      Real Estate makes money much slower as compared to Equities which is much faster.
      The issue is in Allocation in the asset class - particularly in Equity
      One allocates 40-50L by default while purchasing lands/plots, estates in fact higher also
      When it comes to Equity one barely invests 20k to 1L or 5L may be and when grows by 10%-40% exits

      I've been through the 'bonds are beating stocks' periods since the 90s with no bonds and with all aggressive stock mutual funds.
      At 66, my IRA and cash accounts are far more than I expected for my retirement. I can easily handle a worst-case stock crash, Thanks to my CFA.

    My portfolio for the past 30 years has always been self managed and I own 3 shares of Berkshire Hathaway Class A stock (BRK:A) which I bought in at about $17,000 during the mid 90s, I'm currently liquidating some of these positions to incoporate new Gen. Stocks, but am I better off re-investing into Gold as it seems stocks are a little too unstable right now.

      True, personally I work with an expert financial planner, been with him for years and he saw most of these things coming. Working with him has been the best decision of my life! He Adviced me to buy a Condo in Tampa for $100k in 2020, as of 2022 it was worth almost $200k, and he helped me structure the fin-plan to pay it off, now it’s paid off.

      Not sure this is the best place to ask this, but it has got to be Stocks... Of course, you have to be well informed on the right ones or better still, get an F.A to handle it for you (that way, you minimise risks)… Made my first million few weeks back from the Nvidia rise without having to do much unlike with Real Estates where you can wake up to a call by 2am to complain about a leaking pipe...

      I beg to differ on point 3. Real estate is definitely affected by stock market. Without companies paying bonuses and generating profits, will employees have the resources/guts to buy homes? It then leads to oversupply, realtors laden with debt which could become NPAs for banks.

    I moved from Tampa to Santa Clara a few months ago and I’m thinking of purchasing a single family home there, but with real estate prices currently through the roof, is it still a good idea to buy a home or should I invest in stocks for now and just wait for a housing market correction? Looks like NVDA, TSM and AMD and AVGO are strong buys this week.

      well you could put a downpayment on a home and as well diversify as much as you can into Ai, energy and big pharm. stocks like Pfizer and JnJ, ASML, MLM and S&P 500 ETFs. I’d suggest you go with a managed portfolio, but even those don’t perform so well, so it’s best you reach out to a proper fiduciary to guide you, that’s what works for my spouse and I making a whooping $738k in Q4 last year

    5 years ago my rented flat giving 20k rent and flat price was 75 lakh ...emi was 45k.
    Today the rent is 45k and the price is 1.25cr
    The price didn't double but I am not paying any emi now, property taking care of itself. And after 3 years expecting 50k-55k rent, extra income will be there with an increasing price.
    Mutual funds doubled since 2019 without any dividend or income.
    Real estate disadvantage is it needs more money and less liquidity.

    Where your money will grow definitely as well as you will get some good amount of SWP from it.
    Eg. Invest 2cr in mutual funds which will b giving 12% to 15% and opt for swp of 1.5 lakh per month
    After 6 to 7 years your fund amount will b almost 7cr.

    The advantage of residential real estate over commercial is that the vacancy is lower, commercial can have prolonged periods of vacancy. In USA the equity market is booming, and the real estate market is dull, once there is a slump in the equity market, money flows into real estate and vice-versa.

      @@jammivenkata Every time we sell real estate there's swinging of black money. Taking out cash and paying only a portion of it as white to save stamp duty and taxes. This illegal activity has become the norm in India, and equity has no such provision. So when you mix the two there's gonna be unnecessary headache. So the way I see it, unless you are earning black money (business, cash, undeclared incomes) you don't need unnecessary real estate headache. I just a buy a house to live and do all investments in white legal way.

    I lost lot of money in real estate.. May be bad decisions and bad luck.. At least 3 small properties of 40 lacs invested 10 years back and no guarantee of I would get back anything next 5 years..
    Delhi NCR people knows the failed real estate stories of Amrapali, Supertech, Jaypee, 3C, Logix etc etc..
    But my share market investment in mutual funds and smallcases are giving me real returns on money invested and with minimal risk and great peace of mind..
    I would always favour share market investment.. And here I don't suggest intraday OR F&O.. I suggest long term investments..

    On a lighter note, did someone note the difference in attire of the two experts? The real estate guy was in a complete professional look with tie and all whereas the equity proponent was in a bit of casual attire with more practical insight. Buying real estate and investing in equity may not be apple to apple comparison but this guy again reminds me of the big bull Jhunjhunwala ji. Simple living but real growth mind.

