    You can take the approach where you don’t negotiate rent and tell S-8 applicants that if s-8 refuses the rent amount you want, you won’t do the contract.
    And if you are going to rent and contract with the housing authority, get a list of all that they require FIRST so you know what they are going to have issue with.
    Section8 inspections aren’t about how clean the house is. It’s about things working and being up
    To date and safe. Threw don’t do section8 inspections for pretty or updated. Heck, some thing I THINK they should fail for, they didn’t. But I think your experience will vary depending on the housing authority. Some are better than others.

    HOLD UP! They were willing to fail you AS LONG AS THEY COULD, so they (Section 8) didn't have to pay you rent.. Every failed inspection sounds like a free month for them 🤔

    Where I lived at the landlord asked for an increase and there was no inspection, except the annual inspection, which didn’t happen during COVID. The next year it was a zoom/ FaceTime inspection. Where are you?

    Most of this could’ve been avoided had he went on the housing authority website and pulled the Section 8 guidelines for the inspection. That should’ve been given to your contractor and this could’ve been avoided. They just don’t make up stuff as they go

    Sad to say I guess u can’t even ask for an increase I guess you have to keep the rent the same and do the repairs if any on your own which is a-shame, and you still lose ..

      Owners are always responsible for repairing their properties, and landlords can absolutely request rent increases from the housing authority.

      Only spent 6k on improvements and doubled the rent. Could you imagine a dealership putting new tires on a used car and doubling the price. I really think he got greedy.

      Not at all… in that same apartment i have units that rent for $1200… and as far as how much i put in… i put in $655k into this apartment unit… value for value ✊🏽

      @@ThisIsMeTakingActionsection 8 doesn’t care how much you put in to your property. They don’t base their payment standard or reasonable rent market rates on that. What they will pay is determined by Federal funding and budgets AND what is reasonable for the area.

      Doesnt make sense… in the first example rent went up $100… failed inpsection 3 times….
      Second scenario… rent went up $500… failed twice they ended up paying 100%

      It does not! They have a program called the Family Self Sufficiency program that matches tenants rent payments in an account for 5 years , and at the end the tenant can use those funds to purchase a home.
