@@MrMatt531 its a good place to start with for legal templates, but no- i would not trust it for something as crucial as a lease agreement. I work with several lawyers and much of their business comes from fixing issues using legal zoom has caused for their clients. Because a lease will be a huge determining factor in the success of your business (and therefore your financial future), I would hire someone local with a good reputation who you align with!

Not really since it varies so much by city and state- and those numbers and requirements can only be determined by your local municipality and they will work with your architect to do so. We have such little control over that as owners, so i dont spend a ton of time or energy on it, but i should do a Q&A with an architect to help clarify the topic!

You wouldn't create your own lease unless you are the owner/landlord of a building you are hoping to rent out. When you are looking at spaces you will Generally submit a letter of intent to lease the space, at which point lawyers get involved and the landlord produces a lease agreement which you as the prospective tenant can negotiate
Is it always better to own your space if you can? I am very new to all of this, but I didn’t know it was possible to buy an on commercial spaces or do people typically buy homes and convert them into business spaces?
