Winnipeg's Best Neighbourhoods REVIEWED! With local Realtor, Jennifer Queen (2022)!

  • Today, on Real Talk, we review the RE/MAX 2020 study that revealed what Winnipeg's Best Neighbourhoods were. Now keep in mind this report was done based on polling indpendent RE/MAX brokers and having their Realtors choose which neighbourhoods they would recommend based on preset criteria. I will go into a bit greater depth in the video on the area, but here are the criteria used as well as the neighbourhoods (and links, if we've shot these neighbourhoods for our Want to Be Our Neighbour Series):
    So first, et’s just talk about the criteria that was provided to the agents in ranking these neighbourhoods. This liveability criteria was:
    - Affordability
    - Easily Walkable
    - Proximity to Work
    - Population density
    - Proximity to public Transit
    - Access to green spaces and or dog parks
    - Easily driveable
    - Proximity to health or medical services
    - Proximity to big box stores/chains
    - Easy access to bike lanes and/or walking paths
    - Proximity to preferred schools
    - Neighbourhood with diverse cultures and ethnicities
    - Proximity to independently owned retail/stores/gyms/bars and restaurants
    So without further adieu, here are the top 10 ranked neighbourhoods in Winnipeg based on this criteria (in no particular order):

    3. Osborne Village. Unfortunately we do not have a video for this area - YET!
    4. Fraser’s Grove. Shall add to the list to shoot a future video for!
    5. Scotia Heights. Yet another neighbourhood we have not yet highlighted and realize we should!
    6. Wolseley. We are currently working on a video for Wolseley.

    Just some other considerations in closing. This list had some great criteria set forth in its evaluation. However, it really focused on proximity to downtown core and major services.
    As cities grow over time, you notice the development pushing further and further toward the outer core of the City. So if you are looking for newer construction homes, your options in any of these neighbourhoods is going to be a bit more limited. None of these areas are known for new construction offerings, with the exception of some infill houses being built. But that would be the exception, and not the norm.
    If you are looking for newer subdivisions around the City, there are also a number of great options that still offer great routes to the downtown core, great school systems, and an abundance of green space.
    This study also did not give a lot of weight to crime rates - which does seem to be a top 2 concern when people are calling me for advice (the second is the weather - and that is the same throughout the city, sorry). Some of these areas do statistically have higher than average crime rates.
    Ultimately, you need a neighbourhood that works for you and your family’s particular needs, so that is something that may look different for everyone.     Great video! Your final thoughts/ comments are really important. When we moved to Wpg, we rented in Osborne Village and then bought a condo there. We loved the vibe of the Village and we could walk to work. Then our kids grew older (and we got a dog) so we moved to Tuxedo and it is perfect. We have a lot of friends in Wolseley (I think it's misspelled in your video) and they love it. It seems like the houses in north Wolseley (near Portage) have to worry about minor crime but the closer you get to the river, it goes down. We also have friends in the West End and they love it. They know all their neighbours and it also has a great vibe. For us, my wife is really (really!) into gardening/ plants so we wanted space for her veggies and a mature neighbourhood with lots of trees. Also, no crime around us. I heard that our neighbours don't even lock their doors! And super easy for our kids to walk to school.

    Very useful video as we try to understand the neighbourhoods before buying. Suggestion, as we are not, yet, familiar with Winnipeg, it would be useful, for the video, if there was a map behind you and point to the area as you talk about it. Yes. I was able to find them on a map. Just would be more convenient and remove some uncertainty if they were pointed out as mentioned. Thanks.

      Thanks Alan! Not in this video, but the other videos we shoot that talk about these specific areas, they do show you exactly where they are in the City. The videos shot at home from my iPhone though, don't have the same editing budget, as I'm sure you can tell! 🤣

      For a more centrally located neighbourhood, I really like St Boniface or Norwood! Osborne also has some great rentals, too!

    Very helpful info. Does Norwood have a higher than average crime rate and is it downtown?

      Norwood flats tends to have lower crime as there is less through traffic coming through that area!

    I am struggling amongst River Heights, Linden Woods and Charleswood. Would you please give me some more insights in terms of the school’s reputation and crime rates in the respective areas? Thanks! I am moving to Winnipeg in September.

      Hi Yvonne, all of the areas you have described have great schooling and would be considered safer areas, in my opinion. I think you've narrowed it down to a great list!

    River Heights was always considered a lovely area, but not now. All the lovely turn of the century homes are being torn down and ugly town homes are being squeezed in between. It looks horrible.

      Hi Suzan, most of these areas would include some rentals. But truthfully, there isn't an organized rental market here and we don't work in rentals so I wouldn't be overly qualified to speak on the topic.
