I was told that it’s good to view a house to buy when it’s raining and wet so you see how the house is in bad weather, leaks etc 🙂

BEWARE, real estate is NOT as easy as Monica makes it look. 87% of new agents fail within the first 2 years, and it has nothing to do with them, it's tough to get leads and convert them to sales. More difficult than you can imagine! Monica was fortunate to have done TH-cam for 10 years and have over 1 million subs before real estate. She also studied videography in school so she can make her own videos instead of hiring out. Her success is based on good timing and luck! Her presence in youtube is what made her real estate career successful because leads are self-generating. So when you see these videos and think that real estate is glamorous, it's not. Lots of blood, sweat, tears, timing and luck is required. It's quite frustrating and disappointing most of the times.

I would argue that her success is not merely good timing and luck, but rather a product of her relentless hard work and consistency in building her platform. She clearly works hard for her clients and knows how to market well. I agree that people looking to break into any industry should be cautious and not expect immediate results; however, watching her channel for over 5 years proves to her dedication and hard work.

So happy your clients got the house. I have also not always accepted the highest offer that I have received in the past when selling my homes. I always feel good when I like the buyers and their agent.
This is so funny I'm an alcohol buyer for Whole Foods and the first time I tried that Leitz NA pinot noir I was disgusted. NA beer is pretty good especially Athletic brewing, but I have yet to taste a yummy NA wine. To be fair Leitz does make some nice normal wines.
