I would imagine another benefit of units is that generally large blocks of units are associated with a small m^2 value (despite the price per m^2 may be high). This may help when wanting to increase the size of a real estate portfolio while avoiding moving into the next threshold for land tax.

Units are low maintenance....until you get slapped with a special strata levy to fix some building issue that may have nothing to do with your unit.

Sydney apartments are too risky. Lots of cracks, waterproofing issues, etc. I think go for house/land if you can afford it.

What’s your take on a brand new build apartment off the plan vs an exisiting one?
