其實任何一個時間點,睇香港kol,係任何地方嘅樓都係一年升20%的,幾年前睇日本大馬又係咁,依家英國又係咁, 睇返一年前某kol 推m27 170k,你依家search 又係咁上下價位,有d history仲係之一兩個月前mark高一倍,之後死死氣mark 返低... 價位呢,就無論大馬泰國越南日本都推3-400萬....生活費呢就無論大馬泰國越南日本都一個月2-3萬....就其實點解要咁呢
不過賺200萬，比政府對分起碼28%稅，又要維修，收租又扣稅，空昌期無人租又要市政稅水電媒成本費，拿咁多錢出來，咁高風險，自住還可以，投資要考慮清楚🙄
Wrong concept. I own few properties in UK.
The 1st property (Your home) is free of capital gain tax no matter how much profit it is.
For example: Coco bought this house at GBP750k in 2021, sell it GBP950k in 2022. He can make use of it to buy another house for home stay. No capital gain tax at all.

I can say my buy-to-let properties:
Gross rental yield: 5.8%
Net rental yield: 4-4.5% (after deducting all the expenses you mentioned)
which is much attractive than HK properties.
However, holding some buy-to-let properties you need to consider the risk of price going down if you have heavy mortgage on hands

The UK properties price went up so much in 2020, 2021(or even 2022 coming) some people figure out of :
-Stamp Duty Holiday
-Help to Buy Scheme (5%) *HKers most likely cannot entitle
-Lower interest rate (relatively) mortgage rate 2-2.5% local
-Tremendous Buying Power after Covid end
-BNO Visa HKers buying power (but concentrate on good school catchments )
