Bought house and land package in pimpama in 2016 for 400k 500m block followed up in 2021 for house and land in narangba for 400k 400m block. Both have done extremely well. Do your homework, research and act.
Can people not use the equity that their property has built in that time to help them get the loan approved? Also different brokers get different results so maybe get a better broker.
Your simplistic sentences are frightening. Bottom line is you MUST be able to service the loan. Bank will loan based on your ability to pay the loan repayments. There is no magic fairy.

Personal opinion, risk is you lose your high paying job. After paying stamp duty of $42k for every $1M purchase price and avg unit price $1.1 M in decent areas. Interest repayments monthly of $5400 on $850k loan P&I 30yr term. Rent and sleep better at night.

It’s crazy you can’t sell the apartment and get the deposit back. You still put that money in, so the apartment is still partly yours.

Well, house and land packages in Sydney area have easily created 30% equity for quite a few people. Mostly bought for PPOR.