    Invest in good Nifty fifty stock for 10 lakhs wait for 5 years it will go upto 25 lakhs - use that money for downpayment in a residential property (if salaried for tax rebate) and commericial property (if not salaried)
    Then you can buy a property worth 60 lakhs instead of burning it with 17 lakhs and getting stuck in life.
    Stocks are always good with small amount as risk is involved and always go for reputed builder real estate except Lodha
    Freehold land
    Nearby infrastructure and you will get good returns
    There is no one way formula at all
    You can get rent and since thats additional you can invest in sip and so this hybrid will help you grow gradually but will have steady returns.

    In last decade real estate actually grown at 8% CAGR. Stock market 10.9% CAGR. For sure they are not making 25% CAGR but stock market guy is closer. From risk prospective - Real estate is much riskier bat because prices are all time high, reached out the reach of common man. 3BHK - 1 crore is very difficult to dissolve, who will pay 2 crore for flat and why? Except Mumbai. So plan accordingly. Real estate down QoQ Anarok said 8% propequity 16% down. But significantly down. Other risk are tech is already in recession, layoffs happening, WFH increased. Similarly stock market is at 23PE. Means profit of 23 years is in current stock price. So its also expensive. Risk is global war impact, retail SIP shortlived, 3 months of negative return send them back to FD. Know all facts and invest. A wise never invest in peak, it will invest when nobody is investing like in covid times.

    Real Estate Makes money much slower as compared to Equities which is much faster.
    The issue is in Allocation in the asset class - particularly in Equity
    One allocates 40-50L by default while purchasing lands/plots, estates in fact higher also

    I would say we should do both equity and real estate, if i have real estate then i can anytime take a loan against property and grab the opportunity either in equity market or in real estate. Plus real estate you can put more than 1 crore easily but its difficult for common people to invest more than 1 cr in equity

    The equity guy was more experienced & confident.
    While buying property, consider - EMI + gov tax + society and the rent generated also goes in EMI. Aft 10 years when you clear the EMI you notice that the commercial that i got from builder cost 50 L ( 2013) and Aft clearing loan it cost you 70 L
    Todays selling price you get 80 L .

    1 Cr Flat with housing loan vs MF investment for 15 years
    20 Lac lump sum and Rs 60k /- EMI for 80 lac loan including tax benefit
    Gain
    1 Cr flat with 8-9 % annual appreciation = 5.0 Cr
    Rent (35k - 10 k tex + 7 % annual increment) with 15% CAGR invested in MF =2.5 Cr ;
    Total =7.5 Cr
    House is a large cap, so the rent may be invested into flexi cap for the better return with 17-18%CAGR.
    if the money was invested into MF
    20 Lac Lumpsum in MF with 15% CAGR=1.6 Cr
    Rs 60k with 15% CAGR=4.5 Cr
    Total =6 Cr
    Net Gain = 1.5 Cr

      Doesn't make sense. 1cr growing at 9% for 15 years is approx. 3.6cr and that's without adding regulatory charges and deducting interest paid.

      I doubt a simple 1cr flat will appreciate to 5cr given it depreciates as apartment buildings get older. Land appreciates at a steady pace, not flats.

    The paper work is not hassle free across India in real estate. Buying and selling property involves brokers, commissions and misspelt names and taxes etc. it’s not as straightforward as equity.

    Surprisingly Real Estate guy did not talk about Buying Land and giving it 10 years, and later sell it or build house / houses in it which makes more profit..
    Real Estate is generally a long-term investment, where as in Stock Markets you can make money in short term.
    I agree with one thing, You can get a loan to buy a home, you don't get a loan to invest in stocks, moreover home loan gives you tax benefits.

    I have bet on both; real estate has given me 26% CAGR in last 9 years but won't get anymore. And stock market has given 30 % CAGR in last 9 years.
    Amount invested was 60 lacs and 40 lacs respectively. No active trading only long-term holding .

    Real estate is physical and history of thousands of years, equities are new with couple of centuries history. Equities can go down and never recover like in Japan but real estate will always give rental income

    The big advantage of real estate is leverage that u can use which in stock using leverage ie margin is risky and not to the real estate extent

    Age is crucial below 40 dont take emotinal decision just earn build up your portfolia by investing stocks , mutual funds,etf or gold or anything except in real estate just make a corpus of atleast 50L to 1 crore then enter into real estate at age 40 and atleast switch 2-3 properties in 15 years and end your game by the age 55 where you should atleast own one flat for youto live and some good amount for retirement

    3:13 So if your money doubles every 5year your Cagr is 14.4% and even if you add the rental income being very optimistic then net returns would be 18-19%... So between 19% and 25% there is lot of difference..

      they mix up return and emotion while putting up the proposal which is why lot of people heavily invested in real estate are now in panic after realizing the actual return. And even after doing all these also, balance sheet of even big builders are not having free cash flow. Conversion ratio of operating profit to operating cash flow is pathetic!!
