    With three kids, I'm a huge fan of this RV. As for the back door, I'm more worried about people coming in and I don't notice.

      Looks like you could possibly have a dishwasher and stackable washer dryer combo all in that pantry-coffee bar area but losing valuable cabinet storage. If you have kids they usually like their own separate space when inside anyway so the inside seating should be ample. Rear door would likely have to be swapped for a egress window if there’s ability to be changed. Decently appointed family rig.

    I never thought I would utter the phrase 2 bed, 2 bath RV !!. I remember being blown away by a 2 room tent 40 years ago!

    The back door is great think of fire safety. Simply put a alarm on it if they try to escape. Also the back door is great for the beach or out side party. If you want to keep the foot Traffic down needs a 12 volt fridge for boon docking

    I like the washer dryer locations. Leaves rooms for clothes in closet and plenty of room in pantry

    It's a toy hauler floor plan with a bunk house instead of a garage. Pretty neat.

    That is a very nice bunkhouse and 2nd bathroom. The overall floor plan is spacious.

    That rear entry, full bath and bunk room would be great when there is a second couple or small family on board!
    Both families could have some level of privacy.

    The washer and dryer in the kitchen would make it accessable to both families.
    It wouldn't be so great if your guests had to do their laundry in your bedroom.

    Additional bedrooms for the young kids are quite impressive. More comfortable and convenient.

    lots of storage, great looking RV.... for that rear door i'd put a SimpliSafe alarm system. For anyone coming in dirty, that rear bathroom is a blessing.

    Great unit. When camping, some of us could really care less about a TV, so I could care less about the size of it. Truly one of the best outdoor kitchen I have seen. That unit a way to over kill for my needs, but still one of the 2 I have seen that could talk me into a fifth wheel.

      Sandra Westley from the UK we don’t watch TV either over here, when we are on the coast the picture often pixelates, when amongst tress the same happens, so your just watching something and you get close to the end and then the whole lot goes and you have no idea how it ended, we have loads a data and watch TH-cam which is much better 😂😂

    My dad had one with a separate back door that had a fire a few years ago. It made a great emergency exit. I wasnt a little kid when it happened but for kids to be able to get out quickly i like that it is there. If your sleeping up front and the kitchen/livingroom has a fire it makes it easy to get to the kids and get them out without having to go through windows.

    As a former volunteer firefighter I like the back door for fire escape reasons and or rescue.

    We own the 2021 3950BH-R and LOVE it! We have the separate washer and dryer in the kitchen pantry and it is very convenient to have! I also added LED lighting in the upstairs shower, installed a central vacuum system, and other touches to make this the perfect RV for us!!

    Nice use of space for the washer & dryer. The back door is interesting! I like having a second door on my Coachmen 5th wheel to access the rig from either side as well as areas you cant get to with the slides in.

    Out of all the newer bunkhouse styles this by far is the greatest one I've seen. They've addressed a lot of peoples concerns and have thought out utilizing spaces to be more efficient. I love the idea of the washer and dryer in the kitchen. Gives more space for clothes and shoes in the master closet lol I'm loving that outside kitchen and them putting the outside hose hook up on the front door side. That can be used a lot more then being hidden on the backside of the rv. I'm also loving that bunkhouse with rear entrance bathroom. It's perfect for our teenager who likes her privacy. This rv is at my #1 spot right now. It would be pretty hard to change my mind lol This layout is perfect for our family. Thank you for insight on this beauty!!

    I love the back door ! I would put an alarm on back door ! Love the two bathrooms! Washer/dryer like in kitchen better then bedroom!

    As a mother of 4 grown children, I would have loved this lay out. Not only enough beds for all 4 of my kids, but for us to bring 1 or 2 of their friends, and have 2 full bathrooms, with one of those bathrooms having access to the outside. No muddy or dirty foot prints on in the living area. I also like their washer and dry solution, so they don't lose all that pantry, but personally I would prefer it in the master bedroom.

    I love the laundry being located between both bedrooms. I hated the electronic jacks instead of the hydrolic ones.

    It would be very easy to add a lock near the top of the back door, make sure it's locked when you tuck the littles in and they should be perfectly safe! If Teens sneak out then that's probably a parenting "moment".

    We had a back door on our Zinger and loved it...no issues or problems with the kids sneaking out. We even used the back door more than the side door at times...but love our Solitude 375 even more.

    I absolutely agree on those bathroom doors and safety with children. If your young kids wake up at night and decides to open the door and explore. Plus people trying to break in.

    Nice floor plan. I do agree with you about the small living room dinning area. Not much space. I am on the fence about the back door. I would been looking for some way to keep the kids in after bed time. That rear bathroom is super nice. Thanks for sharing JD.

