    Water tank is the responsibility of the seller if they don’t want to replace it asked them to deduct money from the price of the home.

      Yes- I am closing on a house on Tuesday and we had the sellers replace the water heater. Brand new.

      Not really, they don’t have to replace it on an as is property, unfortunately. They get to decided what they are willing to fix. One of the reason why I didn’t want to look at as is.

    Since they will be hiring a plumber, just make sure you have someone recheck it. "Their" plumber will be looking out for "their" best interests....not yours. Ya just never know. Better safe than sorry. So excited for you!!!! If you have a septic tank this could be a deal breaker with the plumbing issues. Could need a new drainfield...$$$$$$! If it is city water may be roots in the pipes to where it connects into the city septic. Normally if it is in your yard you are responsible for that part of it. Please check this out THROUGHLY!!!!       To add on, septic line insurance binder may be available with your home owners or through the water company....may be good just in case for the future.

    I bought an older home a few years back. It was completely renovated though. The main thing you should look out for are the flags about the water and pipes. The galvanized pipes and the fact that the water wasn't on due to some corrosion and has air bubbles tell me the sellers know the pipes and water line needs replacement soon before they burst. After the first year in my home, the galvanized pipes that were used to connect the water line to my home bursted underground and it costed nearly 10k to have it fixed and replaced with updated piping. Just sharing in case this is helpful to you, sis.

    First thing you should think of is getting an alarm system throughout the house with cameras so you can see it on your cell phone.

    I'm a realtor and the purpose of the inspection is to really give you as the buyer leverage to negotiate the price or repairs. Inspectors will always find something. A good agent will help you navigate the inspection report to your advantage. Congrats on your home purchase! 🎆🏠

    I highly suggest having a "FRIENDS & FAMILY KAYLA DAY" to get the yard knocked out! Get people to help where you can, because you're going to need every penny for your new expenses. Oh, spend that money for a new hot water heater now.
    Congratulations Kayla! I was actually expecting serious stuff to be wrong, since it's an older home.

    I love to see your excitement! Nothing wrong with a fixer upper. We’re about the same age and our homes are around the same age as well. Knowing that you love DIY projects, I think this home will be perfect for you and I can’t wait to see how it all comes together in the next few months to years (because you don’t need to rush even though ppl may try to make you). I’m a little over 5 months in on my homeowner journey and I still have a 100 things I want + need to do! My inspector had to visit THREE times until the seller fixed everything correctly. But I’m here now and I love my home and I love watching it transform!
    Also people keep saying new constructions are better. It’s all about preference. For some ppl they are, but everyone’s journey is unique.
    You and I are so young, who’s to say this will even be our only property? 🙌🏾 We are ahead of the game! For me, my goal is to build wealth. This won’t be my only home. New constructions in my area are extra pricey and usually only condos. To me, nothing beat a beautiful brick home in a cute and quiet neighborhood. 💛

    Yay!!! You might want to get gutters designed to keep leaves and other debris out. They are more expensive, but you'll never have to clean them out. Also, you'll want the plumber to install a special valve so that if sewage starts to back up for any reason, it can't push back into your house through your washing machine, toilets, etc.

    When you paint that interior wood, be sure you use a really, really good primer or you’ll get stained paint.

      Brick would be nice. I have some friends that had this kind of paneling in a house they bought. They didn’t have the money to rip it out & replace with sheet rock right away so they painted it flat bright white. It actually looked great. They ended up leaving it in the den area... after they primed it really well & repainted. Still looks great. Another friend had the regular paneling in their den... flat with groves... they did the same, painted it & it looked great too. It adds some kind of texture or depth to the walls that does look nice if painted properly.

    I personally wouldn't take on a older home bc my anxiety would be extremely high. I do appreciate your optimistic personality, unfortunately its not a natural thing for me🤦🏽‍♀️ I know you are going to do an amazing job of decorating and getting any necessary task handled.       Agree for me as just personal preference. I’m looking into new construction homes hopefully when we buy our first home in a couple of years. I’ve been in so many apartments and the good thing is being able to see various things and I’m starting to take into account like what I like and don’t like. For example, I love quartz countertops (which we have where I am now). I also love the farmhouse sinks and I like an open kitchen floor plan with an island that you can put some stools under to sit at and eat. I’m really into the kitchen as you can tell :p
      Also wood floors or wood type floors in everywhere except the bedrooms lol

      Lisa highly recommend new construction. We just bought our first house, and while I love it - it’s going to take a while to get it where I want it. We had a gas leak within the first week, that was $600. The previous owners dog scratched up a lot of trim that we need to replace, and a lot of “little” things I want to do like change the doorknobs, fixtures, etc. I thought we did good with buying a house built in 1987 but really, new construction is the way to go. Then your projects are just to make it your own and not fix the previous owners issues.

    It is nothing wrong with buying an older home. Any house will have problems. That is good you are going back to the seller with problems. You can take your time fixing it up how you want it to be.

