      I know! Isn’t it crazy?? I really appreciate your kind comment as this is a very trying time for our community. Thank God my house and family are ok, we suffered landscaping damages only. Many are not so lucky. I got power back recently. We are taking these days to help out the community with supplies, generator, water etc. it’s INCREDIBLE how quickly we are getting power back. During Irma it was 2 weeks. Obv the highest affected areas still with no power but overall incredible efforts from first responders. We are seeing the communities coming together and helping each other out. We heard minor cases of looters but overall very much in check which is reassuring! Thank you again for the kind thoughts! We will get through this and emerge stronger. It will be months on some areas and a few years in others, but we will get through it :) I’ll put together another TH-cam video soon for you guys with my thoughts from this.

      @@ar15llllllll I can tell you don't live here. If you live in brand new property there is very little chance your property got damaged. All properties are now been built up to code unless you live in flooding zone. If there was damage If any, then perhaps the property was located along the coast, but that's the chance you take with any property close to the water. It doesn't matter where you are located. Last year my parent's home got flooded after hurricane Ida in New York. So this might tell you that it doesn't matter where you are located you can't never get away from mother Nature. I would do more search if I were you!

    Forget Naples, especially if you are retiring in your 50s like I have. Sarasota is a better place to be. You have Tampa and St. Pete very close, and you have a dynamic city that is growing. I bought downtown, expensive, yes 1.8 million but for the same space and luxury it would have cost me 2.5 in Naples. And nothing beats walking everywhere you want downtown Sarasota.

      I never did like Naples when I visited in 2017-2018. Two of my friends live in Sarasota. Both own their homes. My previous dentist is in Sarasota off Bee Ridge Road. I love the Barnum & Bailey Art Museum. My niece loves Siesta Keys Beach. She would drive there from Gainesville, FL. Great memories! 🌞

    I was born at naples community hospital in 1968. I grew up in naples on 3rd st down by the pier. My grandmother had some apartments right next to St Annes Church. It was the best place in the world as far as i was concerned. By the time i turned 45..ish....Naples started going downhill, due entirely to the major influx of people from up north. Approximately a year ago i took advantage of the high housing market and sold. Moved to Tennessee, for about 6 months and for personal reasons ...unfortunately we had to move back to Florida..not Naples but central florida..we attempted to go back to Naples....our home..but it was...is..out of control. This realtor is 100 % correct on everythibg...especially traffic..especially small big town. There's waaaaay too many people there now. Places i grew up hunting are now apartments..even though the county tries to accommodate all of these people...its of no use. I sure am going to miss it...all the fishing..friends..but ive accepted the fact ill never be able to afford...or tolerate living in Naples..once hidden paradise....gone forever

    My fiancé and I are still trying to stay here no matter what. It’s so peaceful compared to most other places near water and it feels secure. However, there are snobby people and crazy drivers but ignoring that is good for your head haha. The problem is the low wages for younger people like myself who have graduated and are trying to make it here. You’re better off going somewhere else for opportunity but if you stick it out you’ll reach your goals. These goals will be years behind of what you could be doing somewhere else, unfortunately. The seasonal snowbirds seem to be staying longer and longer lately too. Definitely a place to live but make sure you’re ready to stretch out your budget accordingly and you can still make it here. It’s definitely worth it if you have friends and family. Btw love Seed to Table!!

    moved here from Colombia in 99.
    it's been nothing but blessings. and none of what the video said happened to me. got my home in the Naples golden gate States almost 5 years ago, 3 months later the hurricane, passed and brought a lot of money. (work).
    came from nothing and now I'm living the American dream. US Army vet, home and business owner. God bless the USA. don't be lazy.

      got my first girlfriend, first brahma over there. went to Manaos , this was when you guys had cruzeiros still. I really love Brasil. PENTA CAMPEAON !

