From my experience, the two main reasons for the high HOA fees is due to an incredible security team and to market to the higher end buyers (for a lack of a better term). I leased a one bedroom there when I first moved to Vegas. I felt safer in that building than the home I had purchased in a guard gated community several months later.
They have 2 bedroom units that start at $2.5 million. Don’t know where you got this information. Also, the trump tower and the Palms hotel offers 24/7 room service.
Love the master room and whatever is inside that room!! So gorgeous!!! The price is not so bad if you're a millionaire. You get access to the other things, which is a good thing too. Then you don't have to waste more money, trying to find another gym somewhere and so on. The view is lovely! And I also like how there are cabinet doors to hide things. Make the house look neat! I really like the mail privacy room! You won't have to worry about stolen packages and mails.

I'm always curious about the parking setup in high rises. Is it valet-only or can residents self park in the garage? Does it include a certain number of spaces? Valet-only seems inconvenient, I wouldn't want to have to wait or call ahead to leave, and not have easy access to my vehicles.

Bro my wife and I stayed in a suite at the Aria a couple weeks ago and we were chilling looking out the window at the strip and scenery and randomly noticed this couple butt ass nekid getting ready in the bathroom. But they were in one of the crooked twin buildings right in front of Aria. Absolutely no privacy. Lol
