    Saw the guest refund piece on your shorts video... had wanted to comment... I had something similar happen to me, I messaged a guest that we weren't able to cut the grass because it rained all week (previous to the guest we had a guest stay 5 nites, and received 5 stars), needless to say the new guest tried to get a full refund because of my message. I didn't think the transparency would have been used against me, especially when the guest was also another host. If I didn't say anything, the guest would have never complained in my case, I had pictures to prove (from the camera) that the grass wasn't even that bad and the refund was declined. I think you did the right thing in your case and hopefully you get the money for the resolution!

    what are my options if I want to have an Airbnb in Colombia, but don’t live there more than 180 days per year to establish residency to create a regimen simple company tax filing structure to receive an RNT number that Airbnb requires? ✌️

      Yes, you'd need an RNT number. You can do arbitrage, though it might be difficult to find a good one

    I find it very ironic that the difficult guests you described were Israelis!!! I also had similar issues with guests from this country!!!

    how are you controling if they bring in guests and charging for the additionals?

      I no longer charge for the first guest. I was making an extra $50-$100 on a $1000-$2000 rental adn it wasn't moving the needle but making more work for me and damaging my reviews.

    Hey bro is it still possible to rent and than put the listing on Airbnb within Colombia
    I remember hearing the rules changed but not sure if that was true or not

    Just curious… do you speak Spanish? Having a place in Colombia I imagine speaking the primary language is a must .
    I live in South Florida just started with my first 3/2 house with pool and speaking Spanish is so beneficial here in SF . I don’t speak Spanish.
    As a newbie with no resources no friends or family to help I find this business quite challenging but I am sticking with it 🤗

      Yes, I speak spanish and it's a great idea, but not necessary. It depends on the market. There are plenty of English-fluent lawyers, real estate agents, bank reps, etc.

      Yes . Is true that there are plenty of people speaking English here in SF too but when it comes to any contractors , handymen or any other work you need done on the property if i you speak Spanish is definitely a huge advantage. Good for you that you speak Spanish that’s definitely a plus 🤗👍

    I don't quite understand what the advantage of a co-host is in this scenario. Can you please explain?

      The co-host can help to 'smooth things out' between the guest and owner and help with getting a 5 star review

      It will end up somewhere between 25-40% annual return if the same continues for the next 3 months.

      @@OptimizeMyAirbnb that's phenomenal if it's a nett return after all costs! We generate about 15% nett on our properties.

      @@mcb00m Looks like my costs are coming out around 16% so it'll come down. But remember, i purchased in 100% cash. Zero leverage in Colombia.

      You could setup a REIT to invest in short stay rentals managed by Belo 😄
      We would definitely invest !!