    I'm glad you're moving forward with this house because most of the issues are indeed minor. An additional 5-10k in repairs or renovation is not bad. Plumbing corrections will be your biggest expense. Thanks for the update smiley...lol

    Have the seller provide you with home appliances insurance. So that if something goes wrong in the first year it’s covered and you only have to pay a deductible to fix the appliance. This would include your water heater and air conditioner.

      Yes, with an ancient furnace, hot water heater, dishwasher, and central a/c unit, you HAVE to have that home warranty and usually the seller pays for it for the first year. It sounds though like this seller may balk about it. That water heater looks like it's going to be the first thing to go. At the very least, they should have sold you a house with gutters. I would have insisted on that in the contingency offer.

      This is what I was going to suggest as well. The water heater was also an issue with a home I am currently under contract with. We had the sellers purchase the highest tier of “warranty” to cover it in the event there were problems later on.

      YES.. I think everyone should have a home warranty plan! Mine is less than $60 per month, while in my home for 18 yrs I've had issues with plumbing, electrical and HVAC..both water heater and furnace replaced, and my sewer line was replaced due to tree roots breaking old clay pipes, water backing up in the house 😳Whew.. thankful I had it or I would've been out of pocket thousands of dollars. As a home owner it's always something, especially in an older home!

    Congrats on getting your home inspection done!!!! You may want to go ahead and update the heating and air while you have the Georgia grant money you mentioned since it was advised by the inspector. Also, with it being an older home there is no telling how long the unit will last. Great video

    I've been in my first home for 20 years. Did not think I would live in my first home for such a long time. I've done major and minor remodeling updates. If I had to do it all over again, I would have extended my rental and not moved in until the work was completed. Living through reno is a mess and nerve-wracking. Also, their are so many unscrupulous contractors who will try to cheat you or don't take pride in their work. Disclaimer I own a 1200 sq feet condo in the DMV (DC, MD, VA) metropolitan area. This means I've had to work with the condo management to approve some of my updates: windows and HVAC companies. I wish you all the best. Continue to stay positive.

    If you can do it, get all new things installed - new water heater, new HVAC, as much as you can manage because a year or two from now, chances are good those things are going to break down completely. My first house needed only the toilet replaced, despite being an old house, and I lived there 5 years without any issues other than some hard water clogging my dishwasher. The house I bought two years ago had some notes on the inspection that *maybe* a new water heater and *maybe* a new roof. Well, these past two years I've replaced both toilets, a broken pipe, the water heater, the roof, the driveway, the front porch, the motor for the furnace and the wood stove. So, get as much new stuff done as soon as possible because other stuff is going to need fixing and you don't want to have too many things to fix all at once! Congratulations! I'm very excited to see how you go with the house!

    Kayla, this may be a little late now, but (if not) have your agent check with the listing agent to see if there is a home warranty (sellers policy) which covers hot water heater and some plumbing issues. You can also get one as a buyer in the event the water heater needs to be replaced and/or if you run into other mechanical systems issues. Also please get a termite/moisture inspection prior to closing. Your lender may or may not require it but you can find out if the home has any of those issues that can be addressed prior to closing. In Virginia our contract (in my market area) addresses issues such as this as well as appraisal issues which are considered lender required. Another avenue for negotiations with the sellers. Congratulations on your journey to becoming a home owner!!! So proud of you ❤️

    Please make sure when the plumber comes he check for venting of the pipes and go over what they did or did not do to make sure it all is connected properly and make sure that plumber also checks the hot water tank for it to be working well and connected properly! Before I forget if you have an electrician come out to do the plugs make sure that your electrical panel is correctly done and also if it can handle any modern conveniences and down the road invest in a whole house surge protector for your electrical panel to keep the entire house safe from any major storms.

      Truth. Electricians don't come cheap. I needed to have an exterior 220 amp service added on the exterior of the house, and running that line from the breaker box would have cost me over $1000. I got lucky and had a licensed electrician in the family so that I only paid for the parts. If her washer/dryer/fridge/range run off 220 and the house isn't correctly wired for that, it's going to get ugly fast. My house was built in 1964, but thankfully all the wiring had been updated before I bought it. I had to add some 110 outlets on the exterior for Christmas lights, and it still cost me over $500 (before I acquired the family member who does these things).

      Congratulations. I know how excited I was with my first home. Also look into a home warranty. My first home I asked the seller to pay for one it was an added $300 annually after that but it took care of a lot of stuff i.e. garage door breaking, toilet waterline breaking and flooding the bathroom. Also if your dad isn't handy find a local handy man. Home Depot holda weekend classes on different kinds of diy projects take them. I learned how to install dawn to dusk security lights and ceiling fans. Start building your tool chest... I'm single but my garage looks like a workshop 🤣 if I'm not fixing something I'm making something. Good luck!

