I took it as, Matthew took a dip on the black (chocolate) side. It doesn't matter the shade. I understand her feeling she is not that shade but when you're dating someone from a different race they don't say caramel and white. I am not chocolate either but when comparing the shades of black people, they usually ask is she dark skin or light skin and she definitely appears to be darker than light skin (especially in comparison in TLC.) She is the darkest. I love her, but she comes off as a little defensive about being labeled chocolate and girl it's not that serious. BLACK IS BEAUTIFUL (ALL SHADES).

Actually, I think she's joined the I wish I were white bandwagon. It's not only her makeup, it's her blonde hair for me, as well. Seems like more and more black women are trying to go lighter and blonde. It's kinda sad. We attack white women for braids, and God forbid they wear an afro or dreads, we would probably go ballistic, ie Bo Derek, the Kardashians, etc. Yet we think it's acceptable to not only wear straight hair weave, we choose BLONDE hair, no matter how dark our skin is. Now, who is that mimicking? Even though I believe people should be able to date whom they want or dress how they want, but to change one's skin color is disturbing and looks like self-hatred.

The allergy struggles ARE REAL.. 7 days after my 49th birthday I discovered I was allergic to shellfish. Broke out in hives and everything. Was NEVER allergic before. And now it seems like the allergy extended to other seafood as well. I was up 🤮 & 💩 for 2 hours last night after eating some seafood. 😩😒

What Al is trying to say about lease agreements is: the owner of the building has a legal obligation to try to mitigate his damages for Peter not moving in/breaking their lease agreement - especially for a multi year agreement. The owner has to make a good faith effort to re-rent the property to mitigate those future losses.
The landlord is ONLY entitled to his actual losses. So if he's able to re-rent that space after 3 months he can't still turnaround and sue for the entire lease. Unless he took a loss. If he had to reduce the rent in order to get another tenant, the landlord can the sue for the difference.

Al is absolute correct about the Peter’s Lease . If you sign a lease and don’t meet the terms of the lease and the owner finds someone else to fill the lease. You only owe the owner for the the property being empty and not under lease. But a lot of owners try to double dip and charge the previous lessee. Usually you have to hire a lawyer to fight this .

I don't understand how the black community doesn't realize that we come in different shades of brown and for someone to say that they are Caramel or Butter pecan, or Mahogany is a problem. But when someone in our community wants to be negative, they can call other black people all kind of names: yellow, High yellow, red, red bone, black, dark, etc... Just because she said her complexion is more Caramel or she considers it Caramel does not mean that she does not consider herself a Black Woman or not a part of the black community. Or that she's ashamed or denying being Chocolate. WE need to Accept the colors/ Complexions of our rainbow and be happy because we're the only ones that can make babies within the Brown Rainbow from one extreme to the other, without interference from any other race or ethnicity.
I was a property manager for years and Al is correct regarding the “lease laws”! You can lease to someone else even when you have a lease on someone else! You would just move (one) of the lease holders or change the lease holder name and/or info etc... You cannot collect rent from both parties unless they are both renting together on the same contract. But we need more details on Peter situation. Lol
I currently work in property management; Al is kinda correct… Depends on if subletting is allowed in the lease agreement. If not, he should only be responsible for the early termination fee.

Landlord usually would have to go the legal route (eviction) & tenant usually would be responsible for some type of fee rather that be paying off the remainder of the lease, paying a early termination fee, or like Al mentioned, subletting.
Yup, Property Manager of 17 years and you are correct! Actually Peter may even get off the hook (depending on the judge) even if it was never leased to a new leaseholder. I’ve had a judge tell me “she never moved in, so she doesn’t owe anything” signed lease and all. Sometimes I get away with charging early term fees or reletting fees but sometimes that’s also denied.

@al is right. It’s not a sub lease. The owner has the responsibility to attempt to reduce his/her exposure. So the owner is only due the amount of money they lost. If owner re-leases the property after 4 or 5 months. Then Peter is only responsible for the 4 or 5 months and other remodel fees.

We rented a townhouse. Stayed for about 9 months Then we bought a home. And moved out of townhouse. Way before our lease was up. Now we understood we were responsible until lease was up in Sep and we paid for the rest of the year. Had we not we would still be liable until someone moved in.
Someone else took possession of that townhome and moved in before September. We got a refund. I’m sure had we not paid the rest of the rent they would have sued us.
I will not mention Claudia’s eye!
