    Here's the deal... In a strong seller's market the amount of traditional homes will be low and even lower in some areas. When this happens new construction ramps up to fill the gap.
    Buying new construction is different and it can be huge blessing or a horrible nightmare. Only you can determine how it plays out by learning the buying a new construction home process you'll be well on your way to knowing which steps to take and when.
    Unfortunately, a lot people don't do their research first and simply decide one day to go look at all the new homes for sale without realizing they could be setting themselves up for frustration. It's a common myth that a buyer doesn't need their own agent to represent them when buying new construction. Buying a new construction home without a realtor is a massive mistake! The builder's agent is an employee of the builder, representing the builder's best interest. Who's representing your best interest?

    We were so thankful my sister was our buyers agent. She was the draftsman at the builder and helped do our blueprints. She helped a lot during the process. Even though she isn’t a RE agent she got the commission when we closed. We also did get a 15k discount since she worked there. But we aren’t in a subdivision so they didn’t have to worry about lowering the value of their houses in a development.
    Our builder was completly custom. Our floor plan actually came from another builder. We then made a few changes because another builder can’t use the same blue print.
    Just like you said take your time and look at a bunch of new builds so you know what you want.
    Our house took 6.5 months. They finished a week earlier then in the contract. With a one time close they have to pretty much stay on schedule and finish within the date on the loan documents.
    We had a construction key and we were able to go in our house during construction any time we wanted.
    We had a great project manager. My sister gave us one of the builders best.
    We have probably a thousand pictures. It’s fun to look back on.
    We had extra drywall. My dad asked them to leave it in the basement. That way he has some to start finishing the basement when that time comes. They also left all the paint and stain.

    Another good reason to take photos before drywall goes up is you have documentation of structure, which walls are load bearing, and where all the electrical and plumbing is. Did that on my last home and it helped me to know where to hang the tv on the wall right into the studs.

    The thing I thought about most is that you should get a different microphone I can barely hear you I had to crank the volume

    #21. Change the locks. You don't know how many people have a copy of the key from the construction.

    Dont go in your home while being built? HAHAHHA I went in and ran ethernet, speaker wire, insulated interior walls, and added electrical boxes.

    Your videos have been so helpful. I am preparing to build my first home in 2022. Can you make a video that details the max credits you can get for the design studio and would you should stop negotiating?

    I would have to be able to check out the house during construction. I'm very picky on the type of drywall, type of insulation and that all the wood is sprayed with Pink Shield. It's not absolutely necessary, but does make the house safer and cleaner. I would have to make sure that's what is being used before everything is sealed and finished.

      The great thing is that most builders have 3 walkthrough appts. One at slab, one predry wall and a final walkthrough. This is a great time to ask plenty of questions and its the Construction Managers job to explain everything to you and answer all of your questions. I sold new homes for 7 years and these concerns come up often.

    Thanks for this video. I learned a lot about buying a new construction. Now I need to find a realtor to represent me. Right now, I’m dealing with the builder realtor which probably will represent the builder as you said. I didn’t sign anything yet, but he took our information. Will that constitute that I’m stuck with him as an agent, and I will not be able to get an outside realtor???? Do you know any new construction realtor here in Lakewood Ranch -Sarasota, Florida???? Again, thanks for the information..

    Well, I guess I should have watched this video before hand. I already signed a contract for a new construction. Everything you stated has been right on. I was offered a nice incentive, however, since the property was already started and the roof was on, I have not been permitted to make any changes. They have standard white cabinets that I don't like, however it is not a deal breaker. There is a frame there but not much else. Any suggestions....is it too late at this point to get a realtor. I am using their loan company, but I have not started the loan process yet...what are my options??? Thank you.

    Can builders give you a list of building materials used? If so who can you ask for the list?

      Most of this information is in the contract, also the Construction Manager is a great resource for getting this information. I sold new homes for 3 National Builders. Call me if you need more info. 520-369-2027

      In the vast majority of cases, the builder will pay your buyer agent! You've got nothing to lose and everything to gain from the insights your own buyer agent can share with you.

    Why do I need a buyer broker ? They get paid my the builder regardless.

    But really, what can you get me that I can't get myself?You would ask the same questions that i would. I think a realtor is good for someone who has no idea about buying a home. I discuss all options and make an offer. The builder will accept or not accept.

      The agent can speak on your behalf when, not if, but when something goes wrong. The builder pays your agent and it does not affect your bottomline price. Although consumers know a lot about the process, using a Realtor is the best way to go with such a large purchase. Remember, the onsite agent represents the builder, not you. I sold new homes for 7 years and resale homes as well. I've all types of issues on both sides. This is not the time to "short-change" yourself. Besides, it's free representation.
