  • Today I narrated how we got into the scam of buying a time share. Our Property was a 2 bedroom Apartment of the West Gate Resorts at Kissimmee Florida. Time share is a big scam and people should not fall into it.
    After, they made us suffer for years, we were finally able to cancel Westgate timeshare. If you have a time share, then listen up. You do not have to suffer like we did. This is the reason I am sharing all this information to make sure I educate someone.

      Update: I sent my letter through certified mail and the developer received it. Everything went well and I received a letter of cancellation!

    Good morning, first of all thank you for making this video. I also made the mistake of a timeshare with westgate. I have called lawyers who charge a large sum of money and upon seeing your video I have decided to stop paying and let whatever has to happen happen; I don't speak English so I'm writing to you through google translator to thank you. But I am going to make several videos in Spanish so that my Hispanic community knows about these scams, mainly in Orlando, Florida, which is where I live. Thanks again for your video.

      The same here. We bought timeshare in Orlando about 4 years ago. Paid for it for a year and a half, the we got our outrageous maintenance fee. We stop paying it. It just recently got on my credit report. It messed it my credit. I’m so frustrated.

    I am from canada, Unfortunately i bought timeshare from WestGate over a year ago. The card they have on file expired and no money is being taken.
    I will take your advice and ignore them and stop paying!! . But they won’t stop calling me with different phone numbers everyday. How long did it take for them to leave you alone and cancel it?

    Thanks for sharing this Bunmi! We almost fell into this timeshare trap when we visited Florida. But thank God my husband went to read their reviews online b4 we went for our scheduled class with them. They tell you all these wonderful worldwide vacation accommodations lies. We toured their beautiful house in Florida but we refused to sign up...they tried all tricks to make us sign (which was a red flag for us). Don't ever sign for those timeshare things, it's a debt trap.

    So true...I remember we attended a presentation but we just felt it was too good to be true...we ate their food and drinks and left. Those that signed up got chamgpagne and gift baskets. But it just didn't seem right with us then. Thanks for sharing

    Hi thank you for posting your video. It was very helpful about Westgate timeshare I wanted to know after you filled out the documents to be relieved from the timeshare did they remove all of the defaulted payments from your credit report? Did they erase it from your credit report or did they reported to the credit bureaus?

    I would have stop payment a long time ago they will not have time to play me , I rather start over and fix my credit but I will not be stuck in something I want out

    Me and my husband just signed up for one thank God I did research we had 10 days to send them a letter letting them know we wanted to cancel. I sent two certificated letters and sent everything else back. You can cancel a timeshare within 10 days during the recession period depending on what state you bought it in. You just have to read the contract 😊 I'm glad everything worked out for you

      In the same boat here. Cancelled within the 10 day time frame and sent it though USPS as priority mail with a return receipt. However since no one was at the office to sign for the package it got sent back to the local post office and it’s now available for pick up. I hope they have personnel who picks up packages at the post office. Was this your experience as well? I only ask because you sent a certified letter and I think those require a signature (correct me if I’m wrong). Or did they actually sign for it?

      That is a scare tactic from the timeshare company. They cant take away your home or your wages. Stop paying them. My response to them. "If the timeshare is going to increase every year in value as you said on the sales meeting why don't you just foreclose and sell it for what ever you want. We dont want it. Take the money from the timeshare re-sale after foreclosure to pay whatever we owed"

      Well we were ready to dance to the consequence. Particularly since we already bought our house. That was our major concern. We stopped it and it was a blessing we did. Little or no effect on credit because they offered us a buyout option after we were resolute on not paying.

      I was late on my payment for 3 weeks on purpose and they reported it to my credit. They won’t even take it back so I won’t keep paying for something I can never use.

    @realtalkwithbunmi do you have any ideas of what to do? I bought a timeshare literally two weeks ago. They misled me and never told me about the cancellation period. It wasn’t until the last day that I found out and when I tried to get in contact with them, I got nothing. I’ve talked to several people who said that my down payment wasn’t completed so they can’t foreclose on anything. Do you know if this is true? Should I just not make payments? I sent them a letter stating this but they still threatened to foreclose???

      Honestly they would do nothing. The cancelation period is within 7 days if I remember. They will Honestly frustrate you. We did all we could and the attorneys that promised to help were not helping. Fees are ridiculous. Walking away was the best thing we did till date.

