    State benefits is screwed up. Military/Veterans did not serve for one state or a other. We served for the entire USA all state benefits should be the same for each state.

    Everyone just save your money for closing costs so you won't have to worry/stress about it when you're looking for a home. You can take out money from your TSP/401k if you're desprate The state programs are wonderful if you're in that state.

      We do, we have a local loan officer there too who is amazing. I STRONGLY URGE you to look now with your credit how it is. The FED is moving rates up so quickly that any benefit you may get from a higher credit score is likely to be wiped out by the FED hikes.

    Hey Team,
    We are first time buyers and are in the process with Jennifer.
    1. Would applying for a closing cost assistance hurt our chances of getting an final approval on the loan? If not.
    2. We are stationed in Washington State are wondering if the state has assistance program for VA buyers.
    3. Is it the buyers responsibility to start the process of getting that assistance? Or is it the lender’s responsibility? Just curious this process is been very overwhelming.

    Can closing costs be from some kind of assistance (MILITARY OR CIVILIAN), and if so, are there timeliness to be kept from getting approved for any assistance to the closing time?

      You can get closing cost assistance or credit from the seller or the lender. In some states you may find some state programs but there are very few. Your best bet to get your closing costs covered or removed is to work with the lender or seller

    What if I wanted to pay closing cost out of pocket, on a VA refinance Loan cash out, and what fees will I be charged.

      You can always pay fees out of pocket. What will you be charged? Depends on the lender, and your unique situation. We have videos on fees, but normally a VA funding fee, origination fee, some title and recording and county fees, you will have some hazard insurance and tax prepaid items. Hope this helps.

    Why are we paying closing costs if we have already been given the full amount of the loan. It makes no sense at all. If you get the full loan for a car you shouldn’t have to put the down payment you were just putting extra money in their pocket for no reason. There should not be a need for a down payment when you’ve already got the full loan

      I wish I better understand your frustration or your question. If you would like to restate it I will do my best to explain but the only way to avoid closing cost on a mortgage is to take a higher interest rate.

    Does in Wilmington NC is available for this program ? Thank you 🙏 the seller didn’t pay anything for closing cost. My question is how bout if the seller is veterans too ? Does the seller need to pay 4 percent for closing cost ? thank you 🙏

      In this market the seller is likely not going to cover any costs. We are in a sellers market, lots of offers on every home for sale and thus the seller has not motivation. Does that make sense?

    210 day rule implemented by VA in 2018 will screw you out of using your VA loan if constructing your home. Most of these people will not tell you that. What is it? 210 days you have to wait to lock in a fixed rate, and you will have to make a minimum of 6 mortgage payments in your home. Thanks VA!

      I do not believe that is accurate, and you can do the one time close construction loan with VA too. We have just recently started do this. I am pretty certain the 210 day seasoning rule does NOT apply to construction loans being paid off.

      it is but the catch is you can't be working with a lender or a realtor when you apply. You get assigned a realtor and lender that are "trained" in how they can get you closing cost assistance grants. I was looking into them and that part put a bad taste in my mouth. If you get denied by your normal lenders they are worth a look as a last resort

    Good morning, i had a client who went thru navy fed preapproval promise for a va loan, he got denied bc of his credit score. Experian-630 soft pull… im puzzle on why that happened…

      While his credit score is not bad at all, there are other contributing factors that play into why someone would be denied for a loan. Late payments, debt to income, etc. These are all things that they should have gone over with him. If he would like some more help, have him give us a call. Thanks for watching!
