Be careful with the "First American Home" builder. Several years ago, after being approved and building my first home with the builder through their in-house lender a month before closing, the lender said I no longer qualified due to Obama changing the USDA qualifications. Which, by the way, the qualifications haven't changed as of today. Prior to that, when I was questioning some of the company's bad practices, the lender reminded me of how much equity I would have after closing($40,000). Years later, we now see what some builders are doing to buyers when the home increases well over the contract price; TERMINATING CONTRACTS! My biggest mistake was not using my own realtor because the builder said I didn't need one because they had an on-site realtor and in-house lender. Just be careful if you're a first-time home buyer.
i'm a part time woodworker and have delivered furniture pieces to that area. it is a super nice and quiet area. the lots are definitely big. its on my radar for sure.

So jealous that in Texas nobody gives a fk about urban sprawl. It's certainly a swear word on the coasts and especially in Toronto, where I'm at. These subdivisions would be considered criminal in Canada for the wastefully generous lot sizes. By the way, do u guys still have those ~$230K 3bd, 2ba starter homes by Rausch & Coleman in Conroe or Magnolia?