    This is one of my favorite layouts. My only suggestions are to redesign the master bedroom end tables so they don't hang over the bed at head height. Maybe put them in the corner a little ways up. Also have the dinette with a pull out section for the table to seat 6 then it's perfect for a family with 4 kids.

    The living area needs the super sofa that GD offers. I really like this floorplan, probably my 2nd favorite behind the 311BHS.

    WOW! You sure found a Grand Design beauty to show us today JD. As an adult I think this is perfect in it's design as far as I'm concerned. And having the rear door is wonderful for access as well as safety/fire escape. I LOVE this rig and kudos to Grand Design for coming up with a design that works great for 80 percent of most RV'ers. As a single senior citizen, two friends could share this space full time with each having their own dedicated space. And Full Timing would be a dream in this too for those needing living as well as office space. I mean it JD, this is a PEACH of a rig. Thanks for showing this one in depth JD, bill in Florida

    Always thought having W/D in the kitchen would be a cool idea. Now I am not sure since it eats up the pantry space for a large family rig. Bunk rooms are nice but this has the problem of lacking seating in the common area. Top mark's for a full back splash behind the stove and not a window. Those side stands on the bed slide have to go. Would rather have a full shelf above the head board. Take out the shower in the second bathroom for better toilet placement and more storage for the kiddos. One of the best outside kitchens.

    There is a lot of space between that bunk area and the main door and possibly many people inside ,I like the rear door to exit quickly if needed.

    This is a Solitude S-Class. I find they have some reduced features, like the pin box you pointed out and the leveling system.

    The dedicated bathroom door is nice for quick rest stops when you are getting gas/taking a break to be able to get into and out of the bathroom without opening up all the slides to get through the rest of the unit. We rented a unit with 2 doors once and that was the best use of the second door.

    For that size of opening, the French door works. Haylet RV in Michigan just announced on their you tube channel they can no longer guarantee the price on ordered RVs. They will only pass off their price increase to the buyer with no further mark up. This is because the material price is so volatile that price increases are coming frequently.

    This is coming from an uncle's perspective for three nephews.
    Camping trips have been a great way for us to hang out and for their parents to get a break!
    The rear door doesn't bother me.
    My main concern would be me forgetting to lock it and someone coming in at night, but my German Shepherd really alleviates that concern.
    As for them sneaking out, they aren't really the type. I might put a pool alarm on it with the beeper in the master bedroom just in case though?

    I think a back door is a great idea. If there was ever a fire it gives those in the rear a fast easy escape route.

    Note to GD- for new model would like to see-dining option( 2 benches as in reflection, w 2 chairs) island shelf for bar stools, and raise the tv, put storage below tv shelf gives more kitchen work space(shelf )

    Very cool, would like to see different design options for bunkhouses on offer from the manufacturers though, not every one wants the bunkhouse for kids, some just want a 2nd bedroom or an office space.

    Amazing outside kitchen! Very unique layout for the washer and dryer, but I don't mind the location. I'm a huge fan of second bathroom door access. I don't mind letting someone who's just hanging out with us to use or bathroom, but don't necessarily want them tromping through my RV.

    Forget to lock the back door not going to happen and I trust my kids because I taught them well. Better to have the choice of coming into the bathroom from outside than not.

    Last year we looked at this model several times as a potential option for full-time. Some of the concerns you pointed out were some of our sticking points as well (awkward living area, back access door with kids, and washer/dryer setup).

    I have the ground control and it seems to work well. My power connection is in the same spot. Only once have I had to adjust my parking to reach. Comes with a 32ft cord.

    I bought a new 5th wheel last month and paid 18.5% less than MSRP. So you are correct on that statement about the difference between MSRP and sales price narrowing and was happy to hear you say that because it makes me feel like maybe I didn't get as bad of a deal as it sounded initially.

    I think Alliance and Coachman are challenging others to upgrade. There are so many shortcuts i found in mine that convinced me to buy elsewhere. Lots of neat perks...if they work. Absolutely agree that the wet bay needs enclosing.

    Very good looking unit. We’re still breaking in the Grand Design travel trailer we have (year 3 now), but that rig may be in the cards for a future upgrade 😀

    I've never liked outside doors to the bathroom because it feels like someone could break in when you're not paying attention. I like having a visual of entrances/exits

      We just toured an rv. Opened the wrong door. It was like the toilet screaming, 'Here I am'. Even my son with Downs just cracked up laughing!

    Great for a big family. Washer and dryer location is an interesting compromise. I think a large family would prefer a larger pantry. But it is in the middle of the RV so less carrying of dirty laundry to the front. Like the outdoor kitchen. A second bathroom is a great plus. Agree the power able in the front with this long RV could result in one getting a second 50 amp electrical cable. 3 acs is a must!

