    The price reductions have a long way to go. All 3 were not worth what they were charging into todays rate environment

      We shall see. The 1st property is already under contract and the 2nd property had two other showings lined up when I was there.

      Totally agree! Far better bargains to be had elsewhere. Some folks would have very unique reasons for buying any of that inventory. Good to see though!

      @@joshbryanrealtor These literally look like summer rentals here in NJ, Long Beach Island in Ocean County......for over $400k ???? Overpriced by deluded realtors. Only idiot buyers and realtors will dabble with these.

    The taxes are approx 1.9% the purchase price. Prices need to go way down.

    We moved to Dunedin almost 5 years ago and we are renting. We started looking to buy a house here early 2021 right when the market went crazy. Bad timing so we have been waiting and watching. It is so disappointing right now what little house you get for so much money here. The property taxes are crazy high too. We will definitely not not be buying a house in Dunedin now and we might just leave Pinellas county all together.

      I live in Socal. $504 for yearly property taxes seems like a dream come true.

      @@beachlife4704 property taxes are around 4 to 5k a year hear for an average house. I’m sure it’s way less than So. Cal, but Florida used to be the cheap state to live in so compared to what it used to be 5k is pretty high.

      @@beachlife4704 I don’t know, but when I look at houses on Zillow for around 400K the tax history for 2022 is around 2.5 to 4.5k and the assessed tax value is way less than market value. I’m not sure when they update the assesses values in Dunedin, but I’m guessing when they do it will be quite a bit higher.

    On the first one, it’s a shame that the water heater wasn’t out in the garage, so that the washer and dryer could be In It’s space inside 😅

    I really dislike how home decor is all grey!. The colors you surround yourself in affects your vitality. Grey promotes a dirty aura & it seems this is the standard decorating colour these days. Ugh!

    I THINK PRICES WILL COEM DOWN MORE I am waiting longer to jump on anything. The condo fees are really getting high. So are the taxes. People use to flock to florida for low taxes, those times are changing they are getting up there. Oh well

      No, sorry....I only do these on vacant properties and there are only 4 in the main 3 counties that I serve.

    House #2 is a wreck. The flow is all wrong. Can’t stand the two different flooring 😅

      Guess it depends on who you ask. Property 1 is under contract, Property 2 received an offer, and median sales price for Pinellas County went up again from November to December.

    Hey Josh the first house is not too bad. However $429,000 is way to steep. Driveway needs Repaved most likely $340,000. 2nd home Definitely needs Garage Flooring Repaved, It's Certainly not worth $471,000 not with that backyard looking like that. There are Cracks in the Driveway. Most likely $421,000. Josh on the last Condo, Those are the MOST UGLY Bathrooms, That I have ever seen. The Laundry Room Way, Way too Small, No room to put your washer and dryer. Kitchen was the Only room that is Awesome. $396,000 For this, C'mon Not Worth it!
