Hello owner the gypsum board is not just used for false ceiling but also for walls But there is a difference in the area of use We can use gypsum board in ceilings Partition walls and internal walls also But it really depends upon the design and requirements But in your case the whole house is made of gypsum which is not right The whole correct bifurcation is as follows: Outer walls : fly ask bricks which is very very thick Internal walls should be of bricks And then apart from these two if you need according to your design you can use drywall (gypsum board walls are called as drywall) just for partition Most important thing We cannot use gypsum board or drywall for toilet construction, which has been done in your case toilets are the most water and moisture spreading area which in turn will give you all the leakage and moisture related difficulties Now the concept of drywall or gypsumboard walls comes from the western culture, mostly the European country is very fond of dry construction Europe use dry construction, which means in these constructions no mortars like cement is used only wooden frame inside with insulation and then they pack the outside with gypsum board which in turn is called as dry wall So in all the incompetent behavior of the lodha people of not really studying about the european construction technologies and straightway using these technics is very naive of them and shameful.

Dry wall (gypsum board) has been used in all the wrong places. You cannot have access to dry wall from anywhere from outside the house. Dry wall cannot withstand high moisture. So not suitable in most homes in India. You have to have AC running 24/7 to keep the moisture under control. Definitely not for Indian climate, type of construction and living habits. In US the bathrooms are dry except the shower area which is mostly covered with tiles. There are dehumidifiers. The buyer should know what he is getting before hand. You can’t blindly trust somebody let alone a builder like this.

No...he gave no alternative to the material for walls. Gypsum is standard for walls. This is the 31st floor. So, at the time it was constructed there was authorization to build.
Lodha has sent a legal notice to these guys, if Lodha had not done anything wrong they wouldn’t have been worried so much to run to their lawyers.... u guys should gather around all buyers and file a class action suite against Lodha
Lodha has resident lawyers. Sending a legal notice won't cost them anything. Other problem is, consumers struggle to find a a lawyer who is not on their panel i.e. no conflict of interest. Notice from Lodha is expected. I suggest stay put in case. One of resident in my building Elmer D'silva got 32L (or may be 31L) compensation from Lodha couple of years back. Their legal notices are hollow.

Check your Agreement. It is important for builder to mention all the materials to be used to include in Agreement. As per RERA you can get very heavy compensation. My friend just got the compensation last month from the builder. Go for it. Dont leave the builder.

It clearly looks like Architects and MEP engineers mistake not Lodha's. They could have planned plumbing duct somewhere else instead of near entrance and they could have planned 5 inch brick wall around MEP duct instead of Drywall.. Nothing wrong in using 5 inch brick wall for external wall since it is 40 story high rise building from the point of value engineering.. otherwise it will simply increase column dimension, beam size and slab thickness. Between designing 40 story tall structure is not joke and don't expect big brick walls if you purchase flats inside tall structure and also brick walls are more brittle and heavy, they might fall on humans incase of major earthquake but drywalls are light and designed as composite structure with aluminium frame inside which is not fragile and won't fall down easily incase of earthquake additionally they are well insulated and fire rated which common people doesn't understand

Abhijeet Garje fire rating is bad, GB (Gypsum Board) here is or on my perception from the video 1/2” with 2 1/2” metal framing, not even an hour fire rating wall. The idea is not bad for using GB, is just not done right. Usually for this type of apartments you will have 5/8” GB with a metal framing of 3 5/8”. Exterior or corridor walls should have a double layer of GB and it needs to be type x. This type of construction is popular in the states and very well implemented, but this video shows the corruption in very different levels. At least it has some BATT insulation (for sound) but again, this kind of assembly does not follows international UL assemblies.

Brother, if the material(dont know what they used) under the tiles is wet, that means there is a leakage of water on the floor and that is collecting over the waterproofed layer concrete. Even if a proper amount of tile adhesive/cement was used; this water will ruin the composition. So the material will never set. Your tiles would be all loose and In the longer run it will weaken the RCC also.

If I have 3.5 crores, I build a big house with best furniture in a small town for one crore and put 1 crore fixed deposit, 50 lakhs in checkings account and I invest the rest of 1 crore in some property which gives rent...happy life..no tensions.

I am biologist and I can tell you the wet wall not only has moss , but there is fungal aspergillus growing on the wall which will eventually compromise the quality of your health . Aspergillus spores eventually will start to be around everywhere in the air and you will be breathing this by effecting your lung health and thereby your gut . This is one of the reasons why I don't really want to buy a flat, I always love to buy a land even if its in the village, and want to settle there, If I want to stay in city I will just buy a normal flat which may not cost me more than 20 or so. I don't want to spend crores on flats.