    What you said is true. We are currently building a home on Marco Island (Key Marco to be exact) . We love it because it’s very quiet . No Airbnb’s on Key Marco, but it’s not cheap. My parents bought a home in North Naples because it was a bit cheeper than old Naples or near the beach. But you pay for what you want. Which is the lifestyle and the sunsets.

    I live in Naples and I’m a RE investor with over 42 units and I totally agree Naples is way overpriced for what you get. I love my home but no problem saying everyone is paying to much.

      Hey Chad! Thanks for the comment! Love having an investor give his input. As an investor you are right, there are slim opportunities to purchase a place to still turn a profit, specially if one needs to leverage with the current rates. I found a great bnb for my client in bayshore in Naples but after running the #’s it would have been almost a break even. Paying too much is also subjective to prices we’re used to from years ago! Thanks again for the input!!

    Everything he said on here is true. But Naples is truly paradise, if you like tropical weather. Naples was just voted the safest city in the US. Yes it’s expensive, but like anything else in life, you do get what you pay for. The thing about the roof replacement is true. We have to stop letting the insurance companies dictate when a roof needs replacing. I live in a 17 year old neighborhood that has tile roofs. Tile roofs that should last 25-30 years minimum. They are all getting replaced because people can’t get insurance. By the way a new tile roof here in Naples……40-50-60K depending on the size. Now that’s a scam. Look what the insurance companies have done to our healthcare system or what’s left of it.

    I personally love Naples but it expensive(obviously) it's getting crowded too. He's rite about the price of houses, if my boss buys a house on Crayton for $2.5M and we knock it down and build a new one that sells for $7M+. That's the other bad news, if you want a NEW house, you're not going to find a lot for sale in a nice area. The zoning and code enforcement is crazy here, but ultimately good for residents, especially seasonal ones because it keeps aesthetics nice.
    I'll take the blizzard in New England over a Hurricaine any day. I've been here since 2009 and the heat actually was/is an issue for me but the people here are nice, it's well policed. The AC is great but some of us don't ways work inside, but if you're moving here, you probably don't work outside or work anymore at all.

      Hi Delray! It seems you’re in the construction industry! Thank you for the feedback! Yes, royal harbor, moorings, Gulfshore, the knockdown homes come in the 2.5-$3.5m price tag for sure. Also true that most of naples is relatively 60’s-80’s build so lots of knock downs of someone wants a new construction in those areas (olde naples included, although they’re mostly knocked down already). Give me a call I’d love to chat with you more, it looks like you’re also a fellow “masshole”! Hope everything works out for you! We need more skilled laborers in the area for sure, and it’s hard work. It’s embarrassing to me that sometimes I can barely replace a light bulb myself so thank you for your work my friend!!

    The Naples market is stupid crazy! I was born and raised in Naples, born in 61….married and left in 80. I could never move back. What was once my hometown is now full of too many people who…..well, think their stuff don’t stink. The Tamiami Trail was 4 lanes, I remember when the construction took place to take it from 2 lanes to 4. The house that I grew up in was on a double lot. After my parents sold, because the property was becoming physically too much to care for, it eventually wound up in the hands of a construction company that tore it down and built two houses on the lot……which probably aren’t even far enough apart to qualify for social distancing! I was crushed. Those two rather unimpressive houses together today are valued at $3,155,800 together. Over 3 million dollars?!?!?!?!? That is just plain stupid, crazy, unbelievable and not worth it! The influx of snowbirds, northerners, yankees is atrocious. I love my hometown for what is was not what it had been turned into. Naples will always be my hometown, but never again my home. Sad, unbelievably sad. Hurricane Donna hit in September 1960, I was born September 1961, I never experienced a hurricane. Yes, there the odd year that Florida will get hit by a few hurricanes. I’m not talking tropical depressions or tropical storms. Immokalee Road has been “under construction” since I left in 1980!!!!!

      Not beaches there in Naples. I was there in June and ocean is nasty and beaches are bad to. We went to Ft Myers to beach. Love the beaches there.