      You do not need a Timeshare Exit company since a lot of them are not Law Firms. You need to find a Law Firm that does this kind of case. Not making payments may damage your credit, and if you stop making payments, your estate is still responsible should you pass on. GL

    I recommend you still go on vacation. Just pay the hotels directly from the actual hotel website / app as it is way cheaper than timeshare. Disney had a really expensive $5000 for 2 nights that eventually closed down partly due to high price but they also didn't execute the Star Wars theme correctly. I would have much rather paid $5,000 for 2 nights at Disney and a 2 week trip to Hawaii at a nice hotel than have a timeshare. Without a timeshare, you have way more options and it isn't complex and you will save a lot of money on vacation doing it yourself.

    I got duped into buying a club wyndham ownership last week.. But its not a set destination. Its anywhere as long as its a wyndham and basically bought points and have 10 yrs to pay it off. Im seeing all kinds of videos online here about it being a scam and to recind. However, 2 days after I bought into the club wyndham, i wrote a letter to recind and sent it to Florida's office. Im praying to the good Lord above that I'm able to recind!!!!

      I bought the same plan last year. I had just graduated with my Master's and bought it on a natural high. The first year was great. Free resort stays. Cheap week long vacations. Low maintenance fees. Now everything has gone up, and the maintenance fee has sky rocketed. They claim they don't have a cancelation fee or buy back. They have a reseller program, but they close it every 3 months once they have "met their quota." I really don't want to stop paying and mess up my credit. How can I cancel?

    I have westgate for couple years they telling me same thing on the phone I can’t cancel it, told them I’m not working can’t afford it and continue paying them on top of maintenance fee due 1/2/24 stressing me out not using their service. They said only option is to keep paying or write a letter for little chance to see if they can cancel it. I see that u didn’t pay them for months I was thinking same thing but I don’t want them to come after me for what I have and want my credit messed up

      I will write the letter and see what they said. If they decline your petition for release which I am 100% certain that they are going to decline. I will write a letter back saying that "Since Westgate legacy program failed us to give us a true way of release from contract. We are not paying any future bills in this account. Any future bills, correspondence, collection phone calls etc. will be completely ignored."
      If you keep paying them they will never release you because that means that you agree with the contract terms you sign on and there is no need to cancel. If you decide to go this route don't contact them for anything. You need to be true to your word and completely ignore them.

    I was looking at a “deeded” timeshare in Las Vegas. They told me I can rent it out to anyone for a $289-389 a week at any of the RCI properties. I was planning on giving it to my long term clients.
    Can someone point out their scam for me so I understand better?

    What happens if you are past the 10 days of cancelling? Im about 25 days into the contract and want to cancel before my first payment but they said that would be binding contract.

      You are locked in. Mostly they only give about 7 days of grace to back out. Just don't start it, don't make the payment, they will eventually negotiate with u. This is not a legal advise, but I had to take laws to my hands to stop mine. It worked for me

Now, we got stuck and trying to cancel it but they never responded to me, I trying to contact some of local consumers advocate but they told me $6400 to do cancelation process. I can't even afford. and am afraid what to do. I have been building my credit for along time if I can buy a real estate. I'm so desperate of to stop payment and a get scared that they can damage my credit or send that into collections.
      We made down payment of $ 3,700. Plus$ 365 every month until now. That's almost totally amount of $7,600. The pack for the time share was $23,000.000.
      I just want hear from you again can I go ahead and stop payment? Do you think they can it to my credit?

    Do you live in USA? Sometimes they are more flexible with the people that dont live in the states. I'm trying to get my dad out of Westgate. He have Alzheimers, he cant drive or do stuff by himself any more. We gave them the doctors records confirming his conditions. My dad haven't paid for the last 3 years the maintenance fees and they still send the maintenance fees for next year. These guys are predatory in nature. They just want to collect no matter what even if my dad cant use the timeshare. They are the worst of the worst.

    We bought ours last month, but after reading terrible reviews, I and my mother are desperate to cancel it, so how do we do so? I mean, how did you stop the payments? Did you cancel your credit card?

      With most timeshare company’s you only get 5-10 business days to rescind. Since it’s been a month I’m sure it’s too late…read your contract with your company. To stop payments you should be able to log in to your account and delete your financial institution connected. If it doesn’t allow you then you may have to close your entire account and start a new. Or maybe your can speak with your bank/credit card company to maybe block payment from the timeshare company.

      We waited so long because we did not want to mess our credit up so we can buy our house, after buying the house, we stopped paying. Eventually, our credit did not mess up because they worked with us after they discovered we were resolute, No going back on our decisions.