This happens because THE LAW DOESN'T ACT ON TIME , IS NOT STRICT ,these house buyers after buying such costly houses will never be at peace while residing inside them , even hiring a good lawyer & going to the court may be a torture for them ,depending on the backlog in the courts , Finally will they get a decent interior for their houses ,I really feel sorry for them .
I am also resident of Lodha property. Experience is no different. They don't complete project on time, make 1000s of changes to plan, fro corporations whatsoever you do, you never get original plans & changes made. Luckily my home don't have gypsum walls but flooring is extremely low quality (I was promised & charged for Italian Marble), we have been uncontrollable water pressure (>6KG which should be around 2 to 3kg) in taps leading to continuous leakages, geyser bursts and of course excessive water consumption. In one wing, within 6 years pipeline is so much rusted that we have to consider replacement of these pipelines. Not even a single wall in my home is straight, not even a single corner is 90 degree, not even a single door is straight !!!!
American offices/houses are built like this...you should check before buying....It may be fire proof gypsum walls...Its ok unless you break like that. Mivan constructions are best...full 100% RCC walls.

I believe that the builder has built a super tall building on relatively small footprint of land. To balance the structure, he needed to shed weight, hence all internal structure (non load bearing) is lightweight and flimsy. I wonder how can owners fix equipment like modular kitchens, ovens, electronics, air-conditioning to flimsy gypsum boards?

Lodha has sent a legal notice to these guys, if Lodha had not done anything wrong they wouldn’t have been worried so much to run to their lawyers.... u guys should gather around all buyers and file a class action suite against Lodha
Lodha has resident lawyers. Sending a legal notice won't cost them anything. Other problem is, consumers struggle to find a a lawyer who is not on their panel i.e. no conflict of interest. Notice from Lodha is expected. I suggest stay put in case. One of resident in my building Elmer D'silva got 32L (or may be 31L) compensation from Lodha couple of years back. Their legal notices are hollow.

Check your Agreement. It is important for builder to mention all the materials to be used to include in Agreement. As per RERA you can get very heavy compensation. My friend just got the compensation last month from the builder. Go for it. Dont leave the builder.

It clearly looks like Architects and MEP engineers mistake not Lodha's. They could have planned plumbing duct somewhere else instead of near entrance and they could have planned 5 inch brick wall around MEP duct instead of Drywall.. Nothing wrong in using 5 inch brick wall for external wall since it is 40 story high rise building from the point of value engineering.. otherwise it will simply increase column dimension, beam size and slab thickness. Between designing 40 story tall structure is not joke and don't expect big brick walls if you purchase flats inside tall structure and also brick walls are more brittle and heavy, they might fall on humans incase of major earthquake but drywalls are light and designed as composite structure with aluminium frame inside which is not fragile and won't fall down easily incase of earthquake additionally they are well insulated and fire rated which common people doesn't understand

Abhijeet Garje fire rating is bad, GB (Gypsum Board) here is or on my perception from the video 1/2” with 2 1/2” metal framing, not even an hour fire rating wall. The idea is not bad for using GB, is just not done right. Usually for this type of apartments you will have 5/8” GB with a metal framing of 3 5/8”. Exterior or corridor walls should have a double layer of GB and it needs to be type x. This type of construction is popular in the states and very well implemented, but this video shows the corruption in very different levels. At least it has some BATT insulation (for sound) but again, this kind of assembly does not follows international UL assemblies.

But you should not be charging fortunes as if you built the walls with gold from Atlantian treasure vaults.

Brother, if the material(dont know what they used) under the tiles is wet, that means there is a leakage of water on the floor and that is collecting over the waterproofed layer concrete. Even if a proper amount of tile adhesive/cement was used; this water will ruin the composition. So the material will never set. Your tiles would be all loose and In the longer run it will weaken the RCC also.

I am biologist and I can tell you the wet wall not only has moss , but there is fungal aspergillus growing on the wall which will eventually compromise the quality of your health . Aspergillus spores eventually will start to be around everywhere in the air and you will be breathing this by effecting your lung health and thereby your gut . This happens because THE LAW DOESN'T ACT ON TIME , IS NOT STRICT ,these house buyers after buying such costly houses will never be at peace while residing inside them , even hiring a good lawyer & going to the court may be a torture for them ,depending on the backlog in the courts , Finally will they get a decent interior for their houses ,I really feel sorry for them .
I am also resident of Lodha property. Experience is no different. They don't complete project on time, make 1000s of changes to plan, fro corporations whatsoever you do, you never get original plans & changes made. Luckily my home don't have gypsum walls but flooring is extremely low quality (I was promised & charged for Italian Marble), we have been uncontrollable water pressure (>6KG which should be around 2 to 3kg) in taps leading to continuous leakages, geyser bursts and of course excessive water consumption. In one wing, within 6 years pipeline is so much rusted that we have to consider replacement of these pipelines. Not even a single wall in my home is straight, not even a single corner is 90 degree, not even a single door is straight !!!!

I believe that the builder has built a super tall building on relatively small footprint of land. To balance the structure, he needed to shed weight, hence all internal structure (non load bearing) is lightweight and flimsy. I wonder how can owners fix equipment like modular kitchens, ovens, electronics, air-conditioning to flimsy gypsum boards?
