    I remember moving out of a rented house and when I was done, the landlord had nothing to do because it was ready to be rented. I cleaned it and left it the way I got it. I can't understand how people do this to people's place.

    Good day to you I am a landlord myself and sometimes we have to take the blame because we do not view our property every six months and do walk through. We need to do background checks find out the reason why they have to leave their previous property. Sorry for your loss be strong this too shall pass

      Respectfully. doing regular walk through and finding out why they left their previous home is NOT harassment. Renting comes with risks but it's quite in order to take these steps to avoid being in a bad situation, some landlords even ask for paystubs. @@yagga8885

    As a landlord you will need to include in your lease contract that you will be inspecting the property every 6 months or every 12 months.

      I agree. The contract should include a biannual check and inventory. Also, state tenant/s are responsible for utility amounts to date of termination of tenancy. Best of luck.

    So sorry about this. It looks like the walls are affected by molds though. That explains the paint coming off the wall. It is an indication that there is excess moisture accumulating in the walls or there was inadequate ventilation.

    Welcome! They do the same thing in foreign. Always take a deposit for damages, and always do a drop-in visit before the end of vacation and get a driver's licence. I saw the worst.

    What you should do is install the little hook things for the curtain rods so they don't have to drill. Ensure your contract has in all that can be done and not done and how you expect to get back the place

    In America, the landlord is responsible for fixing water leaks (while tenants occupy the premises) and painting the property after an exiting tenant leaves.
    When I lived in a rented apartment the property manager made sure that I don’t have water leakage etc… and if I did, it was fixed.

      That's exactly what I'm thinking, why are they complaining when they haven't painted the property or made fixing to the plumbing while the tenant was there. The Landlord is responsible for those fixing, the cupboards looks like they weren't good to begin with. You guys should be ashamed of yourselves as landlord your making yourselves looks extremely bad!

    Some people use kitchen badly,chop things on the raw counter,peel bananas anywhere,oil splash on the back splash etc.I would never do long term rental

    I rented a house for 2yr landlord never visit I was the first tenant on when I was leaving the owner had to shake my hand I paint n clean down the house even part's where they didn't get to finish I did my landlord call me couple months ofter asking if I'm sure I don't wanna come back even if they drop the rent cause there new tenant is from straight outta hell lol😒😒some people are just NASTY

    There were two stoves. One in kitchen are and one in living room area and he stove most like had a glass backsplash that was against the wall hence, a small area on the wall looks clean but going down the wall and the floor will have evidence of cooking on a stove

    Everything you said about the NWC is true. My ex-tenant ran up the water bill and when I asked the NWC to lock off the water they said its illegal. Yet I have seen the NWC lock off other people's water for a small amount. At the end of the day I had to pay all of the outstanding water bill that was left there. NWC has a double standard with these things.

      Whenever you are renting any where never put the water/light/net in your name, give them whatever they need to get same in their name because in the event they owe a dollar when moving they cannot get any connect anywhere else if they dont settle the outstanding balance.

    Adrian and Cass I feel it for you guys. My Dad and Stepmother went through a similar situation. The tenant deliberately destroyed the house before they left. It was so bad that the house was refurbished and sold. It took millions of dollars to refurbish. Someone made a good point. As landlords we have to do an inspection every six months. Also background checks are important. Your tenants were nasty and deliberately destroyed your place before they left. Don't despair. Pick up the pieces and learn from this experience.

      Even when you put the 6 months inspection if they difficult to deal with it becomes an issue as I had that in my lease and could not gain entry. And the system takes forever when you pursuing legally

    Outside of the mess, I believe some of the damage seems to be purposely done. It should have been legal to call her name so that no one has to go through this with her ever again. Wicked!!

    Faulty paint job, faulty tile job and around kitchen sink did not sealed properly so water damaged the cupboard. Concrete and tile counter work best on rentals
    Candle can cause the smoke over a period of time.
    Kids were there so accidentally there can be broken window.
    Longterm rental is not for everyone. You have to vet prospectives.

    So sorry your place got such damage. I am a landlord myself and recently I went through the same. Tenant left owing 8 months rent, almost $100G in water bill and a lot of damage inside the house. I’m just in the process of renovating. God will work it out for you.

      @@familyramsay8235 The lease was expired and the tenant decided he was not ready to move and he’s not going to pay rent anymore. I had to go through the court to get him out and trust me the lawyer fee is not cheap.

      Put the water and light bill in your name so that you can monitor it monthly, you send the tenants the water bill and light that way if they don't pay one month you are aware.

      Install the pay as you go from jps. NWC should have pay as you go as well. So If they don't pay the bills they get no service

    sometimes the quality of paints and infrastructure influences the deteriation the wall and ceiling colours sometimes change from not being so pretty, have houselocked up for over a year these schemes houses finishes contribute everthing is just basic after use quickly things deteriate, what has made it worst this was a nasty tennant you had

    Good morning
    My husband and I are landlord ourselves. We have two rental properties and when we was renting our properties we got a realtor to rent them for us, and thank god so far we don’t have any issues. We live in the states and our properties is in Jamaica. But it is good to get a realtor because they do all the background checks not saying things can’t go wrong and tenants will be perfect, but I personally finds it helpful especially for the background checks and making sure the tenants have a steady income and that the income can cover their rent and utilities etc. long story short, it pays to get a realtor to rent your place. Only downside of getting them is whatever you renting the property for that’s what they charge you plus GCT. Example if your rent is a $100,000 P/m that’s the fee plus GCT you’ll have to pay them , a one time fee

      I did that and felt comfortable, also they don't really come and do walk throughs for you, ur relationship ends when they find the tenant and the money was paid. But I wholeheartedly agree with using the services of a realtor.