    Been in Naples since 71, its not Paradise anymore do to all the people who have destroyed what once was a beautiful town and they are trying to make it Miami or Boca. Lido Beach is the best beach in FL besides Destin. I moved from Naples and came back and i should of stayed away . But i agree with you 100%

    This all may be true. But I’ve been everywhere in Fl and I can’t seem to find a place as nice as Naples. It’s also just getting better and better . Beautiful beaches, amazing restaurants , art, architecture . I posted a few pictures the other day and my friends thought I was in Italy . Hurricanes are definitely a downside sept-November , but the infrastructure is pretty new and the city is quick to clean and rebuild anything damaged. Also, everything is landscaped perfectly

    most of his points are true for all of Florida. the points particular to Naples about the demographics and the costs are correct...so please, if you cannot afford to live in Naples, then dont. go somewhere else where you can afford it and be happy.

    I live in Naples we bought and older house yes we had to put money in it fixed it up to our liking and it has double in price we love it great school
    to the beach yea you are correct it’s expensive but its Worth it …

    My wife and I have been vacationing in Naples since 2005,often twice a year, for Nov. And March. We seriously considered buying,looked e tensively about 5 or 6 years ago,but decided against it , since I did the math, and renting a condo or an effiency in a Top hotel gave us a true vacation experience,rather than maintaining a vacation home in the tropics, with the threat of mold and
    hurricanes ,at a fraction of the cost with no responsibilities, but to ourselves to have a good time .Someone once advised me that the best decisions in life,are the things that you do not do, and this certainly holds true for my decision not to buy in SW Florida,but to vacation there by renting.

      True Rich! My clients who buy typically make use of the property at least for several months, and allow friends / family members to use throughout the year. Of course they have also accumulated so much equity that theyve been incredible investments. But yes if you’re only using a few times a year, renting is the easy solution- as to why we have such a strong rental and investment market here. Enjoy your trips!

    I've lived in Naples for 30 years. There is serious growth here and for that matter everywhere that's a desirable place to live. Home values have exceeded surrounding areas historically since I moved here. There's a reason for that and I would have a hard time agreeing to not invest in an area that has shown a better return on your money. That's just bad advice. Hurricane concerns are not just a Naples concern, they affect the entire South East. Insurance premiums are a concern, my rates just went from $9,000 to $14,000 annually. Much of the area mentioned in this video isn't even Naples, some isn't even in Collier county. Naples ends at Pine Ridge Rd and is only about 6 square miles in size. Average home price for single family is 1.4 million. The only things that I can agree with this video are insurance issues and if you're buying now it's likely the top of the market. It's a fantastic place to live if finances allow.

I should have clarified I’m referring to collier county as a whole (including north naples, se naples, etc etc and Lee County. The Board of Realtors doesn’t only take into account the 16 sq mile naples but rather it’s entirety for data purposes as well, and the majority of clients and realtors would refer to its entirety as “naples”, but you’re right- collier county is a better term :). Thanks for the correction and comment, love to hear from another local!

      It’s so funny you say that! I visit where I grew up in NE every couple years or so, and I always feel the same way - unrecognizable! New businesses, growth, different people! I’m glad to hear you have fond memories from growing up here! I feel like 90% of people I meet here are from elsewhere in the country that end up here as transplants lol!

    I had a condo on the beach Park Shore area from 1987 and sold it in the spring. The expansion of the town finally got to me.
    It was such a nice town when I first bought in Naples. It's still a really nice place to live but I saw a major change in the types of people moving in.

      @@TheDguerrero91 @Dan The people that I first met back in the late eighties were so down to earth and real, they had money but they didn't put on airs as they say. In the last number of years the people moving to Naples changed. It's like the old look at me, we live in Naples and we want people to know we have money. I heard from several business owners in the last ten years on how some of these newer residents look down on anyone that actually works a 9-5 job for a living. How hard is it to be nice to people with out acting like you're better than someone that's working for you.

