    The sad part about property in the Philippines 🇵🇭 is it doesn’t go up it loses value as it gets older and they just keep building more and more

    The prices of the houses in Philippines become crazy. 10 years ago you can buy a subdivision house with 100 sqm for 1.5 millions pesos, now, the sizes are around 35 sqm and the cost up to 3 or 4 millions. The price of land was 500 pesos sqm and now 4-6k per sqm

    I like a simple life style when your sleeping you don't see the room. One room does me to live and sleep in. I built a 2 roomed house on a coconut plantation on a island in Philippines with out side CR (Bathroom) and out side kitchen on my partner's family land. Cost me less than £1400 to build our brick house. All I need in life is a safe place to sleep take shelter, shower & cook. Investing money in a Condo is crazy it's a never ending money pit that at any time could be lost if your refused a Visa or Government changes laws regarding foreigners living in Philippines. Thailand is a good example of laws changing monthly for foreigners living there.

      Nice, but I prefer a more simple Province lifestyle. Better for raising children. You can build a home with some property under $10,000 USD. Ya , definitely outside of city.

      Im glad i bought a lot property in one of the high end subdivisions in Cebu City 15 years ago aside from my ongoing house construction at the family land i inherited in Camotes island.

    The Grove by Rockwell has a lot of huge pools, gym, indoor & outdoor Baskball courts, tennis courts, international restaurants, Starbucks, Robinsons supermarket, Dental clinic, Banks, Bakery, Laundromat, best security.

    go and rent a unit at grammercy, much better pool (covered), probably much better gym as well....around 50-55k a month for a 1 bed, 35-40k for a studio! great location, linked to century mall, 300 yards to burgos...!

    I am a bit shocked at the prices! I would think at those prices they would do a better job with the kitchen appliances they are using and put in something high end that matches the price range of the units.

    Even in Cebu City the prices are equaling living on the West Coast in US. There's still affordable housing, don't get me wrong. But if you're looking in Business or IT Park areas, you're paying $350k US minimum these days. It's like they're pricing for what the think it'll be worth 10 years from now. Rentals for same units are still very manageable.

    Think the bed and bathroom in the utility room is meant for staff in case you want to hire a cook/cleaner for your property. Its quite common I believe to provide a living area.

    i contacted the sales person from Callisto towers and 1 bed was close to P16Mill, and 2 bedroom P25Mill .. rent to own over 5 years can be done only with local residents. Rich foreigners (whales) have to flick over the cash up front. I will stick to my campervan or pop up tent and live remotely, as long as i have food (coconuts), sun and a place to sleep i will be fine.

      Well it's Makati city it's a nice city and it's a business district where a lot of local and international companies is located and yes rich people will buy these condos and besides it's a very good investment and in the coming years the city will have it's own subway system. If you want to maximize your money go to the province you can build a mansion with your $500,000 😂

    Purchasing a condo is a good investment for rental if you employ a caretaker to oversee any issues. Maybe try a different area of Manila. I stayed in Malate. The condos there offer good rental potential to wealthy students. Student accommodation is where the money is. Unlike UK students Filipinos are more respecting of where they stay.

      Do you include boarding houses in your ‘student accommodation’ category? I guess so - just asking as I’m looking into this. Wife’s hometown is fairly small (50k pop) but with 3000 students and an apparent lack of accommodation for them - interested if you had any thoughts - cheers

    Condo prices differs on the location. Check out for tje monthly dues. If u have a car u need to have your own parking area that will cost u almost the price of 1 unit.. There's someone I know who owns a condo and wanted to sell it. I just don't know the price and the lot area.. It's somewhere in makati

    Too expensive. I have an old condo in Burgos, Makati. Paid for 60sqm 2.5 MiO PHP. Have a swimming pool too. The 30 MiO you will never get back. The price will go down.

    Hi Tom fort you had a girlfriend in Thailand and that you will be settling there anyways all the best in your condo hunting, i think Thailand will be alot cheaper to build or buy, in the Philippines built your own home i think.its alot cheaper.

    Too rich for my blood ...beautiful units no doubt though....can you show us some more reasonable priced condos...maybe around the 150K to 300K range? Also, what would be the average HOA fees for these newer condos within the area? Many thanks, enjoying the vids. 🤠

      Seems like a total loss project to pay 30 mill USD in a 3rd world country even in the capitol. With 8% rentability which is a normal rate, the monthly rental expenses will reach 170 000 PHP. Who will or can afford that? Out of all proportions, Cannot be financed with money earned the honest way. Period!