    Yes,it is really sad. I also had a similar experience, but I live in America, and I rented my house in Jamaica to district constable someone who should be upholding the law she didn't pay rent for 13 months nor did she pay light and water when she left I found out my house did have light legally for 1 year so they took my meter. I thank God the day she left,but it cost about 200,000 too.

    Buy solid surface from Cameron in Hatfield Manchester for future counter tops. If it ever breaks, which is highly unlikely, you just get someone to bake it back. Material is similar to the stone.

    My only advice to you guys on the long term rental is make sure to put window treatment over your windows before renting out. That way they won’t drive nails in your wall. They’ll just add their curtains.

    I'm so sorry for your loss. Don't know what is wrong with some of these people. Sigh!!! I rent, and I treat my landlord house like is my own house. The very 1st place I rent I lived there for 8 years and the landlord never had to paint because I keep the place clean and the paint was white. When I was leaving, I got back all my deposit because not one damage was done to their place.
    The only reason I left was because I purchased a vehicle, and they started giving me a problem saying I could not park my vehicle on the property. I should leave it on the road that was not going to happen. So, I looked somewhere else, and I leave and I know they will never fine good tennant like me again.
    Where I rent now my landlord now said he would make regular visit, he use to come regularly when I just moved in to check if everything was in tact.
    I could not tell when I saw my landlord because he recognized that I take very good care of his place like I would if it was my own place. I ensure that I take care of his place because people work every hard to have their house and they are offering a service so I ensure that I take every good care of the property.
    What I observe is that good landlord hardly get good tennant and good tennants hardly get food landlord's.
    You all should publish their faces so they don't go somewhere else to do the same to other people and sue them for damages done to your property. She is very out of order.

    Second room seems to be an electrical fire like a fan or iron left on for long time. As it relates to utilities the light goes with the person wherever they go. But the water is attached to the premises and so whatever bill they leave behind you the owner has to pay.

    Hello Delpratt family. This is indeed awful! I'm also dealing with a nightmare tenant who complains about excrement flooding the tub but refuses to leave the premises and doesn't pay rent! It is indeed an awful situation. Time and the courts will prevail!

    Had similar tenant damage done several years ago in the kitchen and bedrooms (we almost passed out when we saw it first) and came to find out they were making and smoking meth. That’s why all that soot looking damage from the chemicals and use of multiple propane tanks in the kitchen area. I am so sorry this happened to you.

    If you are renting a home with inadequate or missing windows/AC/Fans the ventilating of moisture could become a problem, with time. The so-called "candle/dark walls/smoke/soot" could be mold. Molding is caused by inadequate ventilating of moisture. Weeping concrete/moisture wicking in the concrete- will result as the moisture is trying to evaporate and will result in condensation/moisture on walls, flooring, ceiling. Yes! Moisture can also lift tiles- and is mostly evidenced in the center of the room as it is trying to escape/evaporate. If moisture has inadequate ventilation, it turns into a darkening of the concrete and could lead to mold- see the nice gentleman trying to rub it off the wall and the nice lady telling him to leave it alone- that is possibly mold. Installing fans, ac or another cross-ventilating window could alleviate the issue. If you are planning on renting a place and there are rooms with only a single window/ no cross windows or other ventilations- even if the place looks "great" be cautious. A lack of adequate ventilation is evidenced by peeling paint on the wall caused by the concrete weeping under the paint and subsequently lifting the paint off the wall so that it can be easily peeled off. Be aware that breathing issues could be caused by mold and could be harmful to those with health issues such as asthma.

Listen I know person who lives in these homes for years and never see one looks like this, even lock up and gone overseas, none in this condition, so please get the facts and stop justify these tenants disgusting behavior from book knowledge.

      It was smoke. This is not America! Home don’t develop mould like that here. Hundreds of thousands of homes across the island are built in the same way, same floor plan layout. Don’t come with speculations and assumptions based on where you are living. This is a tropical place.

Some could wonder: "what is that damp, musty smell in certain areas, rooms, and closets in my home." There are others who will be deluded into thinking their ear, nose, throat issues are allergies. With prolonged exposure, health will worsen, and could result in permanent lung scarring and difficulty breathing, ... if the mold is not remediated. Even a minimal exposure to mold spores can be dangerous. I know first-hand of many Airbnb's and other places in Jamaica and the tropics that are riddled with mold. Mold is most often growing under sinks, around windows, inside closets, anywhere that has moisture coupled with inadequate ventilation. As the spores spread easily, it is quickly inhaled into the lungs, so it has to be remediated carefully. Any belief in the absence of mold in Jamaica/the tropics is a critical error. Many other commenters have also pointed out the faulty construction, the quality of rental maintenance, as well as their own mold suspicions.