      Interesting take. Maybe you are right, but I’m not sure I’d make that the “rule”. I have been blessed to have met some extraordinarily wealthy people, many clients that I have served included - and one wouldn’t be able to tell based on how they carry themselves. And it is true that naples does have a large number of millionaires per capita. Billionaires also. But I get it, there are some people that need to make it known that they have $$$, but again, maybe that depends on the circles one is in! My .2c!

      Same. I left NJ back in the early 90s when those of us who lived there for generations were experiencing what Naples is now. Probably the same folks. I moved here as I came from farmers, and folks here had the same type of community style. It's so vastly different now. Hyperindividualism, the classism, the "no, we're not building housing for first responders. The land is worth more than they are." Who needs that. My hubby retires in 5 years (Naples native to boot), and then we're out. Next time I'm buying far more land.

      Hi Christine! I know, I bought my house 4 years ago and when I see the triple digit appreciation I can't believe it! At this point, selling a home and buying another is mostly transfer of wealth, and not necessarily "cashing in" on your appreciation. With that said, for someone who just sold their property in California, NY, NJ, MA, IL, these prices are still in line or cheaper than what they are getting for their homes when you translate what you get apples to apples. We are all interested in seeing what the near future brings us, what a dynamic market!

    We live in Pompano Beach, for the last 5 years, from NYC. We love it here. Have visited Naples numerous times, under a 2 hour drive from us. Always stayed 3 nights there. Really love Naples, and yes less traffic compared to where we live! But, so expensive to live there. The very best weather is South Florida during the winter months. It’s the warmest. North and Central, Fla can get cold in winter. We’re in the age demographic as most people in Naples. Had some amazing fun at some of their clubs. It’s hopping. Lol. In the Southeast it’s a huge mix, which is good. But, boy when the snowbirds come, lots of traffic here.

    Great content! I would say you are Brazilian. Just bought a house in Naples but I had to. Work between FL and Mi, and prices are so crazy that paying for rental was not a choice anymore. But loved the informations, thank you for sharing!

    Ya. I lived in Naples fl in East naples off Bayshore dr. When it was KELLY RD....
    I could give 100 reasons not to move to FL. IM one of those 3 out of "1000" ppl why not to move to FL.
    We did buy an investment property down there by Rivera and I'm happy my husband's retirement is secure for the moment, but Naples is RIDICULOUS from when I was raised there.
    When I was there, it was HALF the size it is now and most of that stuff didn't exist.
    75 ended at FT Myers and Bonita was a short stop with a McDonald's if you had to use the bathroom before u got to Naples.
    One lady on here definitely nailed it with the snobs they were there back then, and they're worse now. MOST of the ppl with money got it the old fashioned way and INHERITED it. the other 20% worked their butts off to get where they are.
    You are in the right business where ur at for sure!
    But Good luck getting flights out these days... lots of cancelations. But you have a great governor for now, so hopefully you don't have that issue....
    Yes, hurricanes aren't that big of a deal. I went through Andrew and Naples didn't get it as bad as the other areas. For some reason Naples is a protected area and hurricanes dont seem to affect Naples like other areas... IF ur off the coast, ur pretty secure. Of course now that I've said it, let the Lord continue to keep Naples safe and keep it that way when they come through.
    Naples IS #2 safest place in FL to live so there is that advantage. But the $$$$$ ppl will continue to raise n pay higher taxes and house money to keep it that way, that's the bottom line of how n why that is why it's so safe.
    Just imo, Naples is the #2 most expensive and exclusive place to reside, besides west palm beach which is completely and totally exclusive, obviously. You gotta cross their bridge and have a background check to live there, hahaha.
    Eventually we're gonna try n buy up by Labelle or that area when we finally sell the townhouse, because as you said, i need a "quieter " area to live. Traffic SUX in Naples, HONESTLY. it's 100xs WORSE now than when I moved away in '98.
    If people only knew what Naples was like back in the 70s n 80s. It really is weird seeing it now, when I remember what it was then....
    For now, We're flippin' n sittin' on the investment.
    As beautiful as Naples is, being raised and living there from 78-98, you can pour money into and put lipstick on a pig, but those of us raised and resided there from long ago, know its still a pig.

