    23 year old kid coming out of college getting prepared for my Real Estate Exam with no real knowledge about secondary market. Reading and having troubles grasping the concept for hours , clicked on this video and understood in 10min! Keep it it up Man! Subscribed w/o even checking the other vids out. Explained with such creativity and fun, you don’t find that often. Keep pumping content out like this!

    Man the delivery in this was so capturing and funny, like you're sitting down with your Italian uncle from New York who's reformed from his 70s mafia upbringing and has a sweet spot when teaching his nieces/nephews about life. first time watching this guy and you got a subscriber! 😅

    I legit pictured this whole scene in my mind and almost visualized it like the TV show Shark Tank, where someone was walking down the hall entering to a room to ask for something!!     I want to thank you so much. I’m a dyslexic pre-licensure and have failed the real estate exam twice. The passing score for the license is a 75%. First time I got a 71 and I literally took the test yesterday and got a 74. so confused on primary and secondary market and just could not get the concept of it. The course material would basically teach me if I had already knew what it was. Now I’m confident that I’m gonna get that 75. I want to score a lot higher than 75 though.

    🤗😂You just made my day! I am a retired banker, 35 years in the industry, and those images of primary banker vs secondary market are so right. I still remember the guy that tried to get me to sell loans for him in the secondary market, but my instincts told me that he came from a smokey room, so I kept my position as Sr. VP of the bank. Lol

      Also, no video on the difference between debit and credit. But, you can remember them as the debit is money that you owe while the credit is money that is coming to you.
      You can remember it like this: "debit" looks like "debt" You gotta repay your debt! "Credit" you are given credit for the closing so you get money. Hope this helps! YOU GOT THIS!

    Thanks for the video, one question here: If the first mortgage banker lended $1M to borrower with fixed interest rate for 30 years, how much would they charge when they sell it to the secondary mortgage market? Would the price be negotiable?

    question is pa a good market to do real estate in? there homes are below national average for price though im in the pittsburgh area which is quiet good, just wanted to know your thoughts on it

      Hey, Joshua. Thanks for asking. You should contact a real estate agent in your area to pick their brain about the market. As a California school, we have a good pulse on markets in this state. But, if the homes are below national average price, then it could be a good market for buyers looking to move to the area. No matter where you go, there's always a need for real estate agents because people are always buying and selling. Market depending, it comes down to who you represent. If you are looking for the biggest bang for your buck, then I would recommend moving to an area with high property value homes. Hope that helps! Thanks for watching!

    So how much is a bundle sold for? The lender goes to the Smokey room with a bundle of loans…how is it calculated and sold? Any video on that

      Bundles are sold depending on the money borrowed and the amount of money that is paid in interest. There's not a specific markup because each is different. This is a really technical question and I don't know the answer to it, but if you're curious about it I would encourage you to look into it more and see if other channel have covered it.       They're able to make money with interest rates as most loans do. If you loan out a certain amount of money and charge interest on the loan, you will get the money paid back to you and then some.

    So now that the secondary m.m. possesses the note, and nothing changes on the note...does the debtor still pay the primary lendor?

      Hi, Layne. Great question! The debtor will make payments to the new entity. The debtor is notified in advance about the changes to their loan payments. Hope this helps and please let me know if you have any other questions!

      You can use the "chapters" feature to jump to the section you want to learn about right away.
      But, if you're looking for a quick glance at the difference, the primary mortgage market is where a home buyer will borrow from a lender. The secondary mortgage market is where lenders sell the debt to investors who will buy it to make money.