    Nice rig. I will give up the king bed for more space on the sides and better night tables for a CPAP and Phone. Like the back door. Would be nice to have an option for another queen bed in the back for camping with another couple or older kids. Would also like to use the back area for an office.

    I'd change out the lock on the back door to a keyless with fob so you can lock from the couch and add a door alarm so nobody's sneaking out. For the family with big kids/teens this rig is ideal.

    I really liked this rig. I’m possibly in the market for a new 5th wheel (I’d love to sell our Jayco Eagle 360QBOK) but we love it’s layout and it’s hard to find one comparable. I’m loving Brookstone (especially seeing your new rig) and have been a fan of Grand Design for a while.

    I have 43 ft trailer with the electrical inlet in a similar spot it never been an issue full-time to 30ish sites a year for 3 years

    If this was mine, I would swap out the theater seats for a small sofa, so three people could sit there. I would turn the bunkhouse into more of a den by removing the bunk above the sofa. I’d add a TV in there. I wish the bunkhouse window was bigger. Like the backdrop, just add an alarm if you can't trust your kids.

    I have been watching your videos. Great job. We are looking at the 3950BHR. This is a great video. What I noticed is that the MSRP you posted is at 93K. I compared this to the MSRP of a 2022 and by my math it is a 34% increase. That’s is 34% in one year! Add that to the what, 20-30% increase from 2020 to 2021 and it shows that these prices are just out of control. I get supply and demand but geez, this is crazy.

    I like this layout. Love the outdoor kitchen with small sink. Like the 2nd bathroom and separate entrance. Definitely limited seating in main entertainment area but there is tradeoffs in nearly every trailer. I don't recall noticing in the video but I would expect this layout to require two wastewater connections which I do find to be a bit of a hassle.

    Perfect spot for washer and dryer so you don’t have added pin weight. I don’t like the back door either for the same reason as you. They offer a super sofa option for this floor plan though, which would cover your other concern in the kitchen.

    The front door should close last on the wet area on the drivers side. The way it closes creates an edge to allow flow into the compartment.

    The island needs to expand. Not too much surface for kitchen prep.
    Washer and dryer location...adding noise and heat to the kitchen, not a fan.
    I love the layout and separation. I am a fan of the second door in the back. If the back door is a concern, I know you could put a full proof alarm/or chime to let all know the back door has been opened.

    Wet bay area is lacking as there is no easy hookup for a whole house filter.

    It looks like the solid step in the rear bath need to be put down to make the toilet space usable. I would have rather seen the W/D in the front closet. Overall a great unit. I agree with you about the TV size. Remember when we were kids if you had a 25 inch TV you had a large TV. We've become spoiled with TVs now up to and over 80 inches.

    With the length of this rv and the average size of a lot in a park you are not able to leave the steps down for the rear door without being in someone else’s area. I also had problems with the outside refrigerator not getting drinks cold and was told by grand design that it is a wine cooler not a refrigerator. Other than that we love it. Great video

    Could you do a few videos on toy hauling travel trailers? I'm looking for something towable by a a 2012 Platinum F150 with a towing capability with 11,500 lbs...I want to use my toy hauler as a base camp for exploring with my motorcycle.
    edit: With the 3k lbs trailer on the back side...and the bunk room this is WOW!!!!!!

    Just put a sensor that will alarm when opened. Kinda like what you can put on windows at your house. Dollar store sold them last time I checked.

    Overall I'm impressed with the layout of this unit. I'm OK with the rear entry door, but the bathroom looked cramped with the door closed and the solid steps inside. I would look into a motion sensor light on the outside of the rear entry door if anyone is worried about intruders at night. I prefer the washer and dryer in the bedroom closet, since that is most likely where your laundry basket with the dirty clothes is kept. Love the 3 A/C's, outside kitchen, king bed, and the 17.5 inch tires. Another way to save cost is not ordering the full body paint, which would have pushed the MSRP over $100K

    I like the W/D option in the kitchen. I don't like the toilet placement in the back bath, and the door situation isn't ideal. Overall, I think it's a good unit. I don't have enough truck for it though.

    We looked at both this one and the 3740bh. I liked the 3740 more bc we didn't need a second full bath, but it has a 1/2 bath in the bunkhouse. The 3740 also has the 2nd entry go out to the camp side instead of the back. My wife's very first concern about both was same as yours, can the kids sneak out with a 2nd entry.

    I would sacrifice some closet space over pantry space to have the washer in the front where it should be

    Rear door is awesome for kids, you would just need to take some extra precautions for safety at night. We couldn’t care less about tv size. We don’t full time rv and we live in the city, the only time our tv get used is during bad weather. Otherwise, we and the kids are enjoying being outside.

    You need a 2nd exit in case of fire in the main area of the 5th wheel. So you're trading off safely for kids sneaking out