    What you mention is all true about Naples. But this really is paradise. I have lived in many cities all over the country and I have to say that Naples is the cleanest and most beautiful by far. I have lived here for over 30 years and agree that it has become very expensive. I am fortunate that I bought my house before the 2004 bubble.

    What's expensive for one person is cheap for another. I learned not to make that determination for others early on in my career. If you can afford it, there is no better place to be than Naples. If you are willing to work hard, there is money to be made in EVERY trade.

    Excellent video, I agree with all of your 5 points...Old Naples is my home base for over 50 years and still love it (BUT) unfortunately, tourism has absolutely taken over the wonderful peace we use to experience on a daily bases...And there's no going back...The good side is Old Naples, ( the N.tip of Keewayden Is. to Seagate dr.)     I have lived in SW Florida a long time.I have 30 years experience in the P&C insurance business. My HO just renewed with an 8% increase in coverage and a 4% premium increase. I'll take it. Most of the HO companies only write in Florida and are not well funded. 7 or 8 have failed recently
    Three "real" insurance companies are writing new HO business in Florida. Farmers; Auto Club Insurance through AAA, and Hartford through the Nutmeg Agency. ( Conn is the nutmeg srate.)
    Good luck evacuating for a huricane. Florida is a long narrow state. Both interstates will be grid locked. You will have to leave early to get a flight. Whole house generators rewuire fuel. A few ocations, not many have natural gas. Most will also require n underground propane tank.

      Thanks for Watching @ Mr Smith! Yes the insurance situation is certainly a bit sticky, thanks for the info! As far as evacuating for a hurricane, you said it right! Leaving early is the way to go if that’s your plan (it’s my plan for sure!) And you do run the risk of going away and the hurricane will miss you completely! But stay too long and you’re stuck! If you have animals you def want to plan accordingly! As far as whole house generators, I don’t have one personally as I don’t plan on staying around, but I know Costco always has reps that sell them, and they are on a 6 month back order as I asked the rep this past weekend when I saw them!

      I totally agree. I am from Long Island where there is an abundance of opportunities for businesses and work. Naples does not have much commercial areas. Maybe this is another reason why it's incredibly quaint and beautiful. You get what you pay for in life. Many careers in today's world has the convenience of working from home. Thank God for that!

    We have lived her 17 years. Sailed through Erma. Insurance is high…ok. But everyone wants to live here. It’s gorgeous, peaceful, clean and crime free. Pick your battle. Live somewhere that’s loud, dirty and criminal, or live in a nice community to raise your kids, or retire.

      We also live here in Naples 15+ years. Yes insurance is high. If you think Naples is Crime free your wrong. There was a shooting in East Naples recently. Yes 06/2022 same day road range shooting on 75 that closed parts of 75. Naples is much safer than Lee county. But there no is place on earth that's crime free. That's wishful thinking. Yes move to Naples if you want to pay high price for housing. Other than costly rental Naples is a nice place. Tho I have noticed many places East Naples. To North Naples I been seeing alot of people begging for money on corners. Alot hangout on exit 111 near the 75. And same for exit 107. Naples is very nice plenty of money here. And Tons of Stuck up people. Keeping it real here

      Naples is definitely the most expensive to the southwest Florida sister towns! Fort myers and Cape Coral can be more affordable for sure, but overall prices are much higher than we were used to before COVID for sure!