    Congratulations on your new home! Me and my husband bought an older home a year and a half ago and it needed updating. From experience, the first thing you would need to do is put up those gutters. We had gutters but they were so badly clogged. The previous homeowners never cleaned them so it rotted out the deck and wanted was seeping into the kitchen from the back door and rotted out the floor. All of it needed replacing because the rain was just pouring all over the house everywhere instead of it flowing down the gutters and on to the ground away from the house. So I would suggest doing the gutters first, replacing the hot water heater next. Then the electrical and then all the cosmetics. Unfortunately, u gotta do all the boring things first because it’s the most important. I’m finally at the point of doing all the fun things with my home. We still have some work to do but we finally finished our kitchen recently and 2 out of 3 of our bathrooms. Best of luck to you!

Your inspection results were not bad at all. Make sure to get look into purchasing a home warranty like amazon home warranties and if the hot water heater or AC go out your repair cost will be very low. It will cover your entire house.     Please hire a license electrician, most times when you see two prong outlets that is a sign that you have knob and tube wiring. This can cause fires when use with modern electronics due to the exchange of the electricity. I am so happy for you and look forward to your future context ❤️❤️

This house is A LOT better than the first house that you were under contract for and had your heart broken with. That was NOT YOUR house but this IS YOUR HOME!!!!! You were still able to receive your financial assistance, rates are much lower, you're not running around trying to get your income documents any longer but most importantly.......you seem and appear MUCH MUCH HAPPIER about this purchase! Again congrats but most importantly, THIS HOME is YOURS and has YOUR name on it!!!!!!!!! Peace and blessings to you. Also know, this is coming from who was a single women as well, who was out bid on her first "dream" home and I was devastated......It's now 22 years later and I'm in my 4 home which I could have never dreamt of owning. CONGRATULATION and I KNOW and BELIEVE that you WILL be AMAZING!!!!!!!!

    Love what you’re doing and that you’re doing it so young!! I have a couple of questions😊 I’m possibly going to be an older homeowner if I decide to buy..
    1. Did you have a very high credit score?
    2. Why did you choose an older home? I love their characters and I’ve always. Wanted an older home but now I’m about to be 55 y/o and that’s scares me 😟
    3. Did you have a large savings before purchasing?

    If you have to replace the water heater. You should consider tankless. It will free up space and although it cost a bit more there are benefits.

    You have knob and tube wiring. Not a horrible problem...changing outlets it super easy.
    Galvanized pipes busting, rusting, cooridimg is expensive

    When I lived in Alabama, Alabama power would give a brand new Water Heater if you switched from a gas Water Heater to an electric one. Not sure if your water heater is gas( but I think gas companies do the same) but it wouldn’t hurt to see if Georgia does this too!! Good luck and congrats 🍾🎉

    The slow draining may be associated with the possible venting issue. If drains are not vented it can cause them to drain slowly because of pressure issues

    Congratulations on everything! I think after the current owners take care of your requests in the yard, you should hold off on spending any money there until next spring. Take care of what needs to be done inside first. Also, have your electrician add led can lights in your filming room as well. Lastly, updating your windows will greatly save on heating and cooling costs.

    I am glad you decided to move forward with this house. So happy for you. Our house had some of the same issues, especially the water. No one wanted to buy the house because of the water problem. In the end I am so happy that we decided to work through the water issues. All things will work together. Stay positive and trust the progress.

    I think you're doing pretty good for this to be your first house any house you'd get unless is built from the ground up and even then they have problems you're going to have to do something I've been in my house now for almost 15 years and I'm still finding things that I need to do as far as updating goes, congratulations on finding a house.

    I glad that there were not absolute deal breaking issues for your inspection. As far as the drains go I would try to unclog them first it might just be hair and old gunk clogging them. The water heater definitely needs to be checked out before moving in that neck piece seems really important don't want a carbon monoxide poisoning situation to happen. Those tree stumps are a big deal hopefully they get someone who can not only smooth them out but put down sod or hay to have the grass grow in and not leave a bald spot.
    All in All I'm glad your getting the house you want + the added GA Dream assistance !!

    I'm glad that the communication is better this time w the sellers, but I wouldn't choose a fixer if I were you. But that's just me. I prefer a house already to move into. Fixers seem like a hassle to me, but you are very creative and you have shown us that your up for the challenge just w what you've already shown us of your DIY projects. I believe this will turn out good for you as long as you get the help that you need. Praying it all works out

    Hey , i just got my plumbing updated, with a tankless water heater with a discount. I also updated my windows, they will be installed next week. Last update is my main upstairs bathroom. I see you have a blue bathroom, mine was all pink tile , eww. My home was built in early 70’s but its 2,000 sqft with a separate 3 car walk in garage that is 1,500 sqft. My seller paid for foundation repairs. Im happy with my home.

      Young Lady Business the tankless water heater is at least $800-900. Updating the entire plumbing system with tankless was $7900