      It's all a scam to keep paying. You pay for nothing and hardly get to use it

      Keep in mind that when an owner fails to pay their maintenance fees, they will be subject to face legal actions such as a line, foreclosure, and depending on your state garnishment. They will actually stop billing you and wait close to the 5 years statue of limitations, and out of nowhere, you take a hit.

      I have Bluegreen as well since 2019 and I’m debating on stopping payment. When I recently called about exiting the TS or feeding it back they told me that wasn’t an option for me since I have a Lien on it. I am current on all payments, but I was out of work for several months last year and maintenance was do and it was a struggle. They didn’t seem to care which is not a surprise it’s just sad.

    I wish I watched this video before getting into a time share with Interval travel 😢 I swear idk how time share is legal it’s such a scam .my partner had to pay 5,286 on top of the monthly payments of 350 a month for 6 + months.. people avoid time share your paying so much for nothing can’t even book anytime or anywhere it’s only if available but for the money they charge it’s ridiculous

      Not really. They sent us several collections, but then they took it out of our credit once we did the pay out. There might have been a little impact but nothing so significant.

    I just stop paying mine I got it in October 2022 so I only made a few payments . I called them they were no help . So hopefully they call me stating they will buy me out

      Omgoodness, we are debating if we should do this as well. The only fear is what will happen to the credit score bc it's in great condition now. Scared but this is NOT what we were sold it to be. Nothing is never available when we want it, SMH.

    We just got ours in May, I didn't want to, my husband was more excited, but then they threw us an offer we couldn't resist, and we feel for it, when we tried to book on what they sold us on, they said that offer didn't exist and they had lied to us (customer service told me this) now we want out, my husband said to not make another payment, he's beyond furious and even more mad at himself for falling into that trap.

      Omg! We payed for 5 years, we couldn't opt out until we bought a house and stopped paying. We did not want our credit to mess up, so we had to pay. Eventually, we were offered a buyout which they never gave us till we stopped payment for 6 month.

      @@realtalkwithbunmi I can't even imagine how you must of felt paying for so long and the frustration you and your family felt. I know it can hurt you credit just like bankruptcy but even after doing that, you can bounce back within a year and have even better credit as long as you pay your cards off every month. It's something some people don't know about because some consider bankruptcy such a taboo but you never know a persons personal struggles or how long they've been trying to get themselves out of a financial hole, so I say never judge, but at this point my husband is so fed up with all the lies they told us, even the signer said "call me any time and I can tell you book if they aren't helping you" and when my husband did, he said "I'm sorry, I can't help you, you have to call Westgate customer service" even thanked my husband for not cursing at him, but my husband said what's that going to get me, even reached out to the sales lady who sold us the time share and she's "in another department" and also can't help us 🙄 right!!!! Then even I called and customer service said that they lied to us, we will NEVER be able to stay at the Westgate Las Vegas because we didn't purchase there and that's only for the higher paying timeshare holders, she even apologized, but apologize doesn't change all those lies, and to think of continuing to pay makes us what to throw up. They are like gangs who shake down vulnerable store owners just to continue to keep their doors open. Thank you for listening and I'm happy you and your family are free

      It was to good to be true
      Just to find out I can only rent out the one free week I have or use it

    i just buy memberships and slaes didn't tell us it is timeshare contract before1busniness day in Mexico. I have send email to cancel that,and they tell us will apply cancelation Monday .I hope i will successfully but not sure they can refund me money. If cancelation isn't success I will consider cancel my credit card and never travel to Mexico forever.

    People who buy into timeshares are usually people who do not have a financial advisor or not very good with money. Did you have a financial or tax person to speak to before getting into the timeshare?

      This is not true. A timeshare needs little financial knowledge, it only needs optimism. People who are perfect with money buy these everyday, they have credit scores well over 700 and great investment backgrounds. If you have a heart, a brain, and blood pumping through your body then you are able to be scammed. Nobody is exempt from a scam like this and all that it takes is the right words to be said to your ears. You are looking from the outside if you have never been in front of a high pressure sales pitch. Lastly, a financial advisor is for people who
      1. Struggle to prioritize purchases
      2. Suck with money
      3. Extremely busy
      4. Not focused enough to plan
      The list goes on. You cant be good with money AND havr a financial advisor too unless you dont trust your own money skills. Be more considerate, with your comment next time because alot of us have been through a lot here, you dont know where we have started.

You think they're going to mess around with Turbo Tax? No. They go to experts for that and other financial advice before they make any investment decisions like buying some timeshare.