      Before COVID exactly. People from Dade county came here when their beaches were closed. Than realized how cheap and close to the beach we are. That’s why we have an increase more people. Real estate is crazy in South Beach. Everything is over priced over there. Here in Naples we have cheap amazing restaurants. Prices are rising because people realized the city to be in is “Naples”! Let’s talk about how beautiful our beaches are!

Purchasing based on this mindset causes many people to not ever buy / own. As Warren Buffett says- best time to buy is yesterday. Of course he said it about stocks, but same applies to real estate.       Jibberjabber4500 yes rent prices are very high! Purchasing is still the better choice as payments will likely be in line if not lower than rent, even with rates in the 5’s. You also get the interest rate write offs if you a carry a mortage 👍

    How can prices do anything other than come back down to reality between the following things:
    1. Interest rates exploding
    2. Current realization that climate change is super-charging storms (IAN)
    3. Insurance companies leaving state in droves
    Love the area, but after watching the house of my dreams go from 2.5 to 6.4m in the span of 2 years, I realized a massive bubble was building. No WAY these prices are sustainable..

      Thanks for the comment Eva. The short term looks grim for our area, but long term is the real estate game. I’ll be working on a video addressing your concerns. All very valid. We are all wondering what this storm does to our valuation. Will our current all time low inventory go even lower due to so many displaced families? I’m touching a lot of people and I don’t many talking about selling and leaving. Floridians are resilient, and know the hurricane dangers are baked into the cake. This was the worst case scenario and it’ll take years for our landmarks to be fully rebuilt. But I’m the next months there will be transformative and palpable movement the right direction. Naples is in full track being rebuilt as we speak. For now we work together as a community and help the hurting.

The near sighted are afraid, and the intelligent investors are purchasing everything they can as there are incredible opportunities of buying in places that homes never quite hit the market. Although there are no “steals” going on, I am seeing and working on fairly structured deals for all parties. It’s all part of rebuilding!

    Naples has next to no good outdoor entertainment. I really can't think of any and I've lived there for 25 of 26 years. Yes, there's beaches. Yes, there's a few parks. But, go there once and you're done. The parks feel nearly the same.

      Hey Electric Heart! I think once you’ve lived somewhere for so long sometimes we can forget about the simple things that attract some people. Just off the top of my head - I have friends that can’t live without boating and fishing, some are into scuba. That in itself is a lifestyle. Some of my old florida friends do all the activities like “mudding” and swamp buggy racing and all that. I did the mudding thing once and thought it was a blast, but def not a constant for me. I am a foodie myself and I love trying the different restaurants and flavors throughout, always a new “gem” to be found”. I understand how visiting the zoo, or botanical garden etc can get old. But the same is true for anyone that lives 25 years anywhere and gets used to the things around them! The weather can be a turn off to some but I just love the constant sun and no gray days, keeps the mood up! I don’t golf too much but the golf crowd live in heaven here. So maybe you got used to the gems that are offered by living here in this climate location, but I get it - things can get old! Now if one likes hiking and season changes this is definitely not it!!     Wife and I are leaving naples. We are millenials with 2 kids and it's impossible to find anything reasonable to live in even when making a six figure income. Terrible place to raise kids unless you have millions in the bank. The northeastern crowd has changed the city to the point thay there will be no middle class left. I've lived here since 1995 and to anyone reading this...plenty of better cities out there in FL. The insurance on our rental property skyrocket recently as well so if you are looking for good cash flow rentals then forget it! Luxury airbnb rentals are only thing left to make any money on. Side note, it may not sound nice, but the amount of old people here is insane and unbearable at times when driving or dealing with them in business. Naples is a great and clean city I don't mean to sound so harsh towards it. It's a great place if you are in the construction industry I'll give it that. Always plenty of work to be done around here.       Hi Awilda! Bonita springs is certainly more affordable, and there are gems throughout. Bonita has a mix of HOA communities, non Hoa and deeded communities that offer some of the perks of HOA but low fees, no gated/ etc. lots to talk about :) I would not overlook Bonita springs for sure - 239-994-9807

