutting between the 15 and 5 or 76. It's just through traffic. Our street is 25mph and people are going 50! Mon to Fri. Never any cops around

Or bought earlier I paid $139,900 for San Marcos in 1993 now Zestimate is $809,200 now in our second SM house using the appreciation from the first house. It was still "the mortgage twice what we paid for rent " in 1993 but was one of our best decisions at that time.

EXACTLY! There is zero parking for cars, and it would not seat enough spectators to draw a major league team. It is pretty clear that once the existing arena is torn down, they really have no intention to build a actual new arena... they will quickly change their plans to build more "affordable" (my keester) apartments in the small corner where the arena is supposed to be built. It is an obvious scam like Sucker City was.
Dude! If you are seriously excited about Better Buzz, I think we need to take away your San Diego badge. Their coffee is not very good and in a city filled with tons of amazing coffee shops and roasters it's a shame they're putting a giant coffee chain in the airport instead of something nice. Also, Chula Vista isn't in San Diego :-)
I wish Convoy district would get an overhaul. Its not walkable at all, but so many good restaurants.
Parking is a nightmare too. It would be amazing if they could run a trolley line up that way too. Not sure if it's feasible.

I agree that intersection is awful but if you go west it’s a little better.
