  • How much does it cost to build a house?? This video is a complete cost break down on how much each part of the build.
    I built my first house for a real estate investment rental property. I started the build on Jan 9th of 2023 and finished March 20th of 2023. It only took me 77 days! I built this house in north Houston Texas. It is a 1500 sq ft house with 3 beds and 2 full bath rooms and a 400 sq ft one car garage.
    I completed this build without any guidance or mentorship whatsoever. I simply learned as I went. Obviously it is a large project for anyone to take on for the first time, but it went surprisingly smooth.
    This is a video of the house tour where I show off the completed project. Yes I built on a budget, but I will continue to get better as a builder and I will take bolder steps to build nicer houses. But also, I have to keep in mind these only be for rental properties so I cannot go too crazy.
    Now that I have completed my first build, I am starting a home building business, Robinson Builds LLC. I only plan to build homes to keep for my own real estate rental portfolio.

    Great job. You really didn't underestimate too much. Nice looking house for $105/sf. Great finishes. The landscape, propane tank and the cabinets are what put you a little high of the budget. 77 day completion time is excellent on you first build. You also put together a great show.     Bro, I used a builder, I was pretty involved and I was basically getting bids from other contractors just to see if it worth hiring a builder or not.. and let me tell you you saved roughly $50k-70k . You already have a lot of equity in this house if you decide to sell it.
    I was honestly happy with the builder and I actually left him a tip of $2500 credit. It is A LOT of work, and basically I couldn’t do it with my full time job. But it is very rewarding when it works out.. congratulations!

      THANK YOU for watching! I got bids from McCoy's, Builders first source and then also 84 Lumber. Ultimately 84 lumber had the best prices so I purchased from them! and The cabinets are European style purchased from Asia cabinetry in Houston tx.

    Great video! I think you're at $132/sf. typically the total square footage is calculated based on finished area, not the garage. at least thats the industry standard in the midwest. you mentioned 1,500 finished in the video. great breakdown!

    Great video! I don’t know how much rent is in Houston for a house like that, but it might have been cheaper to just buy a house to rent it, rather than build one, for a better ROI, in terms of paying back your money faster.

    Was a good breakdown , two questions, do they charge in your municipality to get your C/O paperwork and sticker ? The other I think I got ya on one item you missed, I see you have house numbers for emergency services but looking at neighborhood didn’t see mailbox cost ? Which may not be required but I would imagine given others . Area seems pretty lax on the elevation approvals per other house elevation right. You raising your lot that much makes tricky to not have conflicts with shedding your water . Even tho you were the low lot. Be interesting to see how it all diverts with the swells. I assume no HOA approvals either. As always don’t forget to add extra sleeves concrete walks or drive . Future irrigation or low volt , landscape lighting ect. Also what are the comps in your area ? Be interesting as well

    Question. My dad is a retired contractor so I grew up helping him do everything. I'm getting ready to build my own house, I know how to do pretty much everything except one area that I never fully understood how to do. That is laying the house on the lot, then once the basement is dug how to lay out the footers and put the rebar in the footers and get ready for the concrete to be poured. Who do you hire to do that and what is it called? Dad always did all of that he never hired anyone to do that part.

    Many of those costs are so cheap. 2k+ for tile? People charge 15k per bathroom remodel. 2k for floor install? Thats what they charge per room. You got an amazing unbelievable deal or you know contacts or trade partners who work with you lol. Would you work as a construction manager and build more homes out of state? I’m planning to start my own business and start building but don’t have much experience with all those trades

      I met all of the subcontractors about a month or two prior to starting to build.
      And I probably would not work as a construction manager, and build more homes out of state and less pay was extremely high. Hopefully my contacts helps. You learn more about building so you will have the ability to do so with your new business!

    Great video. Very impressive what you were able to do. If you don’t mind me asking, after you seller refinanced; What will be the net you profit monthly with rent after your mortgage payment?

      Interest rates directly affect my monthly payment and since interest rates are high at the moment, my monthly payment will be kind of high. So my payment will be $2300 ish and it will rent for $2500.

      So yes a very small profit but over time rents will increase and also interest rates will fall back down and i will make larger cash flow or profit

    I’m in the planning stages of my build in Dallas and curious how did you ensure the quality of the work from the subs especially bigger items like foundation, framing etc? Since this maybe the only work they may be doing for you they may do shoddy work and never respond to text/call once they get paid.

      Great question! So for the major trades like electrical, plumbing, Hvac, etc, I made sure that sub contractors carried insurance and had correct licenses. On the foundation, I used an established local company that does a lot of new construction houses in the area. For the framing, I only used a small contractor who had one crew. But I met with all subs prior to starting the work to vet them as much as possible and to also establish a good relationship with them to make sure they were a good fit. I would ask them questions and test their knowledge.

      To answer your question specifically, the main way I accredited the subcontractors to be worthy is in which the process on how I found them all. I found all of the subcontractors by going out and searching in new tract home developments. These developments consisted of nice 3-4k sq ft houses with very nice home building companies. Basically I heavily relied on the assumption that if the subcontractors had the credentials, skills, ect. to work for those large home builders then I was sure they would be able to execute my small build. And it worked out!

      And to be honest, my house was very simple and basic. It did not require a special level of skill on any trades. So I was comfortable trusting the level of skill of those contractors. Now if I am building my dream home that is 10k sq ft with custom carpentry and difficult foundation layout and custom frame work, ect. I would have made sure to find contractors who had that level of skill maybe by going out to developments where homes are larger and more custom. If that makes sense!

      @@CaseLucasRobinson That's exactly what I did when I started. I did get ripped of by one concrete guy who turned out to be a crook. Cost me $20k. I wrote him the final check on completion of the slab and he stiffed the concrete delivery company. Live and learn.

    I know that your trying to expedite the process Case, but is there any part of the process where you can start your own particular subcontracting business with a crew (like you did with the roofing) like a cement business or a dirt work business, where you can save on the costs?

    So im also in Texas and this got me thinking about building vs buying. How did you save up 200k+ to build a house though? That's more than 4k being saved per month for over 4 years straight... I don't even make 4k a month

      Great question, get a higher paying job. I would recommend getting some kind of sales job. I sell roofs going door to door.
      You can make over 100k easily in 4-5 months out of the year selling pest control during the summer going door to door.
      I would recommend you getting a higher paying jobs, preferably something in sales that way your performance determines your pay.
      Unfortunately mc if you are not making 4K a month, you will not be able to save up. Make a change and you can do it!

I have thought about doing car sales but I've been to a few dealerships that have dozens of salesmen and they said it's hard to compete sometimes. 100k in a few months sounds crazy though, even with a degree I don't think I'd make that in a year.       I’m pretty sure the permit was less than 100 bucks, and the whole permitting process took me less than two hours of my life. I just realized I left that out of the cost tracker, but it was such a small cost that it’s not a big deal. I walked into the county and got the permit and walk right now.