    My wife and I are interested in going to Naples Grande Beach Resort. Two major concerns. I understand this resort to be luxury resort we are American citizens yet our ethnicity is latino....I speak from personal experience not exactly felt welcomed. I am disabled and use a walker once again negative experience 🙃.. Appreciate your feedback.. Thank you 😊

      True...however you can get a third party inspector to fight the insurance company for you, that's how we got our new roof after it was damaged from a hurricane. Insurance company didn't want to pay, got an independent inspector who negotiated for us and we got the whole thing paid for 👍🏻

      Vinnie it will be very interesting to see the outcome of insurance from this storm. For now we’re in triage mode and helping the community- many hurting right now. Lost lives, homes, cars.       Hi Camilo! I don't think the point of the video is to stop people from coming, but more of a reflection of some items to be considered by people who are considering moving here! There was an article (I think nationally) that rated Naples as one of the happiest cities to live in. Doesn't mean it's perfect, but I do believe that to be true!

      When you add up cost of ownership vs rental- equity, mortgage interest rates write off (if you have a mortgage) it usually makes sense to still own. Hope that helps :)

      Alex you are correct the average collier county income is slightly higher than national average but I think you missed my point. In general the cost of living is also higher than National average. Of course each individual has their own financial circumstances. My point is if one is considering moving to Naples thinking it’s a bargain as sometimes I hear people inquire to me regularly, that is in fact inaccurate. I create my content based on recurring questions I get from clickers from all over the country considering a move to southwest Florida. I like to be upfront with my clientele.       Yes Linda, great point! Some areas were definitely more affected than others. A plan is a must, and we never know with 100% certainty if one will hit or not! I recommend airing in the side of caution and leaving if it appears a direct impact is coming, but the decision must be made a few days prior - as one commenter said, if you wait to the day before or day of you will be stuck in traffic all day!

    I have lived here since 1986. I came here from IN. One reason you DEFINITELY MISSED was the taxes. I could live in a much nicer,better built,all brick hm./ with a full basement for a tenth of what I pay in REAL ESTATE TAXES here. That’s a big deal. Poor or middle income ppl.can’t afford to live here. It’s sad, we need service industry ppl but they too deserve a decent place to live.

      Hi Sharon! Thank you for bringing that up. You are 100% correct, higher priced homes = higher taxes. We do get the income tax break and no excise taxes, but do pay in other ends. Our taxes are still relatively low compared to some parts of the country, but overall we’re above national averages! I will be discussing this topic on my next video.     More like Paradise Lost, nan. That ship sailed when the gentrification and unchecked development began. Builders, investors, and realtors all played a part in overcrowding an already taxed infrastructure, destroying critical ecosystems, pushing out working class families.
    Be prepared to access one of the many food banks we've had to create all while these new folks tell you don't deserve to live here with them. It kills me to see what this place has become when volunteering.

      Alot of what you said pertains to alot of florida. There is a reason why the demo is what it is. I'm 59yrs old and that attracts me to be around people my age rather than having kids all over the place. Building in valencia trails and can't wait to get there...ps coming from Vegas where summers are blistering even at 12 midnight lol...

      It aged perfectly well! Hurricanes are a part of living in Florida. Unfortunately damages throughout coast. We have a great well organized effort going on and rebuilding already in place for coast. Otherwise most areas remain lightly or not affected. Still very much active sales going on. I haven’t had time to record another video to follow up after hurricane but will do soon to update on area. Thanks for watching!

    Hello, I live in Canada and was interested in either buying or renting. However, I can’t help but notice how bad the crime rate is getting in all the Florida not just Naples. That really worries me quite a bit and I’m just wondering what you would suggest is a very safe area to live. I’ve never seen so many shootings, stabbings etc. in Florida. I would want to stay for 6 months in Florida…Our winters are horrific…What is Juno Beach like? Thank you so much! Susan
